What lets well in Bournemouth

Business guests choose by location, then by what the property lets them do.

  • Lansdowne and the town centre (BH1, BH2). Flats a walk from Bournemouth station, the coach stops and the university's Lansdowne Campus. Consultants, trainers and visiting academics arrive by train from London Waterloo and stay two to five nights midweek.
  • West Cliff. Apartments above the Bournemouth International Centre. Delegates and exhibitors book around conferences, so a calendar here follows the BIC's events as much as the seasons.
  • The east of the town (BH7, BH8). Queen's Park, Littledown and the streets off Castle Lane are close to the Royal Bournemouth Hospital and J.P. Morgan's campus, with quick access to the A338. Houses with a drive suit hospital staff on rotations and contractors with tools.
  • Winton, Charminster and Moordown (BH9). Houses and flats inland, close to Bournemouth University's Talbot Campus across the Poole boundary and to Arts University Bournemouth. Placement students, visiting staff and relocating families book here.

What they pay for is the same everywhere: a desk, wifi that holds a video call, a kitchen they can cook in every night, a washing machine and, above all, somewhere to park.

How the Bournemouth year runs

Business demand runs to a weekly rhythm, not a seasonal one. Contractors and office visitors arrive on Monday or Sunday night and leave on Thursday or Friday, which leaves weekends for leisure guests. In July and August, holidaymakers outbid most business travellers, so a serviced apartment near the beach can switch to holiday stays for the peak.

The months that matter most are the ones a holiday let struggles with. University terms start in late September, Bournemouth University holds graduations at the BIC in November, and conference and exhibition dates are spread through autumn and spring. Who books here

  • NHS staff. University Hospitals Dorset has made the Royal Bournemouth Hospital the area's major emergency hospital, with its BEACH building for emergency, maternity and children's care open since 2025. Locums, agency nurses and staff on placement need furnished homes near Castle Lane East.
  • Financial services. J.P. Morgan describes itself as the largest private employer in Bournemouth, and LV= runs two head offices at County Gates. Both bring trainees, auditors and visiting colleagues.
  • Conference delegates. The BIC brings groups for one to four nights through the year.
  • Contractors and relocations. Engineers on local projects, staff starting a new job, and households displaced by a flood or fire while their home is repaired.

Rules and costs for a Bournemouth owner

BCP Council is the local authority. At the time of writing, a property available to let for 140 nights and actually let for 70 is assessed for business rates; otherwise council tax applies, with a 100% premium on furnished homes that are nobody's main residence. Many leasehold blocks restrict short lets, and a mortgage usually needs the lender's consent. There is no single planning use class for serviced accommodation, and councillors voted in May 2026 to examine tighter controls, so check before you buy. The local market

The Bournemouth letting market

The largest short-let market on this coast. Stock runs from Victorian villas split into flats on the East and West Cliffs to purpose-built blocks and town-centre apartments near the Lansdowne. Summer beach demand is backed by conferences, gigs, students and contractors, so calendars fill outside the school holidays too.

Bournemouth has more business demand than any other town on this coast. The Royal Bournemouth Hospital is now Dorset's major emergency hospital, J.P. Morgan's Bournemouth campus is its second largest site in Europe, the Middle East and Africa, LV= has head offices at County Gates, and the BIC brings conference delegates through the year. Bournemouth University adds placement staff, visiting academics and families settling a student.

Two kinds of property do best. One and two-bed flats near the station, the Lansdowne and the town centre take midweek stays from people arriving by train. Houses and flats with parking in the east of the town, around Castle Lane, Littledown and Queen's Park, suit hospital staff, office visitors and contractors with vans. A flat on the clifftop earns more from holidaymakers in August, but the inland stock often lets more evenly across the year.

What brings guests to Bournemouth

  • Seven miles of beach and two piers. An unbroken sandy beach runs from Alum Chine to Hengistbury Head, with Bournemouth Pier at its centre and RNLI lifeguards on the central beaches through the main season. It drives family weeks in the school holidays and short breaks from Easter to October.
  • Bournemouth International Centre. The BIC on the West Cliff stages conferences, exhibitions and touring shows, and the Pavilion Theatre sits beside the Lower Gardens. Delegates and audiences book one to three nights, midweek and at weekends, often well outside the summer peak.
  • Universities and language schools. Bournemouth University, Arts University Bournemouth and the town's English language schools bring visiting parents, graduation weekends, academics and students who need mid-term lets. Halls fill in late September, just as the holiday season ends.
  • Bournemouth station and the airport. Direct South Western Railway trains reach London Waterloo in about two hours, so car-free weekenders are a core market. Bournemouth Airport at Hurn adds inbound leisure guests and travellers who want a night in town before an early flight.
  • Autumn and winter events. Arts by the Sea in late September, then the Alpine market in the Square and Christmas Tree Wonderland from mid November, give the town a second, shorter season. December weekends are the busiest the centre gets outside August.

Which parts of Bournemouth suit serviced accommodation best?

Those close to where people work and arrive. The Lansdowne and the town centre are a walk from Bournemouth station, the coach stops and Bournemouth University's Lansdowne Campus. The east of the town, from Queen's Park to Littledown and the streets off Castle Lane, is close to the Royal Bournemouth Hospital and J.P. Morgan's campus. Winton and Charminster are near the Talbot Campus and the A3049. Clifftop flats work too, but face more competition from holiday lets in summer.

Do hospital staff book serviced accommodation in Bournemouth?

They are one of the steadiest groups. University Hospitals Dorset runs the Royal Bournemouth Hospital on Castle Lane East, which opened its BEACH building for emergency, maternity and children's care in 2025 and is now the area's major emergency hospital. Doctors and nurses on placements or short contracts, agency staff and the relatives of patients all need somewhere to stay. Parking and a quiet bedroom for shift workers matter more to them than a sea view.

Can I run serviced accommodation in a leasehold flat in Bournemouth?

Only if the lease allows it. Many East Cliff, West Cliff and town centre blocks have leases that require use as a private residence, and the Upper Tribunal held in 2016 that short lets can breach that wording. Some leases need the freeholder's consent. Ask a solicitor to read the lease, and tell your lender and the buildings insurer, before you buy furniture or sign with any manager.

Do BCP's parking permits matter for serviced accommodation?

Yes, more than for a holiday let. Contractors and many corporate guests arrive by car or van, and several central Bournemouth streets are residents' permit zones. Some zones issue permits for short-let guests and others do not. Check the zone before you buy or list, and if there is no permit, say so in the listing and point guests to the nearest car park so nobody arrives expecting a space.

Do I pay council tax or business rates on a Bournemouth serviced apartment?

It depends on the letting record. At the time of writing, a self-catering property available to let for 140 nights a year and actually let for 70 is assessed for business rates. Otherwise it pays council tax, and BCP Council charges a 100% premium on furnished homes that are nobody's main residence. Confirm which applies with the council and your accountant.

Do companies book Bournemouth serviced accommodation direct?

Many first find a property on Booking.com or Airbnb, then book again for the next member of staff. Can a serviced apartment carry a mid-term let through the winter?
