Highcliffe sits on the cliffs at the far eastern edge of the BCP area, right on the Hampshire border, with wooded slopes dropping to the beach and the Needles visible across the water. Many buyers come here for their own use first: a bungalow by the cliff for long weekends, or a family house for the summer holidays. The Highcliffe homes guests ask for
The village is mainly bungalows and detached houses in side roads off Lymington Road and Waterford Road, plus apartment blocks on the cliff looking out to sea. Rate comes down to distance from the cliff top, the outlook and somewhere to park. Sea-view flats hold a premium in every month. Bungalows near the edge appeal to older couples avoiding stairs. Four-bedroom houses with gardens are the August booking for families.
Visitors want peace, room to spread out and an easy stroll to the beach steps, the castle grounds and the woods at Steamer Point. Nobody comes for nightlife, and we write the listing that way.
The Highcliffe calendar
The peak is the summer school holiday, in weekly blocks, with smaller peaks at Easter, half term and the May bank holidays. In June the Highcliffe Food and Arts Festival takes over the high street and recreation ground for a weekend.
For most of the year it is Highcliffe Castle that shapes demand. Its weddings and private events produce one and two-night weekend stays in spring, autumn and winter too, often a wedding party spread over several houses. Minimum stays change by week so both kinds of booking fit: seven nights in August, two on an October wedding weekend.

Rules and costs for a Highcliffe owner
As part of BCP, Highcliffe charges furnished second homes a 100% council tax premium. A home moves to business rates instead when it has been offered for 140 nights and taken for 70. Stock is mostly bungalows and detached houses, with a smaller number of clifftop apartments looking towards the Isle of Wight and the Needles, and it suits couples, older guests and families. The village has more out-of-season trade than most seaside places. Walkers use the clifftop path to Steamer Point and Mudeford, the New Forest is a short drive north, and Hinton Admiral station on the main line from London Waterloo brings car-free weekenders. The trade-off is that Highcliffe guests expect calm and comfort: a dated or tired home falls behind quickly.

What brings guests to Highcliffe
- Highcliffe Castle. The Grade I listed castle holds weddings and private events throughout the year, alongside public openings. Wedding guests book one or two nights nearby, often several properties at once, and not only in summer.
- Highcliffe Beach and the coast path. A beach below wooded cliffs with views to the Isle of Wight and the Needles. The clifftop path links Chewton Bunny, the castle, Steamer Point and Mudeford Quay, which brings walkers in spring and autumn.
- Hinton Admiral station. The station that serves Highcliffe is on the main line between London Waterloo and Weymouth, with South Western Railway trains to Southampton, Bournemouth and Poole. It makes car-free weekends possible.
- Highcliffe Food and Arts Festival. A free-entry weekend festival held each June since 2014 along the high street and recreation ground, with chef demonstrations, stalls and live music. It is an early-summer weekend worth pricing for.
- New Forest. The National Park is a short drive north of the village. Guests combine forest and beach, so demand includes walkers, cyclists and dog owners outside the peak.

Do castle weddings really affect bookings in Highcliffe?
They add a second pattern to the calendar. Highcliffe Castle holds weddings and private events through the year, and guests usually want one or two nights close by, often on a Friday or Saturday outside the school holidays and sometimes several homes for one party. We keep shorter minimum stays open on those weekends, so a wedding booking is not lost to a seven-night rule written for August. It is one reason Highcliffe weekends hold up in spring and autumn.
Can I keep weeks for my own use in Highcliffe?
Yes. Block your dates in the owner portal and we let the rest. School-holiday weeks earn the most, so owners who can take their own time in May, June or September usually come out ahead, and those months are often the nicest on the clifftop anyway. The clean after your own stay is paid to the cleaning company like any other. Tell us early about the weeks you want, so they are never sold first.
Which council covers Highcliffe, and does the second homes premium apply?

Quieter than summer, but steadier than many seaside villages. Which Highcliffe homes make the best holiday lets?
Bungalows and houses with parking and a short walk to the clifftop, and apartments with a real sea view. Single-storey homes suit the older couples who book Highcliffe outside the school holidays, and three and four-bedroom houses suit families in August. A home further inland can still let well if it is priced for its position and described honestly. We will give you a frank view before you commit.
Do I need permission to holiday let my Highcliffe home?
At the time of writing the BCP area has no short-let licence or cap on nights, and planning permission is needed only where letting amounts to a material change of use, judged case by case. BCP councillors voted in May 2026 to look at tighter controls, so check before you buy. Flats need a lease that allows short lets, and your insurer and lender must know you let to paying guests.
