Anti-discrimination policy

We treat every guest, owner, enquirer, contractor and member of staff fairly. This policy sets out what that means, how to report a problem and what we do about it.

We do not tolerate discrimination of any kind. Everyone who deals with Sea Breeze Property Services, whether they are a guest, a property owner, someone making an enquiry, a contractor or a member of our team, is treated fairly and with respect. This policy explains our commitment, who it covers and what happens when someone reports a problem.

Sea Breeze Property Services is a trading name of Flexie Estate Agents Ltd (company number 12267313, registered in England and Wales, registered office 557 Charminster Road, Bournemouth, BH8 9RF), part of the Flexiestays group.

Our commitment

We will not treat anyone less favourably because of who they are. We follow the Equality Act 2010, and we apply the same standard to every booking, every enquiry and every working relationship. Discrimination, harassment and victimisation are not accepted from our staff, our owners, our guests or our contractors.

The protected characteristics

The Equality Act 2010 protects people from discrimination because of nine characteristics:

  • age
  • disability
  • gender reassignment
  • marriage and civil partnership
  • pregnancy and maternity
  • race, which includes colour, nationality and ethnic or national origin
  • religion or belief
  • sex
  • sexual orientation

We go further than the list where we can: we do not judge anyone by their accent, their name, their appearance or where they come from.

Who this policy covers

It applies to how we treat:

  • Guests who book or stay in a property we manage, on any platform.
  • Owners who use our services or ask about them.
  • Enquirers, including anyone who contacts us through this website, by phone or by email.
  • Contractors, such as cleaners, linen companies and tradespeople who work at the properties we manage.
  • Staff and anyone applying to work with us.

We expect everyone in that list to follow the same standard towards each other. Guests must not harass or abuse neighbours, contractors or our team, and contractors must not treat guests differently because of who they are.

Owners' instructions

We will not follow an owner's instruction to refuse a guest, cancel a booking, charge a different price, apply different rules or treat a guest differently in any other way because of a protected characteristic.

Owners may set lawful house rules that apply to every guest equally, such as a maximum number of guests, no smoking or a minimum stay. If we believe a rule discriminates, directly or indirectly, we will explain why and will not apply it. Where an owner insists, we may stop managing the property.

Reasonable adjustments and accessibility

If you are disabled or have a health condition, tell us what you need and we will do what we reasonably can. We can give you accessibility information about a property on request, such as the number of steps to the entrance, whether there is a lift, door widths, the layout of the bathroom and how close parking is. We will describe a property as it is and will not claim it is accessible when it is not.

Assistance dogs are welcome in the properties we manage, including those with a no-pets rule.

How to report discrimination

If you believe you have been treated unfairly, by us, by an owner, by a guest or by a contractor, please tell us:

Guests can reach us 24 hours a day. Tell us what happened, when and where, who was involved, and the booking reference if there is one. You can report on someone else's behalf.

What happens next

  1. We acknowledge your report and keep it confidential, sharing it only with the people who need to know to look into it.
  2. We look into what happened, which may include speaking to the people involved and checking messages and booking records.
  3. We tell you what we found and what action we have taken, as far as we can without breaching anyone else's privacy.

Reports are handled under our complaints procedure. Nobody will be treated worse for making a report in good faith.

Consequences

Where we confirm that discrimination has happened, we act. Depending on what happened, that can mean:

  • for a guest: a warning, ending the stay where the booking terms allow, and a report to the booking platform, which may remove the guest;
  • for an owner: refusing the instruction and, where it continues, ending our management agreement;
  • for a contractor: no further work through us;
  • for a member of staff: action under our disciplinary procedure.

Bookings on Flexiestays and other platforms

Guests who book through flexiestays.com are also covered by the Flexiestays anti-discrimination policy, which applies the same rule: confirmed cases lead to action, including removal. Airbnb, Booking.com and Vrbo publish their own non-discrimination policies, and we follow them for bookings made on those platforms.

Questions owners ask

Frequently asked questions

Can a property owner tell you not to accept certain guests?

No, not because of a protected characteristic. An owner may set lawful house rules that apply to every guest, such as no pets or a maximum number of guests. We will not follow an instruction to refuse a guest, or treat them differently, because of who they are.
