Mudeford is the harbour end of Christchurch: a former fishing village with water on two sides, Christchurch Harbour behind and Avon Beach in front. Families book it for the Quay, the crabbing, the sailing and the small ferry across the Run to Mudeford Sandbank. For an owner, a Mudeford house is usually two things at once: a family holiday home you want to use, and a property that can earn well in the weeks you are not there. The homes that let in Mudeford

Stock here is small and varied. The cottages near the Quay are the most sought after, because the walk to the water is the thing guests ask about first. Bungalows and family houses on the roads behind Avon Beach, off Mudeford Lane and towards Friars Cliff, take weekly family bookings: two to four bedrooms, a garden for the evening after the beach, and a drive. Newer flats near the harbour suit couples. Homes on the Stanpit side are a little further from the sand but closer to the marsh, and they do well with walkers and birdwatchers.

All of it is BH23, and all of it is let as whole homes. What guests pay for is simple to list: the minutes to the Quay or the beach, parking, outside space, and somewhere to rinse wetsuits and leave sandy shoes.

How the Mudeford year runs

The school summer holiday is the peak, booked by the week and often months ahead. Easter, the May bank holidays and half term are shorter peaks, and the late May bank holiday brings the Christchurch Food Festival to the town next door. September is often the best month for couples: the beach is quieter, the water is warm and the ferry is still running.

The ferry to the Sandbank runs from Easter to late October, and at weekends in winter when the weather allows. After that the village is quiet. We price winter to fill rather than to wait: short breaks for walkers and couples, Christmas and New Year priced on their own, and mid-term lets to contractors or households between moves where they earn more than an empty week. Rules and costs for a Mudeford owner

Mudeford is in the BCP Council area. A furnished home that is nobody's main residence pays a 100% council tax premium, unless it meets the business rates test of 140 nights available and 70 let in the year. The Mudeford letting market

A harbour-mouth village east of Christchurch. Former fishermen's cottages by the Quay and low-rise houses and bungalows behind Avon Beach let to families, sailors and couples as whole homes. The market is strongly seasonal: weekly family lets in the school holidays, short breaks in spring and autumn, and a quiet winter.

Mudeford is a small market with limited stock: a few streets of former fishermen's cottages, bungalows and family houses between Christchurch Harbour and Avon Beach, plus some newer flats. Scarcity supports peak-season rates, and the homes within a walk of the Quay are the ones families ask for first. The beach huts on Mudeford Sandbank, among the most expensive in Britain, are a separate market from the homes on this page, but they keep the village's name in the national press.

The year is summer-led. School-holiday weeks carry most of the income, Easter, the May half term and September bring three and four-night breaks, and sailors, paddleboarders and birdwatchers at Stanpit Marsh hold up the shoulder months. From November to February the village is quiet, and the calendar needs short winter breaks and mid-term lets to keep earning.

What brings guests to Mudeford

  • Mudeford Quay. A working fishing quay at the harbour entrance, with a pub, a fish stall, crabbing from the quay wall and an RNLI lifeboat station. It is the focus of family days out, and walking distance to the Quay is what guests ask for.
  • Ferry to Mudeford Sandbank. A small ferry crosses from the Quay to the sandbank at Hengistbury Head, a car-free beach known for some of the most expensive beach huts in Britain. Sailings depend on season and tide.
  • Avon Beach. A sandy beach running east from the Quay for about three-quarters of a mile, with parking, food and gently shelving water. It draws families with young children from Easter to September.
  • Christchurch Harbour. The sheltered harbour behind the Quay is used for dinghy sailing, paddleboarding and kayaking, and Stanpit Marsh nature reserve lines its northern shore. Watersports guests and birdwatchers carry bookings into the shoulder months.

Is a holiday home in Mudeford busy outside the summer?

Less than in July and August, but not empty. The ferry from the Quay to Mudeford Sandbank runs from Easter to late October, so spring and autumn weekends still bring walkers heading for Hengistbury Head. Sailors and paddleboarders use the harbour, birdwatchers come for Stanpit Marsh, and couples book quiet harbour breaks. Christmas and New Year are worth pricing separately. In the quietest weeks of January and February we mix short breaks with mid-term lets so the property still earns.

Can I still use my Mudeford house in the summer?

Yes. You block your dates in the owner portal and we let the rest. School-holiday weeks are the most valuable in the Mudeford calendar, so every August week you keep has a cost, and owners who can take their own time in May, June or September usually come out ahead. The clean after your own stay is paid to the cleaning company like any other. The choice of weeks is always yours.

A home with its own drive is easier to let and easier to review well, so we put the parking arrangement in the first lines of the listing. Where there is no space, we say so plainly and name the nearest car park, so nobody arrives expecting one.

Which kind of Mudeford property lets best as a holiday home?

Family houses and bungalows with two to four bedrooms, a garden and parking, within walking distance of the Quay or Avon Beach. They suit the weekly family bookings that fill the school holidays. Flats let well to couples on short breaks. Homes on the Stanpit side, further from the beach, do better in the shoulder months with walkers and birdwatchers. Do I need permission to holiday let a house in Mudeford?

At the time of writing there is no licence or cap on nights in the BCP area, and planning permission is needed only where letting amounts to a material change of use, judged case by case. BCP councillors voted in May 2026 to look at tighter controls, so check the current position before you buy. If the home is leasehold, read the lease, and tell your insurer and lender that you will let to paying guests.
