Most Dorset holiday homes earn their year between Easter and the October half term, then sit half empty until spring. Our winter let management is for owners who want the property working from November to March as well. Three Dorset winters, not one
The county splits into three winter markets, and a property's address decides which plan it gets.
- Purbeck: Swanage, Studland, Corfe Castle and Wareham. Quiet midweeks, busy festive weekends. The Swanage Railway runs its Christmas trains through December, Swanage holds a Christmas market and pier lights, and walkers come for the coast path whenever a dry spell arrives. - The Jurassic Coast at Weymouth. A resort that empties after the summer, with one big night: New Year's Eve, when much of the town goes out in fancy dress. Dorset County Hospital in Dorchester, about eight miles away, brings staff who need somewhere for weeks rather than nights. See Weymouth.
- East Dorset: Wimborne, Ferndown and Verwood. Here winter is barely a season. The Ferndown and Uddens industrial estates keep contractors coming, Wimborne holds its Christmas Festival and market, and families visiting relatives fill houses over Christmas. See Wimborne, Ferndown and Verwood.
Who books a Dorset home in winter
Winter guests are rarely on holiday in the summer sense. They come for a reason, and they stay longer.
- Contractors and engineers. Jobs at the Ferndown and Uddens estates, at Wytch Farm, the onshore oil field near Corfe Castle operated by Perenco, and at Dorset Innovation Park at Winfrith, the county's Enterprise Zone, home to defence firms such as QinetiQ and Atlas Elektronik UK.
- Hospital staff. Agency and newly appointed staff at the Royal Bournemouth, Poole and Dorset County hospitals, booking a month at a time.
- Families visiting relatives for Christmas, New Year and birthdays, wanting a whole house with parking near the people they are visiting.
- Remote workers who would rather spend January in Swanage or Wareham than in a city flat.
- Walkers and couples on the Jurassic Coast and the Purbeck Hills, booking short breaks when the forecast is good.
Stock that works from November to March
Winter guests judge a property on things a summer guest barely checks. Reliable heating that is easy to control, hot water that does not run out, fast wifi with a proper table to work at, off-road parking and a washing machine and dryer all matter more than a sea view. Weekly and monthly pricing
We set a nightly price for the festive weekends and events, and a weekly and a monthly rate for the weeks in between. A longer stay earns less per night, but one changeover replaces several, and the cleaning bill you pay to the recommended company falls with it. Prices are reviewed daily, so a quiet January week can be sold as part of a month while Christmas is held at full rate.

The Dorset letting market
The county splits between two councils: BCP Council for the Bournemouth, Christchurch and Poole conurbation, and Dorset Council for the rest, from Purbeck and the Jurassic Coast to the market towns of east Dorset. Coastal lets earn most in summer and the school holidays; inland towns let to families, walkers and longer stays.
Winter in Dorset is not one market. Purbeck and the Jurassic Coast go quiet after the October half term and wake up for Christmas, New Year and the February half term, with walkers in between when the weather is kind. Weymouth has its own New Year's Eve, when the town turns out in fancy dress. The east Dorset towns barely notice the season: Ferndown, Wimborne and Verwood let to contractors, staff visiting the industrial estates and families visiting relatives, in January as much as in June.
So the winter plan depends on the address. A cottage in Corfe Castle needs Christmas weekends priced early and the quiet weeks offered as longer stays. A detached house in Ferndown needs a monthly rate and a desk more than it needs a winter discount. A seafront flat in Weymouth needs New Year sold as its own event.

What brings guests to Dorset
- The Jurassic Coast. England's first wholly natural World Heritage Site runs for about 96 miles from Exmouth to Studland Bay, taking in Durdle Door, Lulworth Cove and Chesil Beach. It brings walkers and families to Purbeck and Weymouth from spring to autumn.
- The BCP beaches. Bournemouth, Poole and Christchurch share a long run of sandy beaches, from Sandbanks to Hengistbury Head and Mudeford. This is the deepest summer market in the county and the one with the most winter demand.
- Purbeck and its National Trust land. Studland's beaches and heaths and the ruins of Corfe Castle are National Trust land, linked by the Swanage Railway and the Sandbanks chain ferry. They give Purbeck lets a season from Easter to the October half term.
- Market towns and country parks. Wimborne, Wareham, Ferndown and Verwood let to visiting families, walkers and contractors rather than beach weeks, with Moors Valley Country Park near the Hampshire border as a family draw.

Is winter letting worth it anywhere in Dorset outside Bournemouth?
Yes, but the reason changes with the place. Inland east Dorset has work and family demand that carries on through January. Purbeck has Christmas, the Swanage Railway's December trains and walkers on mild weekends. Weymouth has New Year's Eve and the hospital in Dorchester a short drive away. Where a place has little short-break demand in midwinter, longer stays through Flexiestays are what fill the calendar. We tell you at the first visit which of those applies to your property.
Which months are hardest to fill in rural Dorset?
Early November and the stretch from the second week of January to the February half term. December books well around Christmas and New Year, and February half term brings families back to the coast and to attractions such as Monkey World and the Tank Museum. The hard weeks are the ones we sell as weekly and monthly stays rather than discounting night by night, because one long booking covers several quiet weekends with a single changeover.
Do winter bookings help with the Dorset Council second homes premium?
They can. Dorset Council charges a 100% premium on furnished second homes from 1 April 2025, which doubles the bill. A property available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates instead. Every winter night that is genuinely let counts towards the 70, so a calendar that only earns in summer may fall short where a winter-let one does not. Stays of 28 nights or more raise questions about the business rates letting test and, where a guest makes the property their home, about tenancy law, so each one is set up with the agreement that fits it.
