Burley is a village guests choose from a single photograph: a pony outside the tea room, heather on the hill behind. Sea Breeze, an Airbnb Superhost, builds Burley listings that live up to that photograph, or co-hosts yours, and runs them on Airbnb, Booking.com, Vrbo and 20+ channels. This is our Airbnb management service in the south-west of the New Forest, with cleaning and laundry through recommended local companies that you pay directly.

A Burley listing that converts

Guests find Burley by searching the Forest and filtering. Dogs allowed, free parking, garden, wood burner and somewhere to lock bikes are the filters that decide it. Where the property has them, they go into the title and the first photographs.

The gallery should open on the setting, the heath or the lane with the ponies, then the living room, the garden and the bedrooms. We shoot the garden fence and gate, because dog owners zoom in on them. The description names what the guest can walk to: the village shops and tea rooms, the cycle hire, the heath and Castle Hill, an Iron Age hillfort just west of the village. It is honest about the rest: no station, dark lanes, any cattle grid on the way in, and mobile signal. A new listing is typically live within a week of the photographer's visit.

Who books Burley on Airbnb

  • Families in the school holidays, for ponies, a garden and days out at the cider farm and the fudge shop.
  • Cyclists, who hire bikes in the village and take the old railway line towards Brockenhurst, part of more than 100 miles of waymarked Forest routes. Cycling is only allowed on those routes, which the listing should say.
  • Dog owners, all year, who walk straight onto the heath.
  • Couples on short breaks and at Christmas, and visitors curious about the village's witchcraft history.

House rules and neighbours

A Burley listing needs rules for the animals as well as the people. Ponies and cattle walk through the village; feeding or petting them is banned under a local order with a fixed penalty. Forest roads are unfenced with a 40mph limit, and animals stand in the road at night. Gates stay shut. Garden waste and food never go over the fence.

Burley is a small, close village, so the rules also cover noise after dark, parking off the verges and bins, and our arrival message gives directions that do not rely on satnav down the lanes.

Reviews, pricing and channels

We answer guests quickly, inspect between stays and fix small problems before they become comments, because a steady run of five-star reviews keeps the listing high in search. Pricing is reviewed daily: summer and the show week at the end of July at the top, spring and autumn weekends for walkers and cyclists, and winter midweeks opened to shorter and longer stays. Airbnb carries the couples; Vrbo and Booking.com bring families and touring guests.

Know the rules before you list. Planning in Burley sits with the New Forest National Park Authority, which is cautious about new holiday accommodation outside its defined villages. New Forest District Council charges a 100% council tax premium on second homes unless the property qualifies for business rates. See holiday let regulations in England.

Cost and coverage

Commission is 16% of booking revenue with no retainer and no monthly fee; see pricing. Burley is beyond our Bournemouth base, so we confirm coverage and the local cleaning partner before your listing goes live.

Our difference

Full in summer. Earning in winter too.

Most holiday lets in Burley go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.

  • Flexiestays charges only 8% on the bookings it brings
  • Winter stays of a week to several months
  • Long stays fill the gaps between summer seasons
The local market

The Burley letting market

A small village on open heath in the south-west of the National Park, about four miles south-east of Ringwood, known for its witch-themed shops, tea rooms and ponies in the street. Thatched and brick cottages, bungalows and larger forest houses let to families, cyclists, riders and dog owners, mostly from Easter to October.

Burley sells itself on Airbnb photographs: ponies outside the village shop, heather on the hills, a thatched roof. Guests searching the south-west of the Forest compare Burley with Ringwood and Brockenhurst, and Burley wins on character and the walk onto the heath. It loses where the listing hides the practical limits: no station, a small village centre, dark lanes at night and mobile signal that varies.

Most bookings come from Easter to the end of October. Families take the school holidays; walkers, cyclists, riders and dog owners take spring and autumn weekends. Couples book cottages at Christmas and for winter breaks, but winter is quieter here than in the larger villages, so winter pricing has to work harder.

New holiday accommodation is hard to get through planning in Burley, which is outside the National Park's defined villages, so a listing with a strong review history is worth protecting.

What brings guests to Burley

  • Ponies in the village street. Commoners' ponies and cattle graze the greens and wander through the centre. For many families it is the picture of the New Forest, and it is what they book Burley to see.
  • Cycle hire and the old railway line. A cycle hire shop in the village rents bikes, tandems and dog trailers, and the off-road route along the disused railway towards Brockenhurst is a family favourite. Cyclists want secure storage and a hose.
  • Witch shops, tea rooms and a cider farm. The village trades on Sybil Leek, the self-styled white witch who lived here in the 1950s. Gift shops, a fudge shop, tea rooms and a cider farm make it a day out, and a reason to stay longer.
  • Heath walking and riding. Castle Hill, an Iron Age hillfort, and the heaths around the village bring walkers, dog owners and riders in spring and autumn as well as summer.

Questions owners ask

Airbnb management in Burley: questions

Can you co-host my Burley Airbnb rather than start again?

Yes. If the listing is in good shape we co-host it, so the reviews, rating and any Superhost standing stay on your account. We take over pricing, guest messages, check-in and 24/7 support, and arrange cleaning and laundry through a recommended local company you pay directly, or keep your own cleaner. If the gallery misses the heath, the garden or the bike storage, we reshoot during onboarding.

What makes a Burley listing stand out?

The setting in the first photograph, and the practical filters ticked: dogs allowed, free parking, garden and somewhere to lock bikes. The title should name what is near, such as the heath or the village centre, and the description should mention the cycle hire in the village and the off-road route towards Brockenhurst. Guests looking at Burley want to picture their first walk.

How do you stop the ponies becoming a bad review?

By telling guests before they arrive. Ponies and cattle wander through the village and graze up to garden fences. Our house rules and arrival message explain that feeding or petting them is banned under a local order, that gates must stay shut, that nothing goes over the fence, and that Forest roads have a 40mph limit. Guests who know expect animals on the lane, and love it.

Should my Burley Airbnb allow dogs?

In Burley it usually pays. Dog owners walk straight onto the heath, and the village cycle hire even rents dog trailers. We agree a pet policy and fee with you, remind guests to keep dogs close in the ground-nesting season from 1 March to 31 July, and brief the cleaners. A fully enclosed garden is the detail that converts dog owners.

Can I put a shepherd's hut or cabin in my Burley garden for Airbnb?

Speak to the New Forest National Park Authority first. It decides planning in Burley, and its Local Plan supports new visitor accommodation mainly in the four defined villages of Ashurst, Brockenhurst, Lyndhurst and Sway. Burley is not one of them. A hut or cabin let to guests can need permission even if it sits in your garden, so get advice before you buy one.

Which platforms suit a Burley property?

Airbnb for couples and short breaks, Vrbo for families booking a whole house for a week, Booking.com for touring guests and late bookings, and the group's own Flexiestays site for direct and returning guests. We run them all from one calendar and one inbox, so nothing is double booked and every message is answered.

Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
