Photographs and set-up

Photography is part of onboarding. A new listing is typically live within a week of the photographer's visit. For a Purbeck cottage that means the garden, the view and the character inside; for a Bournemouth flat, the light, the layout and the view from the balcony.

Rules to check first

Both Dorset councils charge a 100% second homes premium, and the business rates test is 140 nights available and 70 let. Read the lease of any flat, tell your insurer and lender about paid guests, and keep a fire risk assessment, gas safety certificate and electrical checks current. The local market

The Dorset letting market

The county splits between two councils: BCP Council for the Bournemouth, Christchurch and Poole conurbation, and Dorset Council for the rest, from Purbeck and the Jurassic Coast to the market towns of east Dorset. Coastal lets earn most in summer and the school holidays; inland towns let to families, walkers and longer stays.

Airbnb guests search Dorset by place, not by county: Bournemouth, Sandbanks, Swanage, Studland, Lulworth, Weymouth. Within a few miles the guest changes. In Bournemouth and Poole they are couples and friends on weekend breaks, event-goers and business visitors, many booking a day or two ahead. In Purbeck and on the Jurassic Coast they are families planning summer weeks months ahead, and walkers and couples taking two to four nights in spring and autumn. In inland towns such as Verwood and Ferndown they are visiting relatives and people working nearby.

A listing has to answer the questions that guest asks. For the coast that is the walk to the beach, the view, parking and whether dogs are welcome. For Purbeck it is also the route in: the Sandbanks chain ferry or the road through Wareham. Inland it is a whole house, a kitchen and space for a car.

Airbnb is one channel among several. Families booking a whole house for a week often use Vrbo, and many guests who would otherwise stay in a hotel use Booking.com, so we run them all from one calendar.

What brings guests to Dorset

  • The Jurassic Coast. England's first wholly natural World Heritage Site runs for about 96 miles from Exmouth to Studland Bay, taking in Durdle Door, Lulworth Cove and Chesil Beach. It brings walkers and families to Purbeck and Weymouth from spring to autumn.
  • The BCP beaches. Bournemouth, Poole and Christchurch share a long run of sandy beaches, from Sandbanks to Hengistbury Head and Mudeford. This is the deepest summer market in the county and the one with the most winter demand.
  • Purbeck and its National Trust land. Studland's beaches and heaths and the ruins of Corfe Castle are National Trust land, linked by the Swanage Railway and the Sandbanks chain ferry. They give Purbeck lets a season from Easter to the October half term.
  • Market towns and country parks. Wimborne, Wareham, Ferndown and Verwood let to visiting families, walkers and contractors rather than beach weeks, with Moors Valley Country Park near the Hampshire border as a family draw.

Airbnb management in Dorset: questions

Do you manage Airbnb listings outside Bournemouth, Christchurch and Poole?

Yes. Our office is in Bournemouth and most of our listings are in the BCP area, but we also manage in Purbeck, Weymouth and east Dorset, including Swanage, Studland, Corfe Castle, Wareham, Wimborne, Ferndown and Verwood. For properties further out we check at the first visit that a recommended local cleaning company can turn the property round to the standard Airbnb guests expect, before we take the listing on.

Can you co-host my existing Dorset Airbnb listing?

Yes. If the listing has a good record we co-host it, so the reviews, the history and any Superhost standing stay on your account. We take over pricing, messaging, check-ins and 24/7 guest support, and arrange cleaning and linen through recommended local companies you pay directly. We change photographs, the title or the description only where they are costing you bookings.

Should my Dorset listing be on Vrbo and Booking.com as well?

Usually yes. Families booking a week in Purbeck or Weymouth often search Vrbo, and Booking.com reaches guests who would otherwise book a hotel or guest house in Bournemouth or Poole. Does the Dorset second homes premium apply to an Airbnb?

It can. Dorset Council and BCP Council both charge a 100% council tax premium on furnished second homes from 1 April 2025. An Airbnb that is available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates instead. A property let only occasionally will usually stay on council tax with the premium, so plan your calendar with the test in mind.

How do you handle house rules and neighbours in Dorset villages?

Small villages notice every arrival. We set clear house rules on numbers, parking, noise and bins, state them in the listing so guests choose with their eyes open, and screen bookings through the platforms' own tools. Arrival messages explain where to park and which way to the property. Our 24/7 line means a neighbour with a problem reaches someone who can act that night.

Will Dorset guests bring dogs, and should I allow them?

Many do, especially walkers and families. Pet-friendly listings widen the market, but beach rules differ: several BCP beaches restrict dogs in summer, and the National Trust asks for short leads on Studland's beaches from May to September. We state the nearest dog-friendly beach and walk in the listing, set a pet fee if you choose, and tell the cleaning company in advance.
