Westbourne listings attract a guest who reads carefully: couples, older travellers and people staying a month while they relocate or visit family. They compare kitchens, desks and parking, not distance to the pier. Airbnb management in Westbourne means building a listing for that guest and pricing it for weeks as well as weekends. We hold Airbnb Superhost status and manage listings here under our Airbnb management service: we build or co-host the listing, set weekly and monthly pricing, answer every message and coordinate changeovers.
Writing the listing for the Westbourne guest
The cover photograph should not be a beach that is a walk away. We lead with the property, then the setting: the glass-roofed Victorian arcade of 1884 to 1885, the restaurants on Poole Road and Seamoor Road, the wooded path down Alum Chine.
Long-stay guests filter for a washing machine, a workspace and reliable wifi, so those are listed and photographed. The title says what the guest searches for: whole flat, parking, minutes to the arcade. We also say which rooms face Poole Road, because accuracy is what keeps the location score high in a village listing.
Weekly and monthly pricing
Airbnb lets a host set weekly and monthly discounts, and in Westbourne they decide the winter. A flat priced only by the night can sit empty midweek from November; the same flat with a sensible monthly rate can take a relocating couple for six weeks.
We review prices daily and balance the two: nightly rates for summer, Easter and the half terms, longer stays when the seafront trade falls away. Our pricing strategy guide explains the reasoning.
The guests Westbourne listings attract
- Couples and older travellers booking a week of restaurants, shops and the promenade.
- Relocating households and visiting family, who search both Bournemouth and Poole and land between them.
- Summer families who want the calmer beach at Alum Chine and a village base.
- Guests arriving by train or bus: Branksome station is within walking distance, and Poole Road carries buses to both towns.
To the west, Branksome and Canford Cliffs sell the Poole beaches.
House rules, neighbours and the owner's obligations
Converted villas share entrances, stairs and bins, so house rules cover quiet hours, occupancy and parking, and the arrival message explains them. Guests are screened through each platform's tools, and Airbnb's AirCover for Hosts applies to Airbnb stays.
The lease comes first: check it for short-let restrictions and tell your lender and insurer. BCP Council charges a 100% council tax premium on furnished second homes; a flat available for 140 nights and let for 70 can be assessed for business rates. The furnished holiday lettings tax regime was abolished from April 2025. Safety basics are a fire risk assessment, gas and electrical checks and insurance for paying guests. See holiday let regulations in England and holiday let tax after FHL.
Co-hosting and channel spread
If your Westbourne listing already has reviews, we co-host it and keep them. We answer messages through one inbox with 24-hour support, manage check-ins and coordinate cleaning and linen through recommended local companies you pay directly, or your own cleaner.
We then list the property on Booking.com, Vrbo and 20+ other channels, plus the group's direct booking site, all through one system. Returning visitors often prefer to book direct, and Booking.com reaches travellers who do not use Airbnb at all. Commission is 16% of booking revenue with no retainer and no monthly fee: see our pricing and how it works. For the town as a whole, see Airbnb management in Bournemouth.
Full in summer. Earning in winter too.
Most holiday lets in Westbourne go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Westbourne letting market
An upmarket village quarter between Bournemouth and Poole. Victorian villas converted to flats and mansion-style apartment blocks let to couples, older guests and long-stay visitors who want shops and restaurants on foot. It is the least seasonal of the Bournemouth neighbourhoods: the high street trades in February much as it does in August.
Westbourne lies on the boundary between Bournemouth and Poole, which helps a listing: it can be found by guests searching either town. The guests it suits are those staying longer and spending locally: couples, older travellers and people on stays of weeks rather than nights.
The risks are specific: traffic noise on Poole Road, limited parking at some converted villas, and the uphill walk back from Alum Chine. Each belongs in the listing text, not in a guest's review.
Because the village trades all year, a Westbourne listing earns more of its income outside the summer than a seafront one, and that income comes from Airbnb's weekly and monthly searches as much as from weekend breaks.
What brings guests to Westbourne
- Westbourne Arcade and the high street. A Grade II listed Victorian arcade of the 1880s, with independent shops, delis, restaurants and a small cinema around Poole Road and Seamoor Road. Guests choose Westbourne for the village itself, so bookings hold up through winter.
- Alum Chine and the western beaches. The wooded chine runs downhill from the village to a quieter, family-friendly beach, well under half an hour on foot. Summer families book here for calmer sand than the pier, with the shops a walk back up the hill.
- Between two towns. Westbourne is on the main bus corridor between Bournemouth and Poole, with Branksome station within walking distance to the west. The position suits guests working in either town and those visiting family across the conurbation.
- Built for long stays. A working high street with delis, pharmacies and launderettes, on quiet residential roads, makes the area a common choice for stays of a month or more: relocations, home renovations and winter lets.

Full pricing and what is extraAirbnb management in Westbourne: questions
Is there enough Airbnb demand in Westbourne without a sea view?
Yes, from a different guest. Westbourne bookings come from people who want restaurants, independent shops and a quieter base between Bournemouth and Poole, often for a week or longer. A sea view raises the nightly rate; what Westbourne offers instead is demand that does not stop in November. The listing is written for that guest, with the kitchen, workspace and village in the first photographs.
Can you manage monthly stays through Airbnb?
Yes. We set weekly and monthly discounts on the listing and take stays of a month or more through Airbnb and the other channels, particularly in winter. Longer guests get the same 24-hour support as anyone else, and the property is still inspected regularly. Ask us how a stay of a month or more would be set up, since the rules for longer lets differ from holiday stays.
I already host in Westbourne. What changes if you co-host?
The listing and its reviews stay yours. We take over pricing, guest messages and check-in, coordinate cleaning, linen and maintenance through recommended local companies you pay directly, and add the property to Booking.com, Vrbo and other channels. If you want to stop, the notice period is 45 days, and bookings already taken are honoured. You see every booking and payout in the owner portal.
Does parking in Westbourne affect reviews?
It can. Parking is on-street and in car parks around the village, and many converted villas have fewer spaces than flats. We state exactly what the guest gets: an allocated space, or street parking and where to find it. Clear directions in the arrival message prevent most complaints, and a flat with its own space says so in the listing title.
Should my Westbourne listing mention Alum Chine beach?
Yes, honestly. The walk down the wooded chine to the beach is well under half an hour and is one of the best things about staying in Westbourne. The walk back is uphill, and the listing should say so. We describe the route, the play park at the bottom and the dog-friendly stretch towards Branksome, and we never use a beach photograph as the cover image for a flat without a view.
How do you handle noise from Poole Road in a listing?
By telling guests before they book. We say which rooms face Poole Road and which face the back, photograph the street, and set the main bedroom on the quiet side where the layout allows. Noise that was disclosed rarely appears in a review; noise that was hidden usually does, and it pulls down the accuracy and location scores. Guests who mind traffic simply choose a different flat, which is better for everyone.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
