Sandbanks is a sand spit at the mouth of Poole Harbour, with a Blue Flag beach facing Poole Bay on one side and the shallow, sheltered water of the harbour on the other. The peninsula cannot be extended, so the houses along Banks Road and Panorama Road and the apartment blocks behind the beach are the whole market, and land here is among the most expensive in the country. Harbour houses and beach apartments

Two kinds of property do the work on the peninsula.

  • The large house. On the Panorama Road harbour side, often with its own frontage onto the water, or set back from Banks Road a short walk from the sand. Extended families and groups book these by the week and expect a hotel standard: a kitchen equipped for a big party, outdoor furniture and beds made up properly.
  • The beach apartment. Two and three bedroom flats in the blocks behind the beach, booked by couples and small families for a week in summer and short breaks the rest of the year. Lifts, balconies and a full or partial sea view decide the price.

Parking matters more here than almost anywhere in the BCP area. The Sandbanks car park and the roadside bays fill by late morning on warm days, and the road onto the peninsula queues behind the ferry traffic. An allocated space or a driveway belongs in the first line of the listing. The Purbeck Breezer 50 and Harbour Breezer 60 buses give car-free guests a way in.

The Sandbanks year

The beach sets the calendar. The school summer holidays carry the year, with RNLI lifeguards on the main beach in season, and Easter, the May bank holidays and the half terms are the shorter peaks. July also brings Sandpolo, the beach polo championships on the sand, which fills the peninsula for a weekend.

The harbour side extends the season. Whitley Lake, beside the road to the ferry, is the harbour's designated board sailing area: shallow, knee to waist deep and popular with learners, so windsurfers and kitesurfers book in the windier shoulder months. The chain ferry crosses to Shell Bay in about four minutes, putting Studland's beaches and Old Harry Rocks within easy reach, which is why walkers come in spring and autumn.

Winter is quiet. The ferry is normally out for a refit about every other November, and the beach is empty. We review prices daily, shorten minimum stays and, where the house suits it, take a mid-term let in the coldest months.

Who books a Sandbanks holiday home

  • Families by the week in the school holidays, often three generations, wanting the beach on foot.
  • Celebrations: milestone birthdays and family gatherings at a well-known address, usually long weekends.
  • Watersports guests, who plan around wind and tide rather than term dates.
  • Couples in the apartments out of season, for the walk to Studland and the restaurants at Canford Cliffs and Lilliput.

Rules and costs on the peninsula

Sandbanks is in BCP Council. Since April 2025 the council has charged a 100% premium on furnished second homes; a property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. The furnished holiday lettings tax regime was abolished from April 2025, so letting income is now taxed like other property income: see holiday let tax after FHL.

Apartment owners should read the lease first. Every let needs a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance that covers paying guests, at a value that reflects a Sandbanks house. We list the property on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ channels, review the price every day and answer guests 24 hours a day. Guests are screened through the platforms' own tools, and we manage check-in and inventory checks. Regular inspections matter in a large house that may stand empty for days in January.

Cleaning, linen and repairs go through recommended local companies that you pay directly; we book and coordinate them if you want, or you keep your own. The local market

The Sandbanks letting market

A narrow peninsula at the mouth of Poole Harbour with some of the highest property values in the UK. Stock is large waterfront houses and luxury apartments, let as whole properties to affluent families and groups. Demand is sharply seasonal: it peaks in the school summer holidays, with sunny weekends either side.

Sandbanks is a small market with a high ceiling and a short peak. The peninsula cannot grow, so the stock is fixed: large houses on the harbour side and along Banks Road, and apartment blocks behind the beach. Families and groups book whole houses by the week in the school summer holidays and pay the highest rates of the year for them. Easter, the half terms and warm weekends either side are the second tier.

Outside those weeks the guests change. Couples take short breaks, walkers use the chain ferry to reach Studland and the Purbeck coast, and windsurfers and kitesurfers come for the shallow water of Whitley Lake on the harbour side. There are only a handful of hotels on the peninsula, so a large family party has few alternatives to a let.

The trade-off is the owner's own use. Most Sandbanks owners want the house for part of the summer, and those are the most valuable weeks in the calendar. Plan your own stays with the likely cost of each week in front of you, not after the bookings have gone elsewhere.

What brings guests to Sandbanks

  • Sandbanks Beach. A sandy beach that has held a Blue Flag every year of the award (its 39th in 2026), with RNLI lifeguards in season, open sea on one side of the spit and shallow harbour water on the other. Families with young children book full weeks here in the school holidays.
  • Windsurfing and kitesurfing. Flat, shallow harbour water and a reliable breeze make the peninsula one of the south coast's established windsurfing and kitesurfing spots, with lessons and hire in season. It carries demand into the windier shoulder months.
  • Chain ferry to Studland. The Sandbanks Ferry crosses the harbour mouth to Shell Bay, putting Studland's National Trust beaches, Old Harry Rocks and Swanage a few minutes away. Guests treat a Sandbanks stay as a base for Purbeck as well as for the beach.
  • A nationally known address. Sandbanks is known across the country for waterfront homes with private moorings. Part of the demand is for the place itself: milestone birthdays, family gatherings and guests who want a harbour view.
  • Purbeck Breezer 50 bus. The open-top route from Bournemouth runs through Sandbanks and on to Swanage by the ferry. It helps car-free guests, and it matters in summer, when the peninsula's car parks fill by late morning.

Holiday let management in Sandbanks: questions

Can I holiday let an apartment in a Sandbanks block?

It depends on the lease. Many of the blocks on the peninsula are leasehold, and some leases or management company rules require use as a private residence or prohibit short lets outright. Read the wording, and ask the managing agent in writing, before you spend on furnishing or photography. We can look at it with you at the first visit, but a solicitor should confirm the position. Tell your buildings insurer and mortgage lender as well.

Can I still use my Sandbanks home in the summer?

Yes. You block your own dates in the owner portal and we price and market the remaining weeks around them. The cost is real, though: July and August are the highest earning weeks on the peninsula, so we show you what a blocked week is likely to forgo before you decide. Many owners take a week at the edge of the holidays and let the middle. The clean after your stay is paid to the cleaning company like any other.

Does the second homes council tax premium apply to a Sandbanks holiday let?

BCP Council has charged a 100% council tax premium on furnished second homes since April 2025, which doubles the bill. A property that is available to let for at least 140 nights a year and actually let for at least 70 can be assessed for business rates instead. Which applies depends on your own letting record, and heavy owner use in summer can make the 70 nights harder to reach, so confirm it with the council and your accountant.

Is it worth letting a Sandbanks property in winter?

Usually, at realistic prices. Winter demand on the peninsula is short breaks, Christmas and New Year, and guests who want an empty beach and a walk at Studland. We shorten minimum stays, review prices daily and consider a mid-term let of several weeks where the house suits one. A heated, occupied and regularly inspected house also fares better through a salt-air winter than one left empty.

What happens to bookings when the chain ferry is out of service?

Guests can still reach Sandbanks by road through Poole; it is Studland and Swanage that become a long drive round. The ferry is normally taken out for a refit about every two years, usually for a fortnight in November, and occasionally for repairs. When it is out we tell booked guests before they arrive, so a plan built around Studland does not turn into a complaint.

Can guests bring dogs to a Sandbanks holiday let?

That is your choice as owner. If you accept dogs, guests need to know that from 1 May to 30 September dogs are not allowed on Sandbanks main beach and must be on a lead on the promenade. A designated area at the western end, towards Haven Point by the ferry, is open to dogs all year. Accepting dogs widens the spring, autumn and winter market.

What does holiday let management in Sandbanks cost?
