Our guides, comparisons and blog posts are written to help property owners make decisions, so they have to be right. We use primary sources, date every fact that can change, never invent a figure, and correct mistakes openly. We are a management company, and we say so whenever we compare ourselves with anyone else.

This website is published by Sea Breeze Property Services, a trading name of Flexie Estate Agents Ltd (company number 12267313, registered in England and Wales, registered office 557 Charminster Road, Bournemouth, BH8 9RF), part of the Flexiestays group.

What this policy covers

It covers the guides, the comparison pages, the blog and the resources on seabreezelettings.com.

Sources

We go to the primary source wherever one exists:

• GOV.UK for government guidance;
• legislation.gov.uk for the law itself;
• HMRC for tax rules and thresholds;
• local councils, such as BCP Council and Dorset Council, for licensing, planning, council tax and waste;
• the booking platforms' own published terms for fees and policies.

We do not rely on another company's summary of a rule when the rule itself is available.

Dates and sources on every guide

Each guide shows a "Correct as of" date and lists the sources it relies on, with links. The date tells you when we last checked the facts on the page against those sources. If you read a guide some time after that date, check the sources for changes before you act.

Competitor information

Claims about other management companies come only from their own public pages, such as their pricing page or terms. We record the address of each page and the date we checked it. If a company does not publish something, we say it is not published rather than guess. We describe what they offer, not what we think of them.

Figures and our own data

We never invent figures. Every number on the site comes from a public source we name or from our own records. Where our own data on something is missing, we say so instead of filling the gap with an estimate. Income calculator results are illustrative estimates, and the page shows the assumptions behind them.

Keeping regulation pages up to date

Pages about regulation, licensing, tax and safety are reviewed when the rules change, for example when new legislation comes into force, a council changes its licensing scheme or HMRC changes a threshold. When we update a page, we change its date.

How pages are prepared and checked

Drafts may be prepared with the help of software tools, including AI writing tools. No page is published without a person checking it against its sources, line by line, for accuracy and for what it leaves out. The person who checks a page is responsible for it.

Independence and our interest

We manage holiday lets and short lets for a living, so we have an interest in what owners decide. When a page compares our service with another company's, or with managing a property yourself, we say that we are the company being compared. We include the cases where the other option suits an owner better.

We do not accept payment for placements, links, reviews or rankings, and we do not publish sponsored content.

Corrections

If you find an error, email [email protected] with the page address and what is wrong. We check it against the source. If we were wrong, we correct the page and update its date. Where a correction changes the meaning of advice, we say on the page what changed.
