For a Ferndown owner, winter is not the off season it is on the seafront. The town's demand comes from work and family, and both carry on through the dark months. Our winter let management turns that into a full calendar from November to March: monthly and weekly stays for crews and visiting staff, a festive fortnight for families, and the paperwork right for each. Where winter demand comes from

The estates. The Ferndown and Uddens industrial estates together form the largest industrial area in east Dorset, with employers including Farrow & Ball. Installation, maintenance and refit work brings engineers and fitters who need a house near the site, often for the length of a contract.

The airport. Bournemouth Airport at Hurn is about four miles away. Aviation and engineering work around the airport and its business park brings staff for weeks at a time, and the odd guest catching an early winter-sun flight.

Family. Ferndown is a town of family homes, so Christmas, New Year and the winter birthdays bring sons, daughters and grandchildren who want a house of their own nearby.

Moving and working remotely. Households relocating to east Dorset rent a furnished house while they buy, and remote workers like the town's quiet roads with the New Forest and the beaches each a short drive away.

The houses that let all winter

A detached house or a large bungalow in the BH22 streets with parking for several vehicles is the core of the winter market. Crews want a bed each, a washing machine and dryer, and a kitchen they can actually cook in. Every winter guest wants heating that comes on when expected, and wifi that holds a video call. Houses close to the A31 suit contractors who move between sites.

Weekly and monthly rates do most of the work. The local market

The Ferndown letting market

A town north of Bournemouth built largely since the 1950s, with detached houses and bungalows. It is a business and family market, not a holiday one: contractors on the industrial estates, airport-related stays, golf breaks and visiting relatives. Demand is steady midweek and changes little with the season.

Ferndown's winter looks much like its summer. The town's guests were never beach families: they are engineers, fitters and visiting staff on the Ferndown and Uddens industrial estates, people working around Bournemouth Airport at Hurn, and relatives staying near family. Work does not stop in November, so neither does the demand, and Monday to Thursday stays busy through January when the coast is empty.

What changes is the length of stay. Summer brings a mix of short family breaks and golf weekends; winter is when projects start, shutdown work is scheduled and new staff arrive before their own housing is sorted, and those guests book by the week or the month. The festive fortnight brings families visiting relatives, often for a week over Christmas and New Year.

Is Ferndown busier than the coast in winter?

Midweek, often yes. The coast depends on leisure guests who largely disappear between the October half term and Easter. Ferndown's guests come for work on the Ferndown and Uddens estates and around the airport, and that work runs all year. Weekends are quieter in January and February, and we sell them as part of weekly and monthly stays rather than as separate short breaks.

What do contractors need from a Ferndown house in winter?

A drive or off-road parking for two or three vans, reliable central heating, a washing machine and a tumble dryer for work clothes, a bed for each person rather than shared doubles, fast wifi and somewhere to sit and eat together. Self check-in matters because crews arrive after a day on site, sometimes in the dark at seven in the evening. Bungalows and three or four-bedroom detached houses suit them best.

How do you price a month-long winter stay in Ferndown?

We set a monthly rate that is lower per night than a weekend booking, because the house is occupied every night and needs one changeover instead of several. The rate moves with demand: a month that starts in early December, close to Christmas, is priced higher than one starting in mid-January. Weekly rates sit between the two.
