Whitecliff is the quiet harbour edge of Lower Parkstone, where residential roads run down to Whitecliff Harbourside Park and the water of Parkstone Bay, with Brownsea Island and the Purbeck Hills beyond. For an owner it is family holiday territory: parks, views and a flat walk to Poole Quay rather than a beach on the doorstep. Sea Breeze provides holiday let management here, on commission only, for owners who want the house earning in the weeks they are not using it.
What lets well in Whitecliff
Whitecliff sits in the BH14 postcode district, between Poole Park to the west and Ashley Cross up the hill. The housing is a mix of family houses and flats, some with views over the harbour.
- Family houses with gardens and parking. The strongest stock. They take full weeks in the school holidays and Easter, booked by families who want the park and the play areas within a walk.
- Flats with a harbour or park view. Couples and older guests pay for the outlook and the quiet.
- Ground floor and step-free homes. The harbourside path is flat and surfaced, which suits pushchairs, wheelchairs and older guests.
What guests pay for is the combination: Whitecliff Harbourside Park's playing fields and lighthouse-themed play area, Poole Park's lake, miniature railway and cafes next door, and the mile and a half of path along the water through Baiter Park to the quay and the boats to Brownsea Island.
How the year runs here
July and August are the peak, with Easter, the May half term and the October half term behind them. Spring and autumn bring walkers, birdwatchers on the harbour and couples on short breaks, and the parkrun in Poole Park every Saturday brings the odd weekend visitor. Christmas and New Year bring families visiting relatives in Poole.
January and February are quiet. We cover them with mid-term lets to working guests, people relocating and visitors to Poole Hospital, and keep short breaks open for anyone who wants the harbour in winter. Prices are reviewed daily.
Who books a Whitecliff holiday home
- Families with young children, who book for the parks and the safe, flat paths.
- Grandparents and extended families visiting relatives in Poole.
- Couples and older guests who want a view and a quiet street.
- Walkers and cyclists using the harbourside route.
- Guests in Poole for a hospital stay or work, on longer stays out of season.
Rules and costs in Whitecliff
Whitecliff is in BCP Council's area. Since 1 April 2025 BCP has charged a 100% council tax premium on furnished second homes; a property available to let for 140 nights a year and actually let for 70 is assessed for business rates instead. The furnished holiday lettings tax regime was abolished from April 2025, and our guide to holiday let tax after the FHL regime explains what replaced it.
If the property is a leasehold flat, check the lease for restrictions on short lets and tell the insurer and lender. Every holiday let needs a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance for paying guests. See our guide to holiday let regulations in England.
How we run it in Whitecliff
We list the home on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ other channels, set prices daily, answer every message from one inbox and give guests support 24 hours a day. We manage check-ins and inventory checks and inspect the property regularly. In a quiet residential street that matters: guests get clear rules on noise and parking, and neighbours have a number to call. Cleaning, linen and maintenance go through trusted local companies we recommend, paid by you directly and coordinated by us if you want; your own cleaner is welcome.
The owner portal shows your income and lets you block your own weeks, and you are paid monthly. Commission is 16% of booking revenue, with no retainer and no monthly fee. See pricing and how it works.
We also manage holiday lets up the hill in Ashley Cross, along the quay in Poole Old Town and across Poole.
Full in summer. Earning in winter too.
Most holiday lets in Whitecliff go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Whitecliff letting market
The harbour edge of Lower Parkstone between Poole Park and Parkstone Bay: residential roads of houses and flats running down to Whitecliff Harbourside Park, where the shore path looks across the water to Brownsea Island and the Purbeck Hills. Families, walkers and dog owners book here for green space and harbour views a walk from Poole Quay.
Whitecliff is the harbour edge of Lower Parkstone, and it lets as a family base. The draw is space: Whitecliff Harbourside Park on the shore of Parkstone Bay, Poole Park beside it and a flat path along the water to Poole Quay. Houses and flats with two or three bedrooms, a garden or a view of the harbour take school holiday weeks; smaller flats take couples and walkers in spring and autumn.
The area is residential and quiet, which suits families and older guests and means neighbours notice how a holiday let is run. It is not on a bathing beach: the views are of the harbour and Brownsea Island, and the sand at Sandbanks is a short drive away.
What brings guests to Whitecliff
- Whitecliff Harbourside Park. Open playing fields, a lighthouse-themed play area and an assault course on the shore of Parkstone Bay, with paths along the water and views to Brownsea Island. Families with young children choose the area for it in the school holidays.
- Poole Park. Opened in 1890 around a large salt-water lake, with play areas, a miniature railway, crazy golf, cafes, water sports and a parkrun every Saturday morning. It keeps families busy in the Easter and summer holidays.
- The harbourside path to Poole Quay. A flat, surfaced path runs about a mile and a half from Whitecliff through Baiter Park to the quay. Guests walk or cycle into the Old Town for restaurants and the boats to Brownsea Island without moving the car.
- Ashley Cross and Parkstone station. The bars, delis and shops of Ashley Cross and Parkstone station are up the hill, so guests have trains to Bournemouth and London Waterloo and somewhere to eat within a walk.
- Poole Hospital. Poole Hospital on Longfleet Road is on the far side of Poole Park. Relatives of patients and staff on placements book stays of a week or more, which helps outside the summer.

Full pricing and what is extraHoliday let management in Whitecliff: questions
Is Whitecliff close enough to the beach for a holiday let?
Whitecliff is on Poole Harbour, not on a bathing beach. Guests get the harbour shore, the park, views across Parkstone Bay to Brownsea Island and a flat path to Poole Quay. Sandbanks and the chine beaches are a short drive or bus ride away. We describe it exactly like that, and families who want parks and the harbour book it for those reasons.
What kind of Whitecliff property lets best?
A house or garden flat with two or three bedrooms, parking and something to look at: a view of the harbour or the park, or a garden. Families book those for full weeks in the school holidays. Smaller flats suit couples and walkers on short breaks. Every property is different, so we assess yours on its view, its parking and its condition before suggesting a price.
Do dogs and walkers book in Whitecliff?
Walkers do, especially in spring and autumn, for the harbourside path from Whitecliff through Baiter Park to the quay and on into Poole Park. Whether to accept dogs is your decision. A pet-friendly listing widens the market, and we set a pet fee and clear rules, but dog rules on beaches and in parks are set by BCP Council and can change, so we check them each season.
Who books Whitecliff outside the school holidays?
Couples and older guests on short breaks, walkers, families visiting relatives in Poole, and people with a reason to be near Poole Hospital, which is beyond Poole Park on Longfleet Road. In January and February we add mid-term lets to working guests and people between homes, so the property keeps earning when holiday demand is low. Prices are reviewed daily, so a quiet week is priced to fill rather than left empty.
Can I keep weeks for my own family in Whitecliff?
Yes. You block the dates in the owner portal and we let the rest. Many owners keep a week at Easter or in early summer for themselves. The school summer holiday is when a Whitecliff family house earns most, so a week kept then costs more than a week kept in May, but the choice is always yours. The clean after your stay is paid to the cleaning company like any other.
What does holiday let management in Whitecliff cost?
Commission is 16% of booking revenue, with no retainer and no monthly fee. A one-off onboarding fee covers the photo shoot, the listings and a set-up visit; it is quoted before you sign and comes out of the first month's income. Cleaning, linen and maintenance are paid directly to recommended local companies, or to your own. Notice to leave is 45 days, and bookings already taken are honoured.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
