Sway lies on the southern fringe of the New Forest. Heathland opens to the north, the Solent shore is a short drive to the south, and the village has a railway station of its own. What lets well in Sway

Lanes and big gardens define Sway, not terraced streets, and the holiday stock follows suit.

  • Cottages close to the station and shops, which couples, walkers and cyclists take for a few nights.

The Sway year

Bookings begin around Easter. In the summer holidays families divide their time between the heath and the beaches at Milford on Sea and Barton on Sea, and the New Forest and Hampshire County Show near Brockenhurst runs for three days at the end of July. Spring suits cyclists, walkers and birdwatchers; dogs should be kept close from 1 March to 31 July while birds nest on the ground. Autumn has the colour, the pony drifts and the half term in October. In winter, Christmas and New Year sell on their own, and midweek dates are priced to attract longer stays.

Rules and costs in Sway

Sway falls inside the National Park, and the New Forest National Park Authority decides planning. Because it is one of the Local Plan's four defined villages, small-scale visitor accommodation has more scope here than in the open Forest, though any new building or extension still needs consent. For council tax, New Forest District Council has applied a 100% second homes premium from 1 April 2025; business rates apply instead to a property offered for 140 nights and let for 70. The FHL tax regime was abolished in April 2025, and holiday let tax after FHL explains the consequences. Every let needs its fire risk assessment, a gas safety check if gas is present, electrical checks and insurance cover for guests who pay.

A spread-out village on the southern edge of the New Forest with its own main line station, between Brockenhurst and the coast at Lymington and New Milton. Sway gives a holiday guest two things in one stay: the New Forest heath along the north of the parish and the Solent coast a short drive south at Lymington, Milford on Sea and New Milton. It also has its own station, which few Forest villages can offer. That combination suits families who want Forest days and beach days from one base, and guests who arrive by train and hire bikes.

The village is spread out, with detached houses in large gardens, cottages and converted outbuildings along lanes rather than a tight centre. Houses with four or more bedrooms, parking and a fenced garden carry the summer weeks; smaller cottages take couples and walkers in spring and autumn. What brings guests to Sway

  • Sway station. Sway has had a station on the South Western Railway line through Brockenhurst and Bournemouth since 1888. Guests can arrive by train, and it is one of the stations the Forest's waymarked cycle network is planned around.
  • Forest heath on the doorstep. Woodland, heath and grazing lawns run along the north of the parish, with ponies and cattle on the open ground. Walkers, riders and dog owners book here for the space.
  • Sway Tower. The 66-metre Grade II* listed tower, built from 1879 to 1885, was the first major building in Britain made entirely of concrete. It is a landmark guests see from the lanes and the heath.
  • Between the Forest and the coast. Sway sits between Brockenhurst and the Solent coast at Lymington and New Milton, so families can mix Forest days with beach days without changing base.

Is Sway inside the New Forest National Park?

Yes. Sway is inside the National Park, so the New Forest National Park Authority is the planning authority, while New Forest District Council collects council tax and business rates. Sway is one of the four defined villages in the Authority's Local Plan, where small-scale visitor accommodation in existing buildings is more likely to be supported. Extensions and new buildings still need permission, so ask before you start work.

Does the station help a Sway holiday let?

Yes. Sway station has been on the line through Brockenhurst and Bournemouth since 1888, served by South Western Railway, and the Forest's waymarked cycle network is planned around Sway, Brockenhurst and Ashurst stations. Guests can come by train, hire bikes and leave the car at home. We give the walk to the station in the listing, because the village is spread out.

Will I pay the second homes council tax premium in Sway?

New Forest District Council has charged a 100% premium on furnished homes that are nobody's main residence since 1 April 2025, which doubles the bill. If the property is available to let for 140 nights and actually let for 70 in the previous 12 months, it is assessed for business rates instead. Check your letting record with the council and your accountant.

When do Sway holiday lets earn most?

The school summer holidays are the peak, when families mix the Forest with the beaches at Milford on Sea and Barton on Sea. The New Forest and Hampshire County Show at New Park, near Brockenhurst, fills the area at the end of July. Easter, the half terms and autumn weekends follow. Winter is quieter, so we price Christmas, New Year and longer midweek stays.

What should guests know about the ponies around Sway?

Ponies and cattle graze the heath and lanes on the Forest side of the village. Our house guide tells guests not to feed or pet them, which a local order backs with a fixed penalty, to drive slowly on unfenced roads with a 40mph limit, to keep gates shut and never to tip grass cuttings or food over the fence.

Can I use my Sway house myself?

Yes. You block your dates in the owner portal and we let the rest. The clean after your stay is paid to the cleaning company like any other. Larger Sway houses earn most in the summer holidays, so owners often take spring or autumn weeks for themselves and leave August to paying guests.

Do you cover Sway from Bournemouth?

Sway is north-east of New Milton, beyond our usual BCP areas. We confirm coverage once we know the address, and arrange cleaning and linen through a recommended local company that can reach Sway reliably between guests, or work with your own cleaner and contractors if you already have them.
