To fill a holiday let in Bournemouth in winter, stop selling it only as a holiday. From November to March most bookings come from people who are here to work or live for a few weeks or months, so price it by the week and the month, make it comfortable to live and work in, list it where long-stay guests search, and plan the mix so you keep the business rates test in view. Short breaks at Christmas, New Year and half term then sit on top of a base of longer stays.

Who books a Bournemouth holiday let in winter
The summer guest is on holiday. The winter guest usually is not. In the BCP area the steady winter demand comes from:
- Contractors on construction, engineering and fit-out jobs, often booked by their employer for weeks at a time.
- Hospital staff. University Hospitals Dorset runs the Royal Bournemouth and Poole hospitals, and agency nurses, locums and staff on placement need somewhere furnished near work.
- University staff and families. Bournemouth University and Arts University Bournemouth bring visiting academics, new staff and parents in for a few days to a few weeks.
- Relocations. People starting a job in the area while they look for a home to rent or buy.
- Insurance and displacement stays. Households whose own home is being repaired after a flood, fire or leak, usually booked through an insurer or a claims agent.
- Remote workers and visiting families who want a quiet month by the sea.
Events add short-stay peaks: conferences and shows at the Bournemouth International Centre, Christmas and New Year, and the February half term (check BCP Council's term dates each year). The point for an owner is that winter demand is real but different, and it is won with different terms.
Price by the week and the month
A nightly rate cut in half does not fill a February calendar. Winter guests compare the total cost of a week or a month, so set three prices for the winter:
- A nightly rate for weekends, Christmas and half term.
- A weekly rate for contractors and short work stays.
- A monthly rate for relocations, hospital placements and insurance stays.
A monthly rate can sit below the nightly rate and still earn more over the season, because one guest for a month replaces several changeovers and the empty nights between short bookings. Work it out on what the property actually keeps after cleaning and laundry, not on the headline rate. Two rules keep winter pricing from hurting the summer:
- Set the end date first. A stay that starts in November should finish before Easter or the half term you want to sell at a higher rate, and before any dates you keep for your own use.
- Move back in spring. Minimum stays, weekly discounts and monthly rates should return to the summer pattern as soon as summer demand starts to show in the calendar.

What the property needs for a winter stay
A guest who lives in the property for a month notices things a weekend guest never does. Before winter, check:
- Heating that works, heats every room and is simple to control. A guest should not need instructions to stay warm.
- Insulation and draughts. Seafront flats in Boscombe, West Cliff and East Cliff can be exposed to the wind. Draught strips and good curtains are cheap compared with a poor review.
- Wifi fast enough for video calls, and a table or desk where someone can work for a full day.
- A washing machine and somewhere to dry clothes indoors.
- Parking or a clear answer about it. Contractors arrive by van and need to know where it goes.
- Kitchen basics for real cooking, not just breakfast.
Long stays mean fewer changeovers and usually less wear than a run of busy weekends, but plan a mid-stay clean for stays over a fortnight and agree it with the guest at booking.
Where to list for winter guests
Winter guests search in different places from summer families. Airbnb and Booking.com still bring winter short breaks and some longer stays, and keeping the property live on them matters. Their fees apply to long bookings too: Airbnb's help centre says most hosts on its single host-only fee pay 15.5% (checked 1 October 2026), and Booking.com charges commission at the rate set in your agreement.
For stays of weeks and months, the most important channel in this area is Flexiestays, Bournemouth's number one platform for winter and long stays. It is the Flexiestays group's own platform, and contractors, relocations, insurance and displacement guests, NHS and university staff, visiting families and remote workers book there. Write the winter listing for the winter guest: lead with heating, wifi speed, the desk, parking and how far it is to the hospitals, the university or the town centre, rather than the beach.
The business rates letting test
This is the part owners most often miss. GOV.UK says a property in England is rated as self-catering, and pays business rates rather than council tax, only if:
- it is let commercially for short periods of 28 nights or less
- it was available to let for at least 140 nights in the last 12 months
- it was actually let for at least 70 nights in that period
- you plan to make it available for at least 140 nights in the next 12 months
Only lets of 28 nights or less count. A winter filled entirely with three-month stays can leave the property short of the 70 let nights, and a property that fails the test goes back on council tax. In Bournemouth, Christchurch and Poole, BCP Council charges a 100% premium on furnished second homes, which doubles the bill. Count your qualifying nights before you accept long winter stays, and keep a log of nights available and nights let.
A long stay can also change the legal relationship with the guest. A letting for a holiday cannot be an assured tenancy under Schedule 1 to the Housing Act 1988, but a stay for work is not a holiday, and a guest who makes the property their only or main home may be a tenant whatever the booking is called.
