Ferndown is a town of post-war detached houses and bungalows on the A31 north of Bournemouth, and a furnished house here is booked for work, golf and family visits far more than for the beach. What lets in Ferndown
The houses that earn are practical ones. A three or four-bedroom detached house or a large bungalow in the BH22 streets around the town centre, with a drive for two or three vehicles, suits a crew of contractors in the week and a visiting family at the weekend. Guests pay for:
- parking, often for a van or two cars;
- a washing machine, a dining table that works as a desk, and reliable wifi;
- beds listed exactly, because four colleagues will not share two doubles;
- quick access to the A31, the Ferndown and Uddens estates and Bournemouth Airport, about four miles away at Hurn.
Smaller flats let too, mostly to single contractors and pre-flight stays, but houses carry the income.
How the Ferndown year runs
Ferndown has a flatter year than the coast. Midweek demand from the estates and the airport changes little with the seasons, and it is what carries January and February. Spring and autumn bring golfing groups for Ferndown Golf Club, with its championship course, and Ferndown Forest Golf Club. The school summer holidays add families using Moors Valley Country Park at Ashley Heath and driving to the Bournemouth beaches, and Christmas brings relatives who would rather not sleep on a sofa.

The stock that earns is detached houses and bungalows with a drive for two or more vehicles, a washing machine and a table to work at. Nightly rates sit below the coast, but stays are longer, so there are fewer changeovers and the calendar holds up through winter.
The trade-off is that a long tenancy is always a real alternative in a residential town like this, and it is simpler to run. We compare both routes before you furnish anything.
What brings guests to Ferndown
- Ferndown and Uddens industrial estates. Together they form the largest industrial area in east Dorset, home to employers including Farrow & Ball. Contractors, engineers and visiting staff book midweek and by the month.
- Bournemouth Airport. The airport at Hurn is about four miles away. It brings pre-flight stays and bookings from people working around the airport.

A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Which applies depends on your letting record, so check with the council and your accountant.
Can I still use my Ferndown house when family visit?
Yes. You block the dates in the owner portal and we let the rest. Many Ferndown owners bought near relatives and keep Christmas or a summer week for themselves. Because demand here is spread across the year rather than packed into August, the weeks you keep cost you less than they would on the seafront.
