Swanage curves around a sheltered sandy bay at the eastern end of the Jurassic Coast, with a Victorian pier and a heritage steam railway, and it remains a traditional weekly-let resort. Our holiday let management service looks after Swanage flats and houses from Bournemouth, around 14 miles away once you cross on the Sandbanks chain ferry, and plans each year around one high summer and two long shoulder seasons.
What lets in Swanage
Two building types make up most of the stock. Near the seafront and the town centre stand Victorian stone villas, many split into holiday flats, which suit couples and small families. Higher up, on the BH19 roads that climb towards Durlston, family houses take week-long family bookings.

How the Swanage year runs
Peak is the school summer holiday, and Swanage Carnival, which runs for eight days from late July into August, is the fullest week of all. Easter, both May bank holidays and every half term sell well too. The jazz, folk and blues festivals bring weekends that we price months ahead.
Unlike many resorts, Swanage keeps going in spring and autumn. From the town the coast path heads north to Old Harry Rocks and Studland and south to Durlston Country Park; the Swanage Railway steams through Corfe Castle with event days across the year; and divers know the bay as one of Britain's best-known places to learn. Only midwinter goes slack, and then we leave weekends for short breaks and fill midweeks with longer stays rather than let the flat sit empty.

Rules and costs for a Swanage owner
Dorset Council is the council here, and it has added a 100% premium to council tax on furnished second homes since 1 April 2025. A Swanage flat that is open for bookings 140 nights a year and taken for 70 of them can qualify for business rates in place of council tax. Planning matters for newer homes: the Purbeck Local Plan, adopted in July 2024, limits new houses in the Dorset National Landscape to principal residences, so look at the planning history before buying anything recent. Seafront flats are often leasehold, and that lease has to permit short lets. The Swanage letting market
A Purbeck seaside town at the eastern end of the Jurassic Coast. Victorian stone villas and terraces, many divided into holiday flats, and family houses on the slopes above the bay let to families, walkers and divers. It is a classic weekly-let market: very strong in summer and in festival weeks, good at Easter and half terms, quiet in midwinter.
Swanage is a classic holiday let town. The sandy, sheltered bay brings families back for full weeks in the school holidays, and carnival week at the end of July is the hardest week of the year to find a bed. Easter, the May bank holidays and the half terms are strong, and walkers on the Jurassic Coast, divers at the pier and visitors to the steam railway keep spring and autumn busier than the beach alone would.
Victorian stone villas divided into flats, and family houses on the slopes above the bay, make up most of the stock. A sea view, parking and a short level walk to the beach are what lift a Swanage property above the rest, and many flats have only one or two of the three.
Midwinter is quiet. The town is at the end of the peninsula, so winter demand is thinner than in Bournemouth or Poole, and the calendar from November to February has to be planned rather than left to chance.
What brings guests to Swanage
- Swanage Beach. A gently sloping sandy beach, sheltered and generally calm, in the middle of the town. It is what brings families for full weeks in the school holidays.
- Jurassic Coast and the coast path. The town sits at the eastern end of the World Heritage Site, with cliff walks north to Old Harry Rocks and Studland and south to Durlston Country Park. Walkers fill spring and autumn, which gives Swanage a longer season than the beach alone would.
- Swanage Railway. The heritage steam line runs from the town through Corfe Castle, with event days through the year. It draws families and rail enthusiasts, including on off-peak weekends.
- Carnival and festivals. Swanage Carnival runs for eight days from late July into August, and the town also hosts jazz, folk and blues festivals. These are weeks to set prices and minimum stays for well in advance.
- Pier and diving. The Victorian pier is home to a long-established dive school, and the bay is one of Britain's best-known sites for learning to scuba dive. Divers book weekends from spring to autumn.

Do Swanage holiday lets still book by the week?
In the school summer holidays, mostly yes. Families coming for the beach still book full weeks, and we keep fixed changeover days in the peak so the calendar does not break into short gaps nobody books. Outside the peak, short breaks of two to four nights are the norm, from couples, walkers and divers. We set the minimum stay week by week so each part of the year is let the way guests book it.
Does Dorset Council charge extra council tax on a Swanage second home?
Yes. Since 1 April 2025 Dorset Council has charged a 100% premium on furnished homes that are nobody's main residence, which doubles the bill. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Which applies depends on your letting record, so confirm it with the council and your accountant before you rely on either.
Can I buy a new-build in Swanage as a holiday home?
Check carefully. The Purbeck Local Plan, adopted in July 2024, supports new housing in the Dorset National Landscape only where it is restricted to a principal residence, and the draft Swanage Neighbourhood Plan includes a second homes policy too. Older homes are not affected, but a newer one may carry a planning condition or agreement on its use. Ask your solicitor to check before you exchange.
Is Swanage too far from Bournemouth for you to manage?
No, but it takes planning. Swanage is about 14 miles from our office by the Sandbanks chain ferry, or about 26 miles by road round through Wareham when the ferry is not running, as during its scheduled refits. At the first visit we confirm we can carry out check-ins, inspections and urgent visits to our usual standard, and that a recommended local cleaning company covers Swanage changeovers, before you sign.
Can I keep weeks in my Swanage flat for myself?
Yes. You block your dates in the owner portal and we let the rest. Most Swanage owners want some summer time there, and that is your choice, but carnival week and the August weeks are the most valuable of the year. Keeping a week in June or September instead costs far less, and the town is often at its best then.
What does holiday let management in Swanage cost?
