Studland Airbnb guests come for one thing above all: the National Trust beaches between Shell Bay and Old Harry Rocks. They read a listing to find out how far the sand is, whether they can park, and how to get there across the ferry or round by road. Sea Breeze, an Airbnb Superhost, provides Airbnb management in Studland: we build the listing and run it, or co-host the one you already have, for 16% commission on booking revenue. The full service is on our Airbnb management page.
A listing that matches the village
Studland's appeal is specific, so the listing should be too. We lead with the nearest beach by name, Knoll Beach, Middle Beach, South Beach or Shell Bay, and the walk to it in minutes. We say whether there is private parking, show the garden and any view, and describe the route to Old Harry Rocks and the heath. For walkers we mention the end of the South West Coast Path at South Haven Point; for families, the shallow water.
Photography is part of onboarding, and a new listing is typically live within a week of the shoot. The first five images do the selling: the outside, the main living space, the best bedroom, the garden and the view or the walk to the beach.

- Returning guests who want the same house for the same week each year, and book direct when they can.
Reviews and Superhost standing
In a village where many homes are holiday lets, reviews decide which listing is opened first. They are lost on small things: a late reply, a missed detail at check-in, a clean that fell short. We protect them with one inbox for every platform, replies at any hour, arrival messages that explain the ferry and the parking, and inspections between stays. Cleaning and linen are done by a recommended local company that you pay directly; we book and coordinate it, or you keep your own cleaner.
House rules and neighbours
Studland is small, and neighbours notice every car. We set limits on guests and vehicles, quiet hours and bin instructions, state them in the listing, and screen bookings through the platforms' own tools. Dog-owning guests get the National Trust lead rules before they arrive.
Arrivals by ferry or by road
Most Studland guests drive, and the route in shapes the first impression. The chain ferry from Sandbanks takes about four minutes and runs every 20 minutes from 7am to 11pm, but it can queue on summer weekends and pauses each year for maintenance, when guests must come round through Wareham and Corfe Castle instead. Our arrival message covers both routes, the timings, where to park and how to collect the key.
Pricing, channels and the rules
Prices are reviewed daily: full summer weeks at full rate, shorter stays in spring and autumn, flexible minimum stays in winter. We add Booking.com, Vrbo, Flexiestays and 20+ channels to Airbnb and keep them on one calendar.
Studland is in Dorset Council's area, which charges a 100% premium on furnished second homes; the 140 and 70 night business rates test decides whether a let is rated instead. Our guide to holiday let regulations in England covers safety and insurance.
Commission is 16% of booking revenue, with no retainer and no monthly fee, and notice is 45 days. See our pricing. Nearby, see Airbnb management in Swanage and Corfe Castle, or the county view on our Dorset page.
Full in summer. Earning in winter too.
Most holiday lets in Studland go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Studland letting market
A small Purbeck village behind about four miles of National Trust beaches and heath, with Old Harry Rocks at its southern end and the Sandbanks chain ferry at its northern tip. Housing is limited: cottages, detached houses and a few flats, many already second homes. Demand is strongly seasonal, led by families in summer and walkers in spring and autumn.
On Airbnb, Studland is searched alongside Swanage, Sandbanks and Poole, and guests compare a Studland listing with all of them. What it offers that the others cannot is the National Trust beach on the doorstep, the heath behind it and Old Harry Rocks within walking distance. A listing that leads with those, and states the walk to the sand in minutes, stands out from the generic "Dorset coast" listings around it.
The guest mix shifts through the year. Families plan summer weeks months ahead and often compare Airbnb with Vrbo. Couples, walkers and birdwatchers book two to four nights in spring and autumn, often at short notice when the forecast is good. Some guests arrive on foot from the South West Coast Path, which ends at South Haven Point, or by the Purbeck Breezer bus.
Because so many village homes are holiday lets, reviews carry unusual weight here: a guest choosing between similar cottages picks the one with the stronger record.
What brings guests to Studland
- Studland Bay beaches. Shell Bay, Knoll Beach, Middle Beach and South Beach give about four miles of sand backed by dunes, with gently shelving water. All are owned by the National Trust. Families book full summer weeks for the calm water.
- Old Harry Rocks. The chalk stacks at the eastern end of the Jurassic Coast are a short walk from the village along the coast path. They bring walkers and photographers outside the school holidays.
- Studland and Godlingston Heath. A national nature reserve since 1946, home to all six native British reptiles, with the Little Sea lake behind the dunes. Birdwatchers and walkers fill spring and autumn weekends.
- Sandbanks chain ferry. The ferry crosses from Sandbanks to Shell Bay in about four minutes, every 20 minutes from 7am to 11pm, so Poole and Bournemouth are close by road. It pauses each year for maintenance, which changes the arrival route.
- South West Coast Path. The path ends at South Haven Point at the north of the bay. Walkers starting or finishing the trail book one or two nights in the village.

Full pricing and what is extraAirbnb management in Studland: questions
Can you co-host my Studland Airbnb and keep my reviews?
Yes. If your listing already performs, we co-host it so the reviews, booking history and any Superhost standing stay on your account. We take over pricing, guest messaging, check-ins and 24/7 support, and arrange cleaning and linen through a recommended local company that you pay directly. We update photographs or copy only where they are costing you bookings.
How do you explain the Sandbanks ferry to Airbnb guests?
Before they travel. The arrival message explains both routes into Studland: the chain ferry from Sandbanks, every 20 minutes from 7am to 11pm and about four minutes across, or the road through Wareham and Corfe Castle. It warns that the ferry can queue on summer weekends and pauses each year for maintenance. Guests who know the route arrive calmer and review better.
What makes a Studland Airbnb listing stand out?
Specifics. Name the nearest beach and the walk in minutes, say whether there is private parking, since the National Trust car parks fill on hot days, and show where wetsuits, bikes and boots go. Photograph the garden and any view honestly. State the dog policy and the beach lead rules. Guests compare many similar cottages, and the precise listing wins the booking.
Is a Studland listing worth putting on Vrbo and Booking.com?
Usually yes. Families booking a whole house for a summer week often search Vrbo first, and Booking.com reaches guests who would otherwise book a hotel or pub room nearby. We list on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ channels, keep one calendar so nothing is double booked, and answer every message from one inbox, whichever platform it came from.
What house rules suit a Studland Airbnb?
Rules that protect a small village. Set a maximum number of guests and cars, quiet hours, and clear instructions for bins and recycling. Say whether parties are allowed, and for most village houses the answer should be no. We put the rules in the listing so guests choose knowingly, screen bookings through the platforms' tools, and answer neighbours' concerns at any hour.
Do you manage Airbnb listings this far from Bournemouth?
Yes, in Studland and the rest of Purbeck. Our office is in Bournemouth, across Poole Harbour, and our guest support works the same wherever the property is. The part that depends on distance is cleaning and maintenance, so we confirm at the first visit that a recommended local company can handle your changeovers to Airbnb standard before we take the listing on.
What does Airbnb management in Studland cost?
Commission is 16% of booking revenue, with no retainer and no monthly fee. A one-off onboarding fee covers the photo shoot, creating or refreshing the listings and a set-up visit; it is quoted before you sign and deducted from the first month's income. Cleaning, linen and maintenance are paid directly to the companies that do them. Notice to end the agreement is 45 days.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
