What we do to make sure the holiday and short-let properties we manage are good neighbours, and how to reach us at any hour if there is a problem.

The properties we manage are in residential streets, and the people who live next to them should not notice our guests for the wrong reasons. We screen guests, set clear house rules, and answer neighbour calls 24/7. If a guest causes a problem, we act on it.

We answer neighbour calls 24/7. Tell us the address and what is happening. If anyone is in danger, or you believe a crime is being committed, call 999 first and then let us know.
Guest screening
Guests book through Airbnb, Booking.com, Vrbo, flexiestays.com and other platforms. We use the screening tools those platforms provide, such as identity verification, reviews from previous hosts and booking history, before we accept a booking, and we ask questions where something does not add up.
House rules
Every guest agrees to the house rules before they arrive. They include:
- no parties or events;
- no excessive noise, at any time of day or night;
- no more guests than the booking allows, and no unauthorised visitors staying over;
- parking only in the spaces that belong to the property, and not across driveways or in neighbours' spaces;
- bins and recycling put out on the right day in the right place, and nothing left on the street.
The rules sit alongside the platforms' own guest standards. Flexiestays' guest safety rules also forbid parties, excessive noise, unauthorised guests, harassment, threatening behaviour and illegal activity.
What we do when you report a problem
- We contact the guests. We call or message them straight away, explain the complaint and tell them what must stop.
- We attend if needed. If the problem continues or is serious, a member of our team goes to the property.
- We end the stay for serious breaches. Where a guest causes serious disturbance, damage or danger, or ignores a warning, we end the stay where the booking terms allow and report the guest to the booking platform.
- We tell you what we did. If you leave your contact details, we let you know the outcome.
We record every neighbour report against the property, so that a problem that repeats is dealt with at its cause.
Working with owners
We work with the owners of the properties we manage to prevent problems before they start:
- Soundproofing. Where noise travels through walls or floors, we advise owners on practical improvements such as rugs, door seals and moving furniture away from shared walls.
- Bins. We work with owners and their cleaning companies so that each property has enough bins, guests know the collection days, and rubbish is not left out between stays.
- Parking. Each listing and each arrival message says exactly where guests may park.
- Capacity. We set the maximum number of guests to suit the property and its neighbours.
If you are not satisfied
If you feel a problem has not been dealt with properly, you can make a formal complaint under our complaints procedure. You will get a written response.
