What lets well in BH6

The stock is mostly houses, not blocks: Edwardian and interwar family homes in the roads either side of Southbourne Grove, bungalows towards Tuckton and Hengistbury Head, and purpose-built flats along Southbourne Overcliff Drive. Three things decide the rate:

  • Distance to the clifftop. Guests count the minutes to the zig-zags.
  • Off-road parking. On-street restrictions vary from street to street, and families arrive by car.

A three-bedroom house with all three is the property that carries the summer. A one or two-bedroom Overcliff flat with a view is a strong couples' let in spring and autumn.

How the Southbourne year runs

Summer is family weeks: school-holiday bookings of seven nights, with the Fisherman's Walk cliff lift taking the climb out of a beach day in season. Easter, the May half term and the October half term are shorter peaks.

Spring and autumn bring shorter breaks from walkers heading for Hengistbury Head and couples who want the Grove's cafés without town-centre noise. Rules and costs for a Southbourne owner

A furnished Southbourne second home that is not let is charged a 100% council tax premium by BCP Council, so an empty winter has a cost. A property available to let for 140 nights and actually let for 70 can move to business rates. The furnished holiday lettings tax regime was abolished from April 2025, so ask an accountant how your income is now taxed. Flats on the Overcliff are usually leasehold: read the lease for short-let restrictions and tell the lender and insurer.

A clifftop suburb with a working high street, where Edwardian and interwar houses, converted flats and overcliff apartment blocks let to families, dog owners and longer-stay guests. Summer is the peak, but quiet streets and everyday shops make it one of Bournemouth's stronger areas for stays of a week or more at any time of year.

Southbourne's demand is steadier than its quiet streets suggest. Families and dog owners choose it on purpose, because it is calmer than the central seafront and the beach is a short walk from most of the grid between Southbourne Grove and the clifftop. Houses with three bedrooms, parking and an enclosed garden carry the summer; flats on the Overcliff sell on the view and do better with couples outside the school holidays.

The year is longer than at most beaches. Hengistbury Head brings walkers in spring and autumn, the dog-friendly sand east of Fisherman's Walk brings bookings in summer that central flats cannot take, and the Grove's shops make a winter stay of a month workable.

The trade-off is distance. The town centre is a bus ride along Christchurch Road and evenings finish early, so weekend party bookings are rare, which suits neighbours and owners alike.

What brings guests to Southbourne

  • Southbourne Beach. A long sandy beach below low cliffs, quieter than the sand near the piers, reached by zig-zag paths or the seasonal Fisherman's Walk cliff lift. It draws families who want space, and they tend to book full weeks in the school holidays.
  • Dogs on the beach all year. The stretch east of Fisherman's Walk into Southbourne stays open to dogs when Bournemouth's main beaches exclude them from 1 May to 30 September. Pet-friendly listings here can take summer bookings that central properties cannot.
  • Southbourne Grove. An independent high street of bakers, delis, cafes and everyday shops. It is why guests staying a week or a month choose the area: daily needs are met on foot, in winter as well as summer.
  • Hengistbury Head. The headland and nature reserve closes the eastern end of the bay and is reached on foot along the beach or the overcliff. It brings walkers and birdwatchers in spring and autumn, which lengthens the letting season.
  • Pokesdown station and coast road buses. Pokesdown station, on the Boscombe side, is about four minutes by train from Bournemouth, and buses run through Southbourne to the town centre and Christchurch. Guests can stay here without a car.

Is Southbourne a good area for a holiday let?

Yes, for the right property. Southbourne suits whole houses and larger flats let to families, dog owners and longer-stay guests, because it has a real high street, a quiet beach and clifftop walks to Hengistbury Head. It is less suited to one-night weekend trade: the town centre and its nightlife are a bus ride away. A family house with parking near the clifftop is the property that earns most consistently.

Does the Fisherman's Walk cliff lift affect bookings?

It helps in season. The lift, opened in 1935, runs in the main season and saves guests the zig-zag climb, which matters to families with pushchairs and older visitors. It is seasonal and does not run every day, so our listings describe the zig-zag paths as the normal route and mention the lift as a bonus. That way nobody marks the property down when it is closed.

Will I pay the second homes council tax premium on a Southbourne holiday home?

BCP Council has charged a 100% council tax premium on furnished second homes since 1 April 2025, which doubles the bill. A property that is available to let for 140 nights a year and actually let for 70 may instead be assessed for business rates. Which applies depends on your letting record, so confirm your position with the council or an accountant before relying on either.

Can I still use my Southbourne property myself?
