What an Alum Chine listing has to show
Guests choosing a beach flat decide on the cover image and the first five photographs. Our professional photography shows the view from the balcony or window as it is, the route from the door to the sand, and the parking space if there is one. The title leads with what guests filter for: sea view, parking, sleeps how many.
The description gives the walk to the beach in minutes and says whether it involves steps, a lift or the chine path, because the climb back up is the most common surprise. Families ask the same questions before booking: cot, high chair, stair gate, where to wash off sand. Answering them in the listing saves a round of messages and lifts the conversion rate.
Peak weeks and the quiet half of the year

The Alum Chine letting market
The clifftop and wooded chine below Westbourne, where purpose-built apartment blocks and converted villas sit a short walk from one of Bournemouth's quieter beaches. It is a family and couples market, strongly seasonal from Easter to September, with Westbourne's shops keeping it workable for winter and long stays.
Beach-front supply at Alum Chine comes down to a small number of blocks, and guests find them under Bournemouth and Westbourne searches as well as by name. Sea view, balcony and parking are what they filter for and pay for, and the cover photograph decides most of the clicks.
Families dominate from late May to early September, when lifeguards are on duty. The rest of the year belongs to couples, walkers and dog owners, and the rate falls to match. Guests judge an Alum Chine stay on the view, the cleanliness and the climb back up the chine, so the listing has to be exact about all three.
The trade-off for a host is concentration: many of the year's best reviews and most of its income arrive in a few weeks of back-to-back family stays, which is when a listing's cleanliness score is most at risk.
What brings guests to Alum Chine
- Alum Chine Beach. The westernmost of Bournemouth's main beach access points: soft sand, a gentle slope, a beach office, kiosk, showers and lifeguards from late May to early September. It stays calmer than the pier even in August, which is what families with young children book for.
- Play park and tropical gardens. A pirate-themed play park sits beside the sand and subtropical gardens climb the chine behind it. Both are free and close to the apartments, a selling point for family listings in the school holidays.
- Dogs allowed towards Branksome. The beach on the western side of Alum Chine, towards Branksome, stays open to dogs all year, while the main beaches exclude them from 1 May to 30 September. Pet-friendly flats here can take summer bookings others cannot.
- The promenade. The flat seafront path runs east to Bournemouth Pier and west towards Sandbanks. Guests walk to the town centre along it, so a car is optional for a short break.
- Westbourne village. Westbourne's arcade, restaurants and everyday shops are a short walk uphill through the chine. It means an Alum Chine flat works for a month in winter as well as a week in summer.

Does my Alum Chine flat need a sea view to work on Airbnb?
No, but it changes the pitch. A flat with a view sells on the cover photograph; one without sells on the walk to the sand in minutes, parking and price. Both can let well in summer. Without a view, winter depends more on monthly stays than on weekend breaks, so we set weekly and monthly discounts on the listing and price for that. Can you co-host a listing in a managed block?
Yes, provided the lease permits short lets. Co-hosting adds us to your existing listing, so its reviews and Superhost history stay with it. We manage check-in, with 24-hour support for lock-outs and late arrivals, so guests arrive without disturbing the neighbours. If the block's rules set a minimum length of stay, or ban luggage in the lift at certain times, we set the listing to match and put the rules in the arrival message.
When should summer dates open for booking at Alum Chine?
Early. Families plan school-holiday weeks months ahead, so we keep the calendar open well in advance and price peak weeks firmly from the start, adjusting daily as they fill. Block your own dates in the owner portal before summer opens, because a peak week a guest has booked cannot be taken back without a cancellation, and host cancellations count against the listing on Airbnb.
Are dogs a good idea in an Alum Chine listing?
Often, yes. The beach west of the Alum Chine beach office towards Branksome Chine is open to dogs all year, while BCP Council's main beaches ban them from 1 May to 30 September. Sand in a bed or a missing towel shows up in the cleanliness score, so the checklist covers balconies, showers and the beach kit. Guests get one arrival message with parking, codes and the route down the chine.
Should the gardens and the land train go in my Alum Chine listing?
Not at the moment. The tropical gardens above the beach were closed indefinitely in January 2025 over landslip risk, and the seasonal land train has not always served the western route. A listing that promises either risks an accuracy complaint.
