How the estimate is made
Three inputs, and every step of the sum is shown with the result:
- Postcode. The district places the property in an area band: prime waterfront, seafront and town centre, coastal suburb, or inland and market towns.
- Bedrooms. Each band has a range of nightly rates and a range of occupancy for each size of property.
- Property type. A house or a bungalow usually commands a little more per night than a flat of the same size.
The result is a range of gross booking income, before costs, never a single number. For a figure based on real bookings for a property like yours, ask for the full breakdown or list your property.

We set it up
A set-up visit, professional photography and listings written for Airbnb, Booking.com, Vrbo and 20+ channels. The one-off onboarding fee is not paid up front: it comes out of the first month’s income.
Guests arrive, you get paid
We price every night, answer every message and arrange the changeovers with recommended local cleaning and linen companies (or your own), which you pay directly. You are paid monthly and can block dates for your own use in the owner portal.

About the calculator
How is the estimate worked out?
The postcode places the property in an area band. The band and the number of bedrooms give a range of nightly rates and a range of occupancy across the year, and the property type adjusts the rate. The monthly figure is the nightly rate times the nights booked in an average month.
Is the figure what I would take home?
No. It is gross booking income before our commission, cleaning, linen, utilities, insurance and tax. It is a range, not a guarantee: the property itself, how it is presented and the season all move the result.
Why give my email for the full breakdown?
The on-screen range is yours without giving any details. If you want a figure for your actual property, month by month, a member of the team looks at it and emails you within one working day. Marketing emails are only sent if you tick the box.
My postcode is not recognised. Why?
The calculator covers the postcode districts we manage in across Bournemouth, Poole, Christchurch and wider Dorset and Hampshire. If yours is not listed, send us the address through the list your property form and we will estimate it by hand.
