Hamworthy is the peninsula across the bridges from Poole Quay, with Poole Harbour to the south and Holes Bay to the east. It is a working part of town: the port and ferry terminal, boatyards and the Royal Marines base sit alongside Hamworthy Park and its harbour beach, the holiday park at Rockley and a main line station. What lets in Hamworthy

  • Family houses with three or four bedrooms, a garden and a driveway, in the BH15 streets around Hamworthy Park and towards Rockley. These take the summer weeks and, in winter, groups of contractors who need several bedrooms and parking for vans.
  • Waterside flats in the newer schemes near the Twin Sails Bridge. Couples and single working guests book them for the walk across to the Quay and the station.

What Hamworthy does not have is the open-sea beaches or the restaurants of Sandbanks and Canford Cliffs. It lets on value, space and parking, and should be priced and described on that basis. The listing should also say that both bridges lift for boats, so a walk into town can include a wait.

How the Hamworthy year runs

Summer is the family season. Hamworthy Park's paddling pool opens from late May to September, the harbour beach is calm and open to dogs all year, and Rockley's sheltered shore draws watersports. Families who find the peninsula too expensive or too busy book whole weeks.

The rest of the year is working demand: contractors at the port and the boatyards, crews, visitors to the Royal Marines base and people with business in Poole. Hamworthy station is on the main line to London Waterloo, which helps both groups. In winter we lean on mid-term lets of a few weeks or more, which suit an area where demand is practical rather than seasonal. Nights before a ferry crossing will count for less once the Cherbourg route closes in November 2026, so we do not build a forecast on them.

Who books a Hamworthy holiday let

Rules and costs for a Hamworthy owner

Hamworthy is in BCP Council, which has charged a 100% premium on furnished second homes since April 2025; a property available to let for 140 nights and actually let for 70 can be assessed for business rates instead. Flats in the waterside schemes are usually leasehold, so check the lease first. Every let needs a fire risk assessment, gas and electrical checks and insurance that covers paying guests. The regulations guide has the detail. A long stay by someone making the property their home raises tenancy questions, so ask before you take one.

The Hamworthy letting market

A harbour peninsula west of Poole's lifting bridges, with family housing, newer waterside apartment schemes and the port on its eastern shore. Guests are ferry passengers, port and marine contractors, military families and holidaymakers who want the quieter side of the harbour. Demand is steadier and less seasonal than on Poole's beach side.

Hamworthy is the value end of the Poole holiday let market. Expect nightly rates below the beach areas across the harbour, so income depends on filling the whole year rather than on a few peak weeks. Three and four bedroom houses with parking suit families in summer and contractor groups in winter; newer waterside flats near the bridges suit couples and single working guests who want to walk to Poole Quay.

The port, the boatyards, the Royal Marines base and Poole town provide weekday demand in every month. Hamworthy Park and the holiday park at Rockley bring families in summer. One source of demand is shrinking: Brittany Ferries is closing its Poole to Cherbourg route in November 2026, leaving fast-craft sailings to the Channel Islands, so nights before an early crossing will matter less than they did.

What brings guests to Hamworthy

  • Port of Poole ferry terminal. The passenger terminal for the Channel Islands ferries is in Hamworthy. Travellers book one night before or after a crossing, and port and freight work brings contractors midweek.
  • Hamworthy Park and beach. A harbour beach with a seasonal paddling pool, a play area and views to the Purbeck Hills, open to dogs all year. It gives family and pet-friendly listings a beach within walking distance.
  • Rockley Park. Haven's Rockley Park holiday park sits on the western shore, with a sheltered beach used for watersports, and opens for a season from spring to late autumn. It shows the pull of this side of the harbour for family holidays.
  • Royal Marines Poole. The Royal Marines base is on Napier Road in Hamworthy. It generates demand from visiting families and contractors in every month of the year.
  • Hamworthy station and the bridges. Hamworthy station is on the main line to Poole, Bournemouth and London Waterloo, and two lifting bridges link the peninsula to Poole Quay and the town centre. The Quay's restaurants are a short walk or drive across the water.

Is Hamworthy a good place for a holiday let?

It can be, for the right property at the right price. Hamworthy has a harbour beach at Hamworthy Park, a main line station and Poole Quay across the bridge, but it is a working area, not a resort. Houses with parking and flats near the bridges suit it best, let on a mix of summer holidays and working stays through the year. Buy on the numbers for that mix, not on the rates Sandbanks achieves.

Will the end of the Cherbourg ferry affect bookings in Hamworthy?

Probably, at the margin. Brittany Ferries has said its Poole to Cherbourg route closes in November 2026, which removes some one-night stays before and after sailings. From November its fast craft is due to sail from Poole to Guernsey. We advise owners to treat ferry passengers as a bonus and to rely on family and working demand.

Can I let my Hamworthy house to contractors instead of holidaymakers?

Yes, and outside the school holidays that is often the better booking. Stays of several weeks by people working at the port, the boatyards or in Poole mean fewer changeovers and steadier income. We use short lets in the school holidays and mid-term lets outside them, and price each differently. Lets to a company sit outside the assured tenancy rules; a let where an individual makes the house their main home does not, so ask us how a long stay would be set up.

Is Hamworthy Park beach good for families and dogs?

It is the main reason families book here in summer. Hamworthy Park has a harbour beach with calm water, a play area and a paddling pool that opens from late May to September, with views across to the Purbeck hills. Dogs are allowed on the beach all year, which is unusual in the BCP area and worth saying in a pet-friendly listing.

Will I pay the BCP second homes premium on a Hamworthy holiday let?

Most of Hamworthy is in BCP Council, which has charged a 100% premium on furnished second homes since April 2025.
