Burton is a village in the Avon valley just north-east of Christchurch, between the river and the edge of the New Forest. It is not on the coast, and that is the point: owners here have a family house with a drive and a garden, a short drive from Christchurch Quay and the beaches, in a quiet village with an older core. What lets well in Burton

Most of the village was built in the 1970s: family houses and bungalows on residential roads, with some 18th-century buildings around the old village. All of it is BH23 and all of it lets as whole homes.

Guests pay for room, parking and a calm base. A three or four-bedroom house with a garden suits families in summer and groups visiting relatives at Christmas. Homes near the river and the Avon Valley Path suit walkers. A house with a drive and good broadband suits contractors working around Christchurch and Hurn. A village in the Avon valley about a mile and a quarter north-east of Christchurch town centre. Most of its housing dates from the 1970s, with some 18th-century buildings in the old village. Burton is not a beach resort, and a Burton holiday let should not be priced like one. It is a residential village of mostly 1970s family houses around an older core with some 18th-century buildings, about a mile and a quarter north-east of Christchurch town centre. Guests are families visiting relatives, New Forest walkers and cyclists, walkers on the Avon Valley Path, people flying from Bournemouth Airport at Hurn, and contractors on longer stays.

That makes the market less seasonal than the coast. Summer still leads, because families want Christchurch Quay and the beaches a short drive away from a house with room and a drive. But midweek, weekend and mid-term demand fills more of the rest of the year, and the gap between August and February is narrower than in Mudeford or Highcliffe. Rates are lower than a seafront home, and so is the dependence on six summer weeks.

What brings guests to Burton

  • Christchurch next door. The Priory, the Quay and Christchurch station are a short drive or bus ride away. Burton suits guests who want Christchurch and its beaches from a quieter village base with easier parking.
  • New Forest edge. The New Forest National Park begins a short drive north-east, towards Bransgore. Walkers, cyclists and dog owners book here for forest days with the coast close by, mainly in spring and autumn.
  • Avon Valley Path. The 34-mile walking route from Salisbury Cathedral to Christchurch Priory passes through Burton, and the River Avon runs along the western side of the village. It brings walkers outside the summer peak.
  • Bournemouth Airport. The airport at Hurn is a short drive west of the village. Pre-flight nights and people working around the airport add midweek bookings.
