A short let is a furnished property let for anything from a few nights to a few months, at one price with the bills included. Sea Breeze manages short lets in Bournemouth, Christchurch, Poole and wider Dorset and Hampshire for holidaymakers and for guests who are not on holiday at all: contractors, people relocating, households displaced by an insurance claim, corporate visitors and families near a hospital or university. Commission is 16%, with no retainer.

Who it is for

  • Owners of a property that is not an obvious holiday let. A flat a mile from the beach but close to a hospital, a campus or a station has its own market.
  • Holiday let owners with an empty winter. Summer demand is strong; November to March is the gap.
  • Landlords who want flexibility a tenancy does not give. You may sell, move back or want the property for family, and need to keep control of the dates.

Who books a short let when it is not a holiday

  • Contractors and project teams working in the area for weeks at a time, who want a kitchen, a washing machine and parking instead of a hotel room.
  • People relocating, who start a job locally before they have bought or rented.
  • Households in an insurance claim, whose own home is being repaired after a flood or a fire.
  • Corporate guests on secondment or training.

These guests book for weeks, not nights, and they book in the months when holidaymakers do not.

How it works, season by season

We visit, photograph and list the property on Airbnb, Booking.com, Vrbo and 20+ channels. Guests can also book direct at Flexiestays, the group's own booking site. A new listing is typically live within a week of the photographer's visit.

From there the work is the same whether a guest stays two nights or ten weeks. Messages from every channel reach one inbox. Guests have 24-hour support. We arrange the cleaning and linen at each changeover through trusted local companies you pay directly. We inspect the property regularly and arrange repairs with local tradespeople, or your own contractors. The task-by-task list is on what we handle.

What differs is the fit-out. A guest living in the property needs reliable broadband, somewhere to work and a washing machine. We tell you at the set-up visit what is worth adding.

Through the year

Summer. Peak season and school holidays are priced and let as holiday stays: shorter bookings, higher nightly rates.

Autumn and spring. Short breaks at weekends, with longer stays taken where they fit around them. Events move individual dates.

Winter. A mix of short lets and mid-term lets keeps the calendar full. A winter let should end before the dates that earn most, so we set its end date against the spring calendar. Many of those winter guests come through Flexiestays, the group's own platform and Bournemouth's number one for winter and long stays, which charges only 8% on the bookings it brings. What it costs and how you are paid

Commission is a flat 16% of booking revenue, with no retainer and no monthly fee. We confirm it, with any VAT, in writing before you sign. The one-off onboarding fee covers photography, listings and a set-up visit and is deducted from the first month's income.

Cleaning, linen and repairs are not part of the commission: you pay them directly to the local companies we recommend or to your own, and we can arrange them for you. Two costs are easy to overlook. Linen is needed for every changeover, long stay or short. And because a short-let guest pays one price, the utilities, the broadband and the council tax or business rates stay with you.

You are paid either directly by Airbnb, with our fee invoiced monthly, or by bank transfer from us at the start of each month for the previous month. Notice to leave is 45 days. The detail is on our pricing page.

Longer stays, tenancy law and insurance

A few nights by the sea is a holiday booking. A stay of several months by someone with nowhere else to live may not be, and the difference matters.

Since 1 May 2026 the Renters' Rights Act 2025 has governed tenancies in England. A genuine holiday let sits outside the assured tenancy rules. But where a guest occupies a property as their only or main home, the law can treat the arrangement as a tenancy whatever the booking is called, and tenancy duties such as deposit protection and right to rent checks follow. We decide the form of agreement for each longer stay with that in mind.

Send us the address and a few lines about the property through list your property. We visit, tell you which guests it suits and what it needs, and have it listed typically within a week of the photographer's visit. The steps are on how it works. What is the difference between a short let and a holiday let?

A holiday let is one kind of short let. Short let covers any furnished stay from a few nights to a few months, including guests who are working, relocating or waiting for their own home to be repaired. The property and the management are the same; the guests, the length of stay and the pricing differ.

Who books short lets in Bournemouth outside the summer?

Mainly people who need somewhere to live for a while: contractors on local projects, staff relocating or on secondment, households whose home is being repaired under an insurance claim, and families visiting a hospital or a university. They tend to stay for weeks, not nights, which suits the winter calendar.

Is a stay of several months a tenancy?

It can be. A holiday booking is not an assured tenancy, but if someone occupies a property as their only or main home the law may treat it as a tenancy whatever the paperwork says, with the duties that follow. We decide the right form of agreement for each longer stay. Take legal advice on your own case.

Do I pay the bills on a short let?

Yes. A short-let guest pays one price for the stay, so gas, electricity, water, broadband and council tax or business rates remain with you as the owner. Allow for that when you compare short-let income with the rent from a long let, where the tenant normally pays the bills.

Do I need permission to use my flat as a short let?

Often, yes. Many leases restrict short lets, a residential mortgage usually needs the lender's consent and a standard home insurance policy is unlikely to cover paying guests. Check all three before listing. We ask about them at the first conversation so a problem is found before money is spent on set-up.

Is the commission the same on a three-month stay as on a weekend?

Yes. Commission is a flat 16% of booking revenue, with no retainer and no monthly fee. Cleaning, linen and repairs are paid separately, directly to the local companies we recommend or to your own. We confirm the commission and any VAT in writing before you sign.

What does my property need to attract longer stays?

What a person living there needs, as opposed to a weekend visitor: reliable broadband, a table or desk to work at, a washing machine, a properly equipped kitchen, storage and, where possible, parking. We go through this at the set-up visit and tell you what is worth adding.

Can I take the property back for my own use or to sell?

Yes. You block dates in the owner portal whenever you want the property, and notice to end the management agreement is 45 days. Bookings already taken are honoured, or you pay the cancellation cost, so a long stay already booked will affect your timing.
