A cottage below the castle ruins has a better winter than most of Purbeck, if it is run for one. Our winter let management keeps a Corfe Castle home earning from November to March: December weekends around the castle and the railway, walkers through the quieter months, and monthly stays for engineers and remote workers. We manage from our Bournemouth office for 16% commission with no retainer.
The village in winter
The castle. The National Trust ruins draw visitors in every month. In recent Decembers the Trust has opened late on weekends for Christmas events and let visitors in at dawn to watch the winter solstice sunrise. A cottage with a view of the castle sells those dates on its photographs.
The railway. Swanage Railway trains call at Corfe Castle station at weekends through the winter, and its Father Christmas trains between Swanage and Norden pass through the village in December. Rail enthusiasts and families book around them.
The hills. The Purbeck ridge runs east and west from the village, and winter walking on the chalk is at its best on clear, cold days. Walkers book late, by the forecast.
Wytch Farm. Perenco operates the oil field from its site on Thrashers Lane, within the parish. Work there brings engineers who need a base for weeks.
Who books a Corfe Castle cottage in winter
- Couples on castle and railway weekends in December.
- Families for the festive fortnight and February half term.
- Walkers on the Purbeck Hills and the routes to Studland and Swanage.
- Engineers and contractors at Wytch Farm, by the week or month.
- Remote workers who want a stone village and a fire for a month.
Cottages that suit the season
Most of the village is Purbeck stone, several houses are listed, and older cottages need attention before winter. Heating should reach every room, damp should be dealt with, and a wood burner or open fire needs a sweep and a carbon monoxide alarm before the season. Steep stairs and low beams need a mention in the listing so nobody is surprised. Parking is limited in the village, so a cottage with its own space has an edge, especially for contractors with a van. Fast wifi and a proper table turn a romantic cottage into one a remote worker can stay in for a month.
Winter pricing
December weekends, Christmas and New Year carry nightly prices and short minimum stays. From January the price shifts to weekly and monthly rates. A month-long stay pays less per night than a castle weekend, but the cottage is let every night with one changeover instead of many, and you pay the cleaning company for far fewer visits. Prices are reviewed daily.
Monthly guests often come through Flexiestays, Bournemouth's number one platform for winter and long stays. Every Corfe Castle cottage we manage is listed there, with Airbnb, Booking.com, Vrbo and 20+ other channels, and Flexiestays charges only 8% on the bookings it brings to the cottage. Read more on our Flexiestays page.
A stay of 28 nights or more is not just a longer short break: it can change how the business rates letting test treats it and raise tenancy questions. We use the right agreement and fix an end date that frees the cottage for spring.
Rates, rules and our role
Dorset Council charges a 100% premium on furnished second homes from 1 April 2025; a property available for 140 nights and let for 70 in the previous 12 months pays business rates instead. Listed building and safety points sit in our guide to holiday let regulations in England.
We handle the listings, pricing, messages, 24/7 guest support, check-ins, inventory checks and inspections. Cleaning, linen, chimney sweeping and repairs are done by recommended Purbeck firms you pay directly. For the summer, see holiday let management in Corfe Castle and Airbnb management in Corfe Castle. Full in summer. Earning in winter too.
Most holiday lets in Corfe Castle go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months

The Corfe Castle letting market
A Purbeck stone village in a gap through the Purbeck Hills, below the castle ruins that the National Trust runs. The stock is mostly stone cottages and village houses, several of them listed. It lets as a touring base for couples and families between Swanage, Studland and Wareham, with the steam railway running through the village.
Corfe Castle keeps more of its visitors in winter than the beach villages. The National Trust has run Christmas events at the castle in recent years, with late openings on December weekends and a winter solstice sunrise visit, and the Swanage Railway calls at the village station at weekends outside the main season and on its Father Christmas trains in December. Stone cottages with a fire and a view of the ruins are what people picture for a December weekend.
After New Year the village goes quiet, but it has a neighbour most Purbeck villages lack: Wytch Farm, the onshore oil field operated by Perenco from Thrashers Lane in the parish. Engineers and contractors there need somewhere for weeks at a time, alongside walkers on the Purbeck Hills, remote workers and families for the February half term.
What brings guests to Corfe Castle
- The castle. The National Trust ruins above the village are among the best-known sights in Dorset. Day visitors fill the village, and staying guests book cottages with a view of the castle for short breaks.
- Swanage Railway. The heritage line runs through Corfe Castle station between Swanage and the Norden park and ride, every day from Easter to the end of October and at weekends the rest of the year, with Santa Specials in December.
- Touring Purbeck. Studland's beaches, Swanage and Wareham are a short drive along the A351 and the Purbeck roads. Families use the village as a base for a week of beaches and days out.
- Walking the Purbeck Hills. The chalk ridge runs east and west from the village, and the parish reaches from the northern heaths to the Jurassic Coast uplands. Walkers keep spring and autumn busy.

Full pricing and what is extraWinter let management in Corfe Castle: questions
What brings visitors to Corfe Castle in December?
The castle and the railway. The National Trust has held Christmas events at the castle, with late openings on December weekends and a winter solstice sunrise visit on 21 December in past years. The Swanage Railway's Father Christmas trains run through Corfe Castle station between Swanage and Norden. Together they bring couples and families for weekends, which we price and open early, with a two-night minimum.
Do Wytch Farm contractors book cottages in the village?
Some do. Wytch Farm, the largest onshore oil field in western Europe, has its site on Thrashers Lane in Corfe Castle parish, and maintenance and project work bring engineers who want to be close. They prefer a house with parking, a washing machine and good wifi, and they book by the week or the month, which suits a village that has few short-break guests midweek in January.
Are old stone cottages hard to let in winter?
They need preparing. Purbeck stone walls are thick but can be damp, and wood burners, open fires, low beams and steep stairs all need to be right for safety and for reviews. We check heating, damp and ventilation at inspection, and a recommended local contractor quotes for any repair, which you approve and pay for. A cottage that is warm and dry in January lets very well.
How do winter bookings affect council tax on a Corfe Castle cottage?
Corfe Castle is in Dorset Council's area, which charges a 100% premium on furnished second homes from 1 April 2025, doubling the bill. If the cottage was available to let for 140 nights and actually let for 70 in the previous 12 months, it is assessed for business rates instead. Winter nights that are genuinely let count towards the 70, while your own stays do not.
Can I keep a December weekend for myself?
Of course. Block it in the owner portal and we sell the rest of the winter around it. December weekends are among the more valuable winter dates here because of the castle and railway events, so some owners take a weekend in late January instead, when the village is quiet and the cost of not letting is lower. The choice is always yours.
Will a long winter stay clash with the Easter railway season?
No. We agree an end date for every long booking before it is confirmed, so the cottage is free when the railway goes back to its daily timetable and families start booking. Stays of 28 nights or more can be treated differently by the business rates letting test and by tenancy law, so each one is set up with the right agreement, whether a company books for its engineer or an individual books for themselves.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
