Parkstone is where Poole lives rather than where it holidays: Victorian and later streets climbing from the harbour, Ashley Cross and its green at the centre of Lower Parkstone, Poole Park and its salt-water lake to the west, and a main line station. That makes it a year-round holiday home area more than a seasonal one. Lower Parkstone, Ashley Cross and the hill
Lower Parkstone, in BH14, is the part guests ask for. Victorian and Edwardian villas, many now flats, and newer apartment blocks sit within a walk of Ashley Cross, where restaurants, bars and cafes surround the green beside St Peter's Church. Parkstone station is a few minutes away, with trains to Bournemouth, Poole, Weymouth and London Waterloo. Poole Park is a short walk downhill, and towards the water are Whitecliff, Parkstone Bay and the yacht club.
Upper Parkstone, on the higher ground around Ashley Road, has smaller terraced houses: further from the harbour, but useful for value stays and working guests. Nowhere in Parkstone is on a bathing beach. Sandbanks and the chine beaches are a short drive or bus ride away, and the listing says so.
Guests pay for a walk to Ashley Cross, a harbour or park view, a parking space and, for sailors, somewhere to dry kit.
How the Parkstone year runs
July and August bring families and Poole Week, the open regatta Parkstone Yacht Club runs each August. Easter, the May bank holidays and the half terms add short peaks, and the yacht club's spring and autumn regattas bring crews outside the school holidays.

Rules and costs for a Parkstone owner
BCP Council charges a 100% council tax premium on furnished second homes unless the property is available to let for 140 nights and actually let for 70, when business rates apply. The Parkstone letting market
A large Poole suburb in two halves. Lower Parkstone has Victorian and Edwardian villas and newer apartments around Ashley Cross and the harbour shore; Upper Parkstone has smaller terraced houses along Ashley Road. The lower half lets to leisure and sailing guests, and the whole area takes hospital, contractor and family stays all year.
Parkstone is a mixed market. One and two-bedroom flats near Ashley Cross take couples at weekends and working guests in the week; family houses towards Poole Park and the harbour take sailing families, relocations and summer holidaymakers. Length of stay varies more here than on the coast, from two nights to two months.
Summer is a peak but not a cliff edge. Poole Week in August and the yacht club's regattas fill houses near the water; the school holidays bring families who want Sandbanks and the Purbecks within reach without paying for a beach-front address. The winter mix leans towards mid-term lets: Poole Hospital, now being developed as the area's main planned care hospital, and the town's employers bring stays of several weeks.
Parking is a deciding factor on the older streets, where not every house has its own, and it belongs in the listing's first lines.
What brings guests to Parkstone
- Ashley Cross. Lower Parkstone's centre: a green surrounded by bars, restaurants and cafes, busy in the evenings in every season. Guests can eat and drink on foot, which helps weekend bookings outside summer.
- Parkstone station. On the South West Main Line between Poole and Bournemouth, close to Ashley Cross, with trains to London Waterloo and Weymouth. Car-free guests and commuters on mid-term lets use it.
- Parkstone Yacht Club and the harbour. The yacht club and its marina at Pearce Avenue run an active sailing programme on Poole Harbour. Visiting sailors and their families book nearby during racing events and through the summer season.
- Poole Park and Poole Hospital. Poole Park's lake and gardens and Poole Hospital on Longfleet Road are on Parkstone's western side. The park draws families; the hospital brings visiting staff and patients' relatives in every month.
- Parkstone Golf Club. A well-regarded heathland course on Links Road, on the Lilliput side of the suburb. It brings golfing weekends, mostly in spring and autumn.

Is Parkstone too far from the beach to work as a holiday let?
No, but it should not be sold as a beach property. Guests choose Parkstone for Ashley Cross, Poole Park, the harbour and the station, with Sandbanks and the chine beaches a short drive or bus ride away. Priced and described honestly, a Parkstone holiday home can take bookings through the year rather than only in summer, which suits owners who want steadier income.
Which parts of Parkstone suit holiday letting best?
Lower Parkstone, within a walk of Ashley Cross, Parkstone station, Poole Park or the harbour at Whitecliff and Parkstone Bay, is the strongest. Upper Parkstone around Ashley Road is further from the water and tends to suit value stays, working guests and mid-term lets. We assess each property on its street, its parking and its condition rather than by area alone.
Do sailing events bring bookings to Parkstone?
They can. Parkstone Yacht Club on Pearce Avenue hosts Poole Week each August and runs championships and open meetings through the season, and visiting crews and families look for houses with parking close to the water. It is one reason a larger house near Parkstone Bay can take bookings in spring and early autumn as well as in the school holidays.
Can my Parkstone flat take hospital and work stays instead of tourists?
Yes. Stays of several weeks suit Parkstone well: relatives of patients at Poole Hospital, staff on placements and people working in the town. We use short lets, mid-term lets and longer lets as the property and season require, and price each type differently. Longer stays also mean fewer changeovers and less wear. Where an individual would make the flat their home, we take legal care over how the booking is set up.
Can I still use my Parkstone holiday home myself?

Can I holiday let a leasehold flat near Ashley Cross?
Only if the lease allows it. Many flats in Parkstone's converted villas and newer blocks have leases that require use as a private residence or need the freeholder's consent, and short lets can breach that wording. Read the lease, or ask a solicitor to, before you furnish, and tell the buildings insurer and any lender. Some blocks also restrict parking spaces to residents.
