Hamworthy homes for crews, families and professionals
The peninsula covers parts of BH15 and BH16, and its long-stay stock falls into two groups.
- Family houses. Three and four bedrooms, a garden and a drive, in the streets round Hamworthy Park and towards Rockley. They take crews of contractors and service families.
- Waterside flats. Newer apartments near the Twin Sails Bridge, for single engineers, surveyors and couples who want to walk to the Quay, the town centre and Poole station, with Hamworthy station on the main line too.
A crew house needs a bed for each person, parking for vans and a kitchen built for cooking every night. A flat for one professional needs a quiet bedroom, a desk and broadband that will hold a video call. In both, a washing machine and somewhere to dry work clothes are essential.

Two seasons in one house
Hamworthy has a family summer: a harbour beach open to dogs all year, a paddling pool at Hamworthy Park in season and the holiday park at Rockley. A house near the water can take those weeks in July and August and a long-stay guest from autumn to spring. A house inland on the peninsula, where holiday demand is thinner, may suit long stays in every month.
Long stays make for a calmer house. One arrival and one departure replace a run of changeovers, so there are fewer cleaning bills, less laundry and less wear on doors and stairs. We inspect during the stay because a crew living in a house uses it fully, and anything that needs a repair is reported to the contractor you choose.

Rules for a Hamworthy owner
Hamworthy is in BCP Council's area, which charges a 100% council tax premium on furnished second homes. Business rates apply instead if a property is available for 140 nights and let for 70, but nights in stays of more than 28 nights do not count as let, so a year of crews can leave the house on council tax. The Hamworthy letting market
A harbour peninsula west of Poole's lifting bridges, with family housing, newer waterside apartment schemes and the port on its eastern shore. Guests are ferry passengers, port and marine contractors, military families and holidaymakers who want the quieter side of the harbour. Demand is steadier and less seasonal than on Poole's beach side.
Hamworthy's long-stay demand sits on its own doorstep. Sunseeker builds yachts at its yard on New Quay Road, the Port of Poole occupies the eastern shore, and the Royal Marines base is on Napier Road. Work at all three runs through the year and brings engineers, fitters, surveyors and service families who need a furnished home for weeks or months.
That gives the peninsula a steadier calendar than Poole's beach side. Family houses with three or four bedrooms and a drive suit crews and families; the newer waterside flats near the Twin Sails Bridge suit single professionals who want to walk over to the Quay and the station.
Ferry traffic should not be part of the long-stay plan. Brittany Ferries has said its Poole to Cherbourg route ends in November 2026, but the stays on this page come from the yards, the port and the base, not from passengers.
What brings guests to Hamworthy
- Port of Poole ferry terminal. The passenger terminal for the Channel Islands ferries is in Hamworthy. Travellers book one night before or after a crossing, and port and freight work brings contractors midweek.
- Hamworthy Park and beach. A harbour beach with a seasonal paddling pool, a play area and views to the Purbeck Hills, open to dogs all year. It gives family and pet-friendly listings a beach within walking distance.

Do Sunseeker and boatyard contractors stay in Hamworthy for months?
The yards are a few minutes away, so Hamworthy is where many of them look first. Yacht builds and refits bring engineers, electricians, fitters and surveyors for the length of a project, and a crew wants a house with a bed each, parking for vans and a kitchen they can cook in. Houses in the BH15 streets near the yards and the port suit them. Their employer often books, which keeps the arrangement simple.
Is there long-stay demand from the Royal Marines base?
The base on Napier Road brings visitors in every month: families joining a serving member for a period, contractors working on the site and staff on courses or postings who need somewhere before quarters or a purchase come through. Lengths vary from a few weeks to several months. We would treat it as one source of demand among several, alongside the yards and the port, not as a guarantee.
Does the end of the Cherbourg ferry affect mid-term lets in Hamworthy?
Very little. The ferry mostly brought one-night stays before or after a crossing. Long stays in Hamworthy come from people working at the boatyards, the port and the base, whose demand does not depend on the Cherbourg route. Channel Islands services continue, and we review the calendar on the bookings that arrive rather than on forecasts of passenger traffic.
Should I keep my Hamworthy house for summer families?
It depends on the house. One near Hamworthy Park or Rockley, with a garden, can earn well from family weeks in the school holidays and take a crew or a long-stay family from October to Easter. A house further from the water may earn more from long stays all year. We compare both and agree the end date of each long stay before accepting, so the summer is never given away by accident.
What agreement do you use for a long stay in Hamworthy?
