What lets where in Bournemouth
The bay runs for about seven miles, and each stretch has its own stock and its own guest.
- Town centre and the Lansdowne. Apartments a walk from the station, the Square and the pier. They take weekend breaks and guests arriving by train. The bars on Old Christchurch Road trade late from Thursday to Saturday, so a listing should say which way the bedrooms face.
- West Cliff. Flats in Victorian terraces and purpose-built blocks above the Bournemouth International Centre (BIC). Delegates book midweek, beach families in the school holidays.
- East Cliff. Mansion-block flats on quiet avenues, the nearest seafront district to the railway station. Couples and older guests stay a week at a time. The East Cliff Lift has been closed since a landslip in 2016, so the walk to the sand has to be described honestly.
- Boscombe and Southbourne. Family houses and garden flats near the beach. These carry the weekly summer bookings: two or three bedrooms, parking and, at Southbourne, dog-friendly sand.
- Westbourne. Flats and villas around the Victorian arcade, with Alum Chine a walk downhill. Its shops trade all year, which is why it holds longer stays.
- Winton and Charminster. Houses inland, close to both universities. University parents, contractors and families between homes book here.

How the Bournemouth year runs
July and August are the peak: the school summer holiday, full weeks and the Friday night fireworks. Easter, the May bank holidays and the October half term are shorter peaks, and the Spring Bank Holiday brings the Bournemouth 7s Festival.
Autumn holds up better than most owners expect. Arts by the Sea and the marathon weekend fall in late September and early October, Bournemouth University holds its graduation ceremonies at the BIC in November, and the Christmas market and tree trail fill weekends from mid-November to New Year. The quiet stretch is mid-January to the end of February.
One caution. The Air Festival was for years the largest weekend of the summer, but BCP Council ended its funding after 2024. We price the late August bank holiday on the demand in front of us, not on a fixture that may not run.

Your own weeks, and what it costs
A holiday home is also somewhere you stay. The owner portal shows your income and lets you block dates for your own use. The clean after your stay is paid to the cleaning company like any other.
Commission is 16% of booking revenue, with no retainer and no monthly fee. A one-off onboarding fee, covering the photo shoot, the listings and a set-up visit, is deducted from the first month's income, not charged up front. Notice is 45 days. Most holiday lets in Bournemouth go quiet from November. Ours do not have to. The Bournemouth letting market
The largest short-let market on this coast. Stock runs from Victorian villas split into flats on the East and West Cliffs to purpose-built blocks and town-centre apartments near the Lansdowne. Summer beach demand is backed by conferences, gigs, students and contractors, so calendars fill outside the school holidays too.
Bournemouth is the deepest letting market in the BCP area: a resort, a conference town and a university town on the main line from London Waterloo. One and two-bed flats near the pier let all year on short breaks and delegate stays. Houses with parking in Southbourne and Boscombe earn most of their income in the school holidays and need mid-term lets to carry the winter.
Three local rules affect the return.
Council tax. BCP Council has charged a second homes premium since April 2025: a furnished home that is nobody's main residence pays double. At the time of writing, a property available to let for 140 nights a year and actually let for 70 is assessed for business rates instead.
Leases. Many East Cliff and West Cliff blocks have leases that require use as a private residence or bar short lets outright. Read the lease before you furnish.
Parking. Several central streets are residents' permit zones. Some zones issue a permit to holiday let landlords and others do not, so check the zone before you promise guests a space.

What brings guests to Bournemouth
- Seven miles of beach and two piers. An unbroken sandy beach runs from Alum Chine to Hengistbury Head, with Bournemouth Pier at its centre and RNLI lifeguards on the central beaches through the main season. It drives family weeks in the school holidays and short breaks from Easter to October.
- Bournemouth International Centre. The BIC on the West Cliff stages conferences, exhibitions and touring shows, and the Pavilion Theatre sits beside the Lower Gardens. Delegates and audiences book one to three nights, midweek and at weekends, often well outside the summer peak.
- Universities and language schools. Bournemouth University, Arts University Bournemouth and the town's English language schools bring visiting parents, graduation weekends, academics and students who need mid-term lets. Halls fill in late September, just as the holiday season ends.
- Bournemouth station and the airport. Direct South Western Railway trains reach London Waterloo in about two hours, so car-free weekenders are a core market. Bournemouth Airport at Hurn adds inbound leisure guests and travellers who want a night in town before an early flight.
- Autumn and winter events. Arts by the Sea in late September, then the Alpine market in the Square and Christmas Tree Wonderland from mid November, give the town a second, shorter season. December weekends are the busiest the centre gets outside August.

Can I holiday let a leasehold flat on the East Cliff?
Only if the lease allows it. Many mansion-block leases in Bournemouth require the flat to be used as a private residence, and in 2016 the Upper Tribunal held that short lets can breach that wording. Some leases also need the freeholder's consent. Ask a solicitor to read the lease, and tell the buildings insurer, before you commit.
Do I need planning permission to holiday let in BCP?
At the time of writing the BCP area has no licence, no cap on nights and no separate planning use class for short lets. Permission is needed only where the letting amounts to a material change of use, which the council judges case by case. Councillors voted in May 2026 to examine tighter controls, so check the current position before you buy.
Will I pay the BCP second homes council tax premium on a holiday let?
BCP Council charges a 100% premium on furnished second homes, which doubles the bill. A property that is available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead of council tax. Which one applies depends on your letting record, so confirm it with the council and your accountant.
How busy is a Bournemouth holiday let in winter?
Quieter, but not empty. Christmas market weekends, New Year and events at the Bournemouth International Centre bring short stays, and mid-January to the end of February is the slowest stretch. We fill winter with a mix of short breaks and mid-term lets to contractors and people relocating. Ask us for winter figures from properties like yours.
Can I still use my Bournemouth flat myself?
Yes. You block your own dates in the owner portal and we let the rest. The clean after your stay is paid to the cleaning company like any other. The school summer holiday is when the property earns most, so every peak week you keep has a cost, but the choice is always yours.

Are winter mid-term lets affected by the Renters' Rights Act?
Holiday lets sit outside the assured tenancy rules, and so do lets to a company. A stay in which an individual makes the property their main home is different: since 1 May 2026 it would be an assured periodic tenancy with no fixed end date. Ask us how a winter booking of a month or more would be set up, and take legal advice.
