Canford Cliffs is the clifftop village between Branksome Chine and Sandbanks: a parade of shops, cafes and restaurants on Haven Road, and a wooded chine running down to a Blue Flag beach lined with beach huts. The stock is large purpose-built flats and detached family houses, not terraces or studios. Our holiday let management service covers marketing, daily pricing, guests and inspections, with cleaning, linen and repairs through recommended local companies you pay directly. Commission is 16% of booking revenue, with no retainer and no monthly fee.
The flats and houses above the chine
Two kinds of property let well here.
- Large flats with two or three bedrooms, a balcony, a lift and a garage or allocated space. Couples and small families book them, and a sea view across the bay towards Old Harry Rocks and the Purbeck hills lifts the price.
- Detached houses with a garden and a driveway, in the BH13 roads back from the cliff. Larger family groups book them for the beach without the traffic of the peninsula.
Two things need checking before either goes on the market. In a block, the lease: some leases and management companies restrict or prohibit short lets. For any property, the walk: the beach lies below the cliff, reached by paths and zig-zags through the chine, and the climb back is a real one. Guests with pushchairs or limited mobility must be told before they book.
How the Canford Cliffs year runs
Summer belongs to families, who book by the week in the school holidays. Easter and the half terms are the smaller peaks. Spring and autumn are better here than on the peninsula, because the village restaurants trade all year and Compton Acres, the ten acres of themed gardens on Canford Cliffs Road, is open almost every day of the year. Garden visitors, walkers and couples fill the shoulder months.
Winter is slow. From November to March we shorten minimum stays, price for short breaks and Christmas, and consider a mid-term let of a few weeks for guests between homes or visiting family.
Who books here
- Families with young children, for a lifeguarded beach that is quieter than Sandbanks and central Bournemouth.
- Grandparents and older couples, who like the village, the level promenade and a lift in the block.
- Groups for a family occasion, who want a house with space to eat together and Sandbanks a short drive away.
- Guests visiting family nearby, who book a week or more at Christmas and in the school holidays.
Rules and costs for a Canford Cliffs owner
Canford Cliffs is in BCP Council, which has charged a 100% premium on furnished second homes since April 2025. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. The furnished holiday lettings tax regime ended in April 2025: our guide to holiday let tax after FHL explains what replaced it.
Every let needs a written fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance that covers paying guests. Leasehold flats need the lease checked and the insurer and lender told. Our regulations guide sets out each step.
How we look after a Canford Cliffs holiday home
We list the property on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ channels, review the price daily and support guests 24 hours a day. We manage check-in, carry out inventory checks and inspect regularly. Cleaning, linen and repairs go through recommended local companies you pay directly, booked and coordinated by us if you want, or you keep your own.
You block your own weeks in the owner portal and follow income there, with payouts monthly. The terms are on our pricing page, and how it works covers the first visit to the first booking.
For the neighbouring areas see Sandbanks, Lilliput and Branksome, or the wider town on our Poole page.
Full in summer. Earning in winter too.
Most holiday lets in Canford Cliffs go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Canford Cliffs letting market
A wealthy clifftop suburb between Branksome Chine and Sandbanks, developed from the 1880s. Detached houses and high-specification apartment blocks let to families and couples who want the Sandbanks beaches with a village centre nearby. It is a summer-led market, with a smaller trade in spring and autumn breaks.
Canford Cliffs lets as the quieter neighbour of Sandbanks. It should not be priced as if it were beach-front on the peninsula: what it offers guests is space, a village a short walk away on Haven Road and a Blue Flag beach at the foot of the chine. Large flats with parking and a sea view are the core of the market, and detached houses with gardens take the big family weeks.
Bookings concentrate in the school summer holidays, then Easter, the half terms and early autumn, when couples and older guests come for the restaurants and for Compton Acres. Winter depends on short breaks, Christmas and New Year, and stays of a few weeks. The area has no nightlife and no event calendar of its own, which is both its appeal to families and its limit in the off season.
What brings guests to Canford Cliffs
- Canford Cliffs Beach and chine. A sandy beach below wooded cliffs, reached through Canford Cliffs Chine, with beach huts and a flat promenade. It is quieter than Sandbanks and central Bournemouth, which suits families and older guests in high summer.
- Compton Acres. Ten acres of themed gardens on Canford Cliffs Road, open almost every day of the year, and one of Poole's main paid attractions. They bring garden visitors in spring and autumn as well as in summer.
- Promenade to Sandbanks and Bournemouth. The seafront path runs west to Sandbanks and east through Branksome Chine and Alum Chine to Bournemouth Pier. Guests can walk to Sandbanks Beach and avoid the peninsula's parking problem.
- Canford Cliffs village. A small centre on Haven Road with restaurants, cafes and everyday shops. It gives the area a year-round base that pure beach locations lack, which helps off-season and longer bookings.

Full pricing and what is extraHoliday let management in Canford Cliffs: questions
Is Canford Cliffs a good area for a holiday let?
For the right property, yes. Guests choose it for a Blue Flag beach, a village with restaurants on Haven Road and quiet residential streets, so large flats and family houses with parking suit it well. It is strongly seasonal and not a location for party groups, and a flat needs consent under its lease before anything else. A house with a garden and a driveway is the easiest Canford Cliffs property to let in every season.
Can I live in my Canford Cliffs home for part of the year and let it for the rest?
Yes. You block the months you are in residence in the owner portal and we let the remainder. Bear in mind that the school summer holidays earn the most, so an owner who is away in July and August gains far more from letting than one who is away in January. We show you the difference before you decide. If the property is your main home, take advice on tax and insurance before letting it.
Are dogs allowed in a Canford Cliffs holiday let?
That is your decision as owner. If you accept them, guests should know that dogs are not allowed on Canford Cliffs beach from 1 May to 30 September and must be on a lead on the promenade, paths and zig-zags. Further east, the stretch between Branksome Dene Chine and the Alum Chine beach office is open to dogs all year. Accepting dogs widens the autumn and winter market.
How far is Canford Cliffs from Sandbanks?
Close enough to share its guests, far enough to be a different place. The seafront path runs west from Canford Cliffs towards Sandbanks, and the peninsula is a short drive along the shore. Guests staying here can reach Sandbanks beach and the chain ferry to Studland without staying in the peninsula's summer traffic. The listing should give the honest distance and never borrow the Sandbanks name.
Will I pay the BCP second homes premium on a Canford Cliffs holiday let?
BCP Council charges a 100% premium on furnished second homes, which doubles the council tax bill. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Which applies depends on your letting record and how much you use the property yourself, so confirm it with the council and your accountant.
What does holiday let management in Canford Cliffs cost?
Commission is 16% of booking revenue, with no retainer and no monthly fee. A one-off onboarding fee covers the photo shoot, the listings and a set-up visit, and it is deducted from the first month's income rather than charged up front. Cleaning, linen and maintenance are paid directly to recommended local companies, or to your own, and are not part of the 16%.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
