Self check-in where the property allows it, a check-in and inventory check at the start of every stay, and answers for a late arrival off a shift or a delayed flight.

Guest support runs 24 hours a day, 7 days a week, through one inbox for every channel. A broken boiler on a long stay is reported to us and dealt with, not left until checkout.

Serviced accommodation is a furnished apartment or house let by the night, the week or the month to people who are in the area to work, train or live for a while. Serviced accommodation and a holiday let: what differs

The building can be the same. The guest, the calendar and the fit-out are not.

A holiday let earns most in the school holidays and at weekends. Its guests want the beach, a view and a few nights away. Serviced accommodation is booked midweek, outside the summer and for longer: a contractor for a four-week job, a consultant for three nights, a family for two months while their kitchen is rebuilt after a flood.

That makes serviced accommodation a good fit for properties that are not obvious holiday lets: a flat near a hospital or a business park, a house inland with a drive, an apartment a short walk from a station. It is also the way many holiday let owners fill November to March. If the property is mainly a holiday home that you use yourself, holiday let management is the closer fit. Stays of a few nights to a few months of every kind are covered under short let management.

Who books it locally

  • Contractors and project teams. Engineers, fitters and site staff working on local projects for weeks at a time, who want a kitchen, a washing machine and parking instead of a hotel room.
  • Corporate guests. Staff on secondment, training or visits to local offices, often booked and paid for by their employer.
  • Relocations. People who start a new job in the area before they have bought or rented, sometimes with a family.
  • Insurance displacement. Households whose own home is uninhabitable after a flood, fire or escape of water, placed by an insurer or a claims agent for as long as the repair takes.
  • NHS and university staff. Doctors, nurses and therapists on placements or short contracts, visiting academics and researchers.

The employers and hubs behind the demand

BCP has a wider base of employers than its beaches suggest, and each one brings visitors who need somewhere to stay.

  • Hospitals. University Hospitals Dorset runs the Royal Bournemouth Hospital on Castle Lane East, now the area's major emergency hospital with its BEACH building for emergency, maternity and children's care, Poole Hospital, which is being developed as the major planned care hospital, and Christchurch Hospital at Fairmile.
  • Universities. Bournemouth University has its Talbot Campus at Fern Barrow on the Poole side of the boundary and its Lansdowne Campus near Bournemouth town centre. Arts University Bournemouth is in Wallisdown.
  • The BIC. The Bournemouth International Centre on the West Cliff hosts conferences and exhibitions through the year, which bring delegates and exhibitors for a few nights at a time.
  • Poole. The port handles freight and ferries to the Channel Islands, Sunseeker builds yachts on the harbour, the RNLI has its headquarters and college on the quay and Lush is headquartered in the town.
  • Bournemouth Airport. At Hurn, north of Christchurch, the airport and the Aviation Business Park beside it are one of the largest employment sites in Dorset, with aerospace and engineering firms that use contractors and visiting engineers.
  • Offices and business parks. J.P. Morgan's Bournemouth campus, LV= and other financial services firms, the industrial estates around Poole and the business parks around the airport all bring staff and contractors from elsewhere.

What a property needs

A business guest is living in the property, not visiting it. Before we list, we check for:

  • A place to work. A proper table or desk and a chair someone can sit at for a day.
  • Reliable wifi. Fast enough for video calls, with the network name and password in the welcome guide.
  • Parking. A space on a drive or an allocated bay is worth a great deal to a contractor with a van or tools. Where there is none, we say so in the listing.
  • A working kitchen. Enough pans, crockery and storage to cook every night, plus a washing machine and somewhere to dry clothes.
  • Space to settle. Wardrobe and drawer space, blackout curtains or blinds for shift workers, and a quiet bedroom.

We go through this at the set-up visit and tell you what is worth adding before the photographer comes.

Check three documents before you furnish. Many leases restrict short lets or require use as a private residence, and some need the freeholder's consent. A residential mortgage usually needs the lender's consent for paying guests. And the insurance must cover paying guests and business use; a policy written for holidaymakers may not cover a contractor's stay. The holiday let insurance guide explains what to ask.

Planning: state it carefully

There is no single planning use class for serviced accommodation in England. Depending on how a property is run, the services provided and the pattern of stays, a council may treat it as a dwelling, as a hotel type use or as a use of its own. Whether a change of use needs planning permission is decided on the facts of each case. At the time of writing BCP Council has no licensing scheme for short lets, but councillors voted in May 2026 to examine tighter controls. Speak to the council or a planning consultant before you commit, especially for several units in one building. Pricing for longer stays

A long stay is priced differently from a weekend. A month booked by one guest saves several changeovers and the empty nights between bookings, so the nightly rate can come down and the property can still earn well. The trade-off is the calendar: a three-month stay that runs into the summer holidays would block the weeks that earn most. Because the guest pays one price, the utilities, broadband and council tax or business rates stay with you as the owner. Allow for them when you compare the income with a long let.

Serviced accommodation management: common questions

What is the difference between serviced accommodation and a holiday let?

The property can be the same; the guest and the stay are different. A holiday let is booked by people on a break, mostly in the school holidays and at weekends. Serviced accommodation is set up for people who are working or living in the area for a while, so it is booked midweek and through the winter, often for weeks at a time, and it needs a desk, fast broadband and parking more than a sea view.

Who books serviced accommodation in Bournemouth, Poole and Christchurch?

Contractors on construction and engineering projects, staff on secondment or training, people starting a new job before they have found a home, households whose own home is being repaired under an insurance claim, and hospital and university staff on placements or short contracts. The hospitals, Bournemouth University, the BIC, the port at Poole and the business parks around Bournemouth Airport all bring guests of this kind.

Do I need my lender's or freeholder's consent to run serviced accommodation?

Usually, yes. A standard residential mortgage rarely allows paying guests without the lender's consent, many leases restrict short lets or require use as a private residence, and a home insurance policy will not normally cover paying guests. Check all three before you spend money on furniture. We ask about them at the first conversation so a problem is found early.

Do I need planning permission for serviced accommodation in BCP?

It depends on the property and how it is used. Planning law does not have a single use class for serviced accommodation: depending on the services provided and the pattern of stays, a council can treat it as a home, as a hotel type use or as a use of its own. Whether a change of use needs permission is a matter of fact and degree. Ask BCP Council or a planning consultant before you commit, particularly for a flat in a block or several units in one building.

Is a stay of several months a tenancy?

It can be. A booking made by a company for its staff sits outside the assured tenancy rules. A stay in which an individual makes the property their only or main home may be treated as an assured tenancy whatever the booking is called, and since 1 May 2026 that would be a periodic tenancy with no fixed end date. We decide the form of agreement for each longer stay with this in mind. Take legal advice on your own case.

How is a longer stay priced?

By the length of the stay and the dates it blocks. A month booked by a contractor saves several changeovers and empty nights, so it can be priced below the nightly rate and still earn well, but a long stay that runs through the summer holidays would block the most valuable weeks of the year. Pricing is reviewed daily and we set a longer stay's end date against the calendar in front of it.

Who cleans the property and changes the linen?

Not Sea Breeze. Cleaning, linen and laundry go through trusted local companies we recommend, which you pay directly, or through your own cleaner. We arrange and coordinate them if you want. On a longer stay we can book a mid-stay clean and linen change, paid the same way. None of this is part of the 16% commission.

What does serviced accommodation management cost?
