Walkford sits just inland of Highcliffe, on the Dorset bank of the Walkford Brook, with Hampshire on the far side. What lets well in Walkford
Most of Walkford was built in the early and middle 20th century, and it shows in the stock: bungalows, chalet bungalows and detached family houses on quiet roads in the BH23 postcode. Guests pay for three things here.
- Space and a garden. Families on a beach week, and guests with dogs, want room to spread out and somewhere secure outside.
- Parking. Highcliffe's clifftop flats often have one space or none. A Walkford driveway takes two cars, which matters for wedding parties and family groups.

How the Walkford year runs
Summer holidays are the busiest stretch, when families book whole weeks for Highcliffe Beach and its view of the Needles. Easter, the late May bank holiday and October half term give shorter bursts.
Outside those weeks, demand comes from dates rather than weather. Weddings at Highcliffe Castle, and at the Chewton Glen hotel just over the brook, bring guests for one or two nights at a time. The Highcliffe Food and Arts Festival fills a June weekend. Walkers, cyclists and dog owners come in spring and autumn for the coast path and the New Forest, and Hinton Admiral station, nearby on the main line, brings weekend guests without a car.
Winter is quieter. We fill it with short breaks, family visits at Christmas and mid-term stays where the property suits them, so the house keeps earning through the slow weeks.

Walkford owners: BCP rules and tax
The brook may be the county line, but Walkford itself falls in BCP, not New Forest District. BCP Council doubles council tax on furnished second homes through its 100% premium. The exception is a property that was available to let for 140 nights in the year before and taken by guests for 70, which pays business rates. Safety comes first: a fire risk assessment, a gas safety certificate if the boiler or hob runs on gas, electrical checks, and a policy that covers paying guests.

Is Walkford in BCP or the New Forest District?
Walkford is in the BCP Council area and the ceremonial county of Dorset. It shares a parish council and a council ward with Highcliffe. The Walkford Brook, which runs down through Chewton Bunny to the sea, marks the boundary with Hampshire, so Chewton Glen and Hinton Admiral station, both close by, are in New Forest District. Council tax, licensing and planning for a Walkford property are BCP Council's.
Does the BCP second homes premium apply to a Walkford holiday let?
It can. Since 1 April 2025 BCP Council has charged a 100% premium on furnished homes that are nobody's main residence, which doubles the council tax bill. A self-catering property that was available to let for 140 nights in the previous year and actually let for 70 is assessed for business rates instead, and the premium does not apply. Which side of that line you fall on depends on your letting record, so check it with the council and your accountant.
How far is a Walkford holiday let from the beach?
It depends on the street. The southern roads are under a mile from Highcliffe Beach, and the path through Chewton Bunny follows the Walkford Brook through woodland to the sea. Northern streets are a longer walk or a short drive. Can a Walkford bungalow take wedding guests from Highcliffe Castle?
Yes, and it is a useful source of bookings outside the summer. Weddings at Highcliffe Castle and at Chewton Glen bring guests who need one or two nights nearby, often several households at once. A bungalow with parking and step-free rooms suits older relatives well. We set shorter minimum stays for wedding weekends when the calendar allows, and price them on the demand we can see.
Is Walkford good for dog-friendly holiday lets?
A secure garden and woodland walks from the door make Walkford a natural fit for dog owners, and many guests travel with dogs in spring and autumn. Beach rules for dogs are set by BCP Council and change by season and by stretch of beach, so we check them each spring and describe them accurately in the listing. Allowing dogs widens your market, but it needs a clear house rule and a cleaning plan with your cleaning company.
