Below its famous castle ruins, Corfe Castle is a village of grey Purbeck stone, with the Swanage Railway passing through and the beaches of Studland and Swanage a short drive off. Owners here run cottages, and the season lasts longer than in the beach villages because the castle and the railway bring visitors every month. Sea Breeze provides holiday let management in Corfe Castle through our holiday let management service, charging 16% commission on booking revenue.
What lets well in Corfe Castle
Purbeck limestone is the village's building material, and the holiday stock follows suit: stone cottages lining the main streets, village houses with gardens, and some bigger homes on the outskirts with room for families. A number of them are listed buildings.
Guests here pay for:
- The castle in view. Say which room it is seen from, and be honest about it.
- Somewhere to park. Day visitors crowd the village in summer, so a private space belongs near the top of the listing.
- Old features. Fireplaces, beams and stone walls, well photographed, with steep stairs and low doorways mentioned up front.
- Outdoor space. Families and dog owners want a garden after a day on the beach or the hills.
How the Corfe Castle year runs
Full weeks in the school summer holiday make the peak, followed by Easter, the May bank holidays and the half terms. Swanage Railway trains call at Corfe Castle station daily from Easter until the end of October, then at weekends through the rest of the year, with Santa Specials in December, so castle and railway visitors keep weekend bookings coming outside summer. In spring and autumn, walkers arrive for the Purbeck Hills ridge on either side of the village.
Midwinter is slow. We reduce minimum stays and price to the demand there is, so a cottage picks up weekend breaks instead of standing empty.
Who books
- Families basing themselves here for Studland, Swanage and the steam trains.
- Couples on a short break for castle and countryside.
- Walkers heading for the Purbeck Hills or the coast to the south.
- Railway enthusiasts attending Swanage Railway galas and event days.
Rules and costs for a Corfe Castle owner
Dorset Council is the authority for Corfe Castle. Unless a cottage passes the business rates test of 140 nights available and 70 let, the 100% second homes premium is charged. Because so many cottages are listed, alterations, fire safety work included, need consent first. Each let also requires a fire risk assessment, a gas safety certificate if there is gas, electrical checks and insurance for paying guests. FHL tax treatment ended from April 2025; see holiday let tax after FHL.
Looking after an old stone cottage
Old cottages ask more of an owner between bookings. Winter damp, open fires and wood burners, uneven floors and narrow stairs all bear on safety and on reviews. When one of our inspections turns up a problem, a recommended local contractor quotes for the repair, and you approve and pay for it directly. If there is a wood burner, the arrival message explains how to light it, and the listing tells guests honestly what kind of house to expect.
How we run a Corfe Castle holiday let
From our office we take care of listings on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ channels, daily pricing, guest messaging, check-ins, inventory checks, regular inspections and round-the-clock support. Recommended local firms in Purbeck do the cleaning, linen and maintenance, and you pay them directly; we arrange them, or you carry on with your own.
Owner dates go into the portal and payouts arrive monthly. You pay 16% commission on booking revenue and nothing by way of retainer or monthly fee; the one-off onboarding fee is deducted from your first month's income. More on our pricing and how it works.
We also manage holiday lets in Wareham and Studland, and across the county on our Dorset page.
Full in summer. Earning in winter too.
Most holiday lets in Corfe Castle go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Corfe Castle letting market
A Purbeck stone village in a gap through the Purbeck Hills, below the castle ruins that the National Trust runs. The stock is mostly stone cottages and village houses, several of them listed. It lets as a touring base for couples and families between Swanage, Studland and Wareham, with the steam railway running through the village.
Corfe Castle lets as a touring base with a famous view. The village sits in a gap through the Purbeck Hills below the castle ruins, built mostly of grey Purbeck limestone, and its holiday stock is cottages and village houses rather than beach flats. Guests stay here for character and position: the castle on the doorstep, the Swanage Railway through the village, and the beaches at Studland and Swanage a short drive away.
The season is broad. Families take summer weeks and school half terms, couples and walkers take short breaks in spring and autumn, and the railway and the castle draw visitors on winter weekends too. Cottages with parking, a garden and a view of the castle earn most.
Council tax. Corfe Castle is in Dorset Council's area, which charges a 100% premium on furnished second homes from 1 April 2025. A property available to let for 140 nights and actually let for 70 in the previous 12 months is assessed for business rates instead. Our guide to holiday let regulations in England has the detail.
What brings guests to Corfe Castle
- The castle. The National Trust ruins above the village are among the best-known sights in Dorset. Day visitors fill the village, and staying guests book cottages with a view of the castle for short breaks.
- Swanage Railway. The heritage line runs through Corfe Castle station between Swanage and the Norden park and ride, every day from Easter to the end of October and at weekends the rest of the year, with Santa Specials in December.
- Touring Purbeck. Studland's beaches, Swanage and Wareham are a short drive along the A351 and the Purbeck roads. Families use the village as a base for a week of beaches and days out.
- Walking the Purbeck Hills. The chalk ridge runs east and west from the village, and the parish reaches from the northern heaths to the Jurassic Coast uplands. Walkers keep spring and autumn busy.

Full pricing and what is extraHoliday let management in Corfe Castle: questions
Do you manage holiday lets in Corfe Castle?
Yes. Corfe Castle is in Purbeck, outside our BCP core, and is reached from Bournemouth by the road through Wareham or the Sandbanks chain ferry and Studland. Because it is further out, we confirm at the first visit that a recommended local cleaning company can handle your changeovers to our usual standard before we take the property on. Guest messaging, pricing and 24/7 support work exactly as they do in Bournemouth.
My Corfe Castle cottage is listed. Does that matter for letting?
It matters for changes, not for letting itself. Several buildings in the village are listed, and older properties may also sit in a conservation area, so alterations such as new windows, a bathroom moved or fire doors may need listed building consent. Fire safety duties still apply: a fire risk assessment, alarms and safe escape routes. Talk to Dorset Council before any work, and we describe stairs and low ceilings honestly in the listing.
Is Corfe Castle busy outside the summer holidays?
More than many Purbeck villages. The Swanage Railway runs through the village every day from Easter to the end of October and at weekends for the rest of the year, with Santa Specials in December, and the castle draws visitors in every season. Walkers come for the Purbeck Hills in spring and autumn. January and February are still the quietest months, and we price for that.
Will the Dorset Council second homes premium apply to my cottage?
If the cottage is furnished and nobody's main home, Dorset Council charges a 100% premium from 1 April 2025, doubling the bill, unless an exception applies. If it was available to let for 140 nights and actually let for 70 in the previous 12 months, it is assessed for business rates instead. Your own stays do not count as letting nights.
How do guests reach a Corfe Castle holiday let?
Most drive on the A351, which runs through the village between Wareham and Swanage, and parking is what they ask about first. Others come by train to Wareham on the main line, or park at Norden and ride the steam railway into the village. We tell every guest the route, where to park and how to find the key before they travel.
Can I still use my Corfe Castle cottage myself?
Yes. You block your own dates in the owner portal and we let the rest. The summer holiday is the most valuable stretch, so many owners keep a week in spring or autumn instead, or a weekend in December when the village is quieter. The clean after your stay is paid to the cleaning company like any other, and your own nights do not count towards the 70 let nights for business rates.
What does holiday let management in Corfe Castle cost?
Commission is 16% of booking revenue, with no retainer and no monthly fee. A one-off onboarding fee covers the photo shoot, the listings and a set-up visit; it is quoted before you sign and deducted from the first month's income. Cleaning, linen and maintenance are paid directly to recommended local companies, or to your own. Notice to end the agreement is 45 days.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
