How the stock divides in Bournemouth

  • Seafront and town centre flats (BH1, BH2, BH5). East Cliff and West Cliff mansion blocks, Lansdowne apartments and flats near the pier. Close to the beach, the BIC and the station, these usually earn most as short lets, if the lease allows them. Many leases do not, and then a long let is the realistic choice.
  • Family houses near the beach (BH5, BH6). Boscombe and Southbourne houses with parking. Holiday weeks in summer, mid-term lets in winter, and the owner's own weeks in between.
  • Inland houses and flats (BH8 to BH11). Winton, Charminster, Moordown and Kinson. A long-standing tenant market for families, hospital and finance staff and students, with a mid-term market of contractors and relocations alongside.
  • Westbourne (BH4). Flats that can go either way: steady long-let demand, and short lets with longer stays in winter.

How we decide, and when we change it

We start with the property and the paperwork: where it is, what it is, what the lease, the mortgage and the insurance allow. Then your plans. If you want the property each August, or may sell within a few years, a long tenancy is the wrong tool. If you want a steady monthly rent and do not plan to use it, a long let may well be the better answer.

Moving between short and mid-term lets is a calendar decision, made week by week under one agreement. A long let is a commitment, and we say so before you make it.

What the Renters' Rights Act changes for Bournemouth landlords

The main tenancy changes of the Renters' Rights Act 2025 took effect in England on 1 May 2026. In outline:

  • Assured shorthold tenancies became assured periodic tenancies. There is no fixed term.
  • Section 21 no-fault notices have gone. A landlord who wants to sell or move back in must use the relevant ground, with its own notice period and conditions.
  • The tenant can leave on two months' notice.
  • Rent can be increased once a year, through a statutory notice.

For an owner who might want the property back, this changes the calculation. A long let can no longer be treated as a fixed term with a known end. This is a summary, not legal advice: confirm your own position with a solicitor before letting.

A genuine holiday let sits outside the assured tenancy rules, and so does a let to a company. A longer stay where an individual makes the property their only or main home may not, whatever it is called. We decide the form of each mid-term let with that in mind.

Compliance stays with you

Whoever manages the property, the legal duties of the landlord stay with the owner. On a long let that means a gas safety check every year where there is gas, electrical safety inspections, smoke and carbon monoxide alarms, an energy performance certificate, protecting the deposit in a government scheme and right to rent checks. Short lets need a fire risk assessment and the same gas and electrical safety. BCP Council charges a 100% council tax premium on furnished second homes, and a self-catering let that meets the 140 and 70 night test is rated as a business instead. The detail is in holiday let regulations in England and, for income tax since the furnished holiday lettings regime was abolished, holiday let tax after FHL.

A one-off onboarding fee covers photography, listings and a set-up visit and comes out of the first month's income. We list on Airbnb, Booking.com, Vrbo and 20+ channels, price daily, support guests 24 hours a day, manage check-in and inspect regularly. Cleaning, linen and repairs go through recommended local companies you pay directly, or your own. You are paid monthly; notice is 45 days.

The local market

The Bournemouth letting market

The largest short-let market on this coast. Stock runs from Victorian villas split into flats on the East and West Cliffs to purpose-built blocks and town-centre apartments near the Lansdowne. Summer beach demand is backed by conferences, gigs, students and contractors, so calendars fill outside the school holidays too.

Bournemouth has three letting markets side by side. Flats near the pier and the BIC take holidaymakers and delegates. Houses and flats inland, in Winton, Charminster, Moordown and Kinson, have long been let to tenants: families, hospital and finance workers, and students. And between the two sits a mid-term market of contractors, relocations and insurance stays that fills the winter.

The right answer for a property depends on where it is, what its lease and mortgage allow, and what the owner plans to do with it over the next few years. A seafront flat whose lease bars short lets has one realistic option. A Southbourne house the family wants every August has another. A Winton semi the owner may sell in two years needs a third, because since 1 May 2026 a long let in England has no fixed end and cannot be ended just because plans change.

We look at all of that before recommending anything, and we say plainly when a long let is the better choice.

What brings guests to Bournemouth

  • Seven miles of beach and two piers. An unbroken sandy beach runs from Alum Chine to Hengistbury Head, with Bournemouth Pier at its centre and RNLI lifeguards on the central beaches through the main season. It drives family weeks in the school holidays and short breaks from Easter to October.
  • Bournemouth International Centre. The BIC on the West Cliff stages conferences, exhibitions and touring shows, and the Pavilion Theatre sits beside the Lower Gardens. Delegates and audiences book one to three nights, midweek and at weekends, often well outside the summer peak.
  • Universities and language schools. Bournemouth University, Arts University Bournemouth and the town's English language schools bring visiting parents, graduation weekends, academics and students who need mid-term lets. Halls fill in late September, just as the holiday season ends.
  • Bournemouth station and the airport. Direct South Western Railway trains reach London Waterloo in about two hours, so car-free weekenders are a core market. Bournemouth Airport at Hurn adds inbound leisure guests and travellers who want a night in town before an early flight.
  • Autumn and winter events. Arts by the Sea in late September, then the Alpine market in the Square and Christmas Tree Wonderland from mid November, give the town a second, shorter season. December weekends are the busiest the centre gets outside August.

Should my Bournemouth flat be a holiday let or a long let?

It depends on four things: where it is, what the lease and mortgage allow, how much you want to use it, and how long you plan to keep it. A flat a short walk from the beach or the BIC usually earns more as a short let, with higher costs and more variable income. A flat inland, or one whose lease bars short lets, may be better as a long let. We look at the property and tell you which we would choose, and why.

What has the Renters' Rights Act changed for Bournemouth landlords?

Can I switch my Bournemouth house from a long let to short lets?

Only once the tenancy has ended lawfully. A tenant can leave on two months' notice, but a landlord can end the tenancy only on a legal ground. Wanting to change to holiday letting is not something to assume is a ground, so take legal advice first. If the tenant leaves of their own accord, we can plan the move to short or mid-term lets from the date the property is free.

Who is responsible for gas safety and the other checks?

You are, as the owner and landlord. On a long let that includes an annual gas safety check where there is gas, electrical safety inspections, smoke and carbon monoxide alarms, a valid energy performance certificate, deposit protection and right to rent checks. On short lets there is a fire risk assessment and the same gas and electrical safety. We confirm in writing which tasks we carry out or arrange for you, but the legal duty stays with you.

What does long-let management in Bournemouth cost?

It depends on the service you need, so we quote it for your property and set it out in writing before you sign, with what it includes, how rent is paid over and the notice period. Can one Bournemouth property switch between short and mid-term lets?

Yes, and many should. A flat near the seafront can take holiday stays from Easter to September and stays of several weeks in winter from contractors, relocating staff and hospital visitors. That switch is a calendar decision, made week by week under the same management agreement. A long let is different, because once a tenant has moved in the property cannot be switched back at will.

Is my house in Winton or Charminster an HMO?

It may be if you let it to several people who are not one household, as is common near the universities. A large HMO needs a licence from the council, and BCP Council can add further licensing in some areas. Check with BCP Council before letting to sharers. If the house is let as a whole to one household, or run as a short let, the HMO rules usually do not apply in the same way.
