Christchurch is a small, settled town with an airport business park on one side, a major hospital on the other and a population that includes many older residents with families living elsewhere. That combination gives a furnished home here a long-stay market that runs all year, alongside the summer holiday trade on the harbour and the beaches. Which Christchurch homes suit a longer stay
A holiday guest wants the Quay on foot. A guest staying six weeks wants a driveway, a washing machine, a table to work at and a quick run to wherever they are working or visiting.
- Burton and the north of the town (BH23). Houses in the Avon valley, the closest homes to Bournemouth Airport and the Aviation Business Park at Hurn. Contractors and engineers on project work.
- Somerford and Jumpers. Family houses and bungalows with parking, close to the A35 and a short drive to the Royal Bournemouth Hospital on Castle Lane East.
- Around Christchurch station and Bargates. Houses and flats within a walk of trains to Bournemouth, Southampton and London Waterloo, and of the town centre shops. Guests without a car.
- Mudeford, Friars Cliff and Highcliffe. Bungalows and houses that take holiday weeks in summer and can carry a mid-term let from November to March. Hinton Admiral station serves the Highcliffe end.

How the Christchurch year runs
The school summer holiday is the peak, booked by the week, with the food festival over the late May bank holiday and wedding weekends at Highcliffe Castle either side. Spring and autumn bring short breaks for walkers heading for Hengistbury Head and the New Forest.
The holiday trade thins sharply after October, and that is when the longer stays matter most. Airport project work, hospital visits and family moves do not follow the school calendar. From November to March we open the calendar to stays of several weeks, price them to reflect fewer changeovers and no empty nights, and set each end date so the property is free again for Easter.
The 28-night line shapes the plan. Only lettings of 28 nights or less count towards the 70 let nights in the business rates test, so we keep some short stays in the winter calendar rather than filling it with one long booking.

Rules and costs for a Christchurch owner
Christchurch has been part of BCP Council since 2019. At the time of writing there is no short-let licence, furnished second homes pay a 100% council tax premium, and a property that meets the 140 and 70 night test is rated as a business. Retirement blocks usually restrict who may occupy a flat, which rules out most short lets. Tell your lender and insurer who will be staying: a holidaymakers' policy may not cover a contractor or an insurance placement. Keep a fire risk assessment, a gas safety certificate where there is gas, and electrical checks in place. The Christchurch letting market
An older, calmer market than Bournemouth. Cottages and townhouses near the Priory and the Quay, riverside apartments and suburban bungalows let to couples and families who want harbour, river and quiet beaches. Trade is seasonal, strongest from Easter to September, with the May food festival weekend as an early peak.
Christchurch has the quietest holiday trade of the three BCP towns, and some of the steadiest longer-stay demand. The Aviation Business Park at Bournemouth Airport is home to more than 200 businesses, among them aerospace firms such as Honeywell and Curtiss-Wright, and project work there brings engineers and contractors for weeks at a time. The Royal Bournemouth Hospital stands on Castle Lane East, a short drive from the town. And a large retired population means a steady flow of sons and daughters who come to stay for a month while a parent is in hospital, moves into care or moves house.
Those guests want what Christchurch has plenty of: houses and bungalows with driveways, quiet streets and easy access to the A35 and A338. Burton, Somerford, Jumpers and the streets round Christchurch station often suit a longer stay better than the cottages by the Priory, which are holiday stock.

What brings guests to Christchurch
- Christchurch Priory and the Quay. The Priory, the Norman castle ruins and the Quay where the Avon and Stour meet give the town a heritage and riverside appeal that suits couples and older guests. It supports short breaks in spring and autumn, not only summer weeks.
- Christchurch Food Festival. Held over the late May bank holiday weekend, with the 2026 festival on the Quay. It brings a full weekend of visitors before the main season starts and is an early date to price for.
- Harbour and beaches. Avon Beach, Friars Cliff, Mudeford Quay and the ferry to Mudeford Sandbank are a short drive or bus ride from the centre. Family demand follows the school holidays, and the sheltered harbour brings sailors and paddleboarders.
- Christchurch station and the airport. The station is on the main line between London Waterloo and Weymouth, and Bournemouth Airport is at Hurn, under four miles from the town centre. Together they bring car-free weekenders, pre-flight stays and contractors working around the airport.
- New Forest on the doorstep. The New Forest National Park begins a few miles north-east of the town, so a Christchurch base gives guests forest and coast in one trip. That widens demand to walkers and cyclists in the shoulder months.

Do contractors at Bournemouth Airport book short lets in Christchurch?
The airport at Hurn is under four miles from the town centre, and its Aviation Business Park is one of the largest employment sites in Dorset, with aerospace and engineering firms that bring in specialists for project work. Those guests tend to stay for weeks and want parking, a washing machine and an easy run to the airport. Burton and the north of the town suit them best. Will families visiting relatives book a month in Christchurch?
They are one of the town's most dependable longer-stay guests. Christchurch has a large retired population, and when a parent goes into hospital, needs care at home or is moving house, their family often needs somewhere nearby for weeks. A ground floor property or bungalow with parking, near the Royal Bournemouth Hospital or the town centre, suits them. They usually book with little notice, which is why daily pricing and a calendar open to longer stays matter in winter.
Do insurance companies book short lets in Christchurch after flooding?
Displacement stays do happen here. Christchurch sits where the Avon and the Stour meet the harbour, and when a home is damaged by water or fire the household may need a furnished place nearby for months while it is repaired. These stays are often arranged by an insurer or a placement agent. We agree the length, any extension and the form of agreement before arrival, and keep the end date clear of your best summer weeks.
Can I short let a flat in a Christchurch retirement block?
Usually not. Retirement blocks, which are common in Christchurch and Highcliffe, normally have leases that restrict occupation to people over a set age, and some bar any letting at all. A month-long stay by a younger contractor or family would breach that. Read the lease and the management company's rules first, and ask a solicitor if the wording is unclear. A freehold house or bungalow avoids the question.
Is a long winter stay in Christchurch a tenancy?
It can be. A holiday booking is outside the assured tenancy rules, and so is a let to a company. If an individual makes the property their only or main home, the law can treat the arrangement as a tenancy whatever it is called, and since 1 May 2026 that is an assured periodic tenancy with no fixed end.
