Highcliffe is quieter in winter than on a July afternoon on the cliff, but it is far from shut. Our winter let management service keeps a Highcliffe home earning from November to March by letting it to the people who are here in those months: families visiting older relatives, contractors, castle visitors and remote workers, booked for a week, a month or longer.

Highcliffe homes that suit a winter stay

  • Bungalows on the roads behind the high street. Single storey, with a drive and a garden, and the shops in walking distance. The most requested type for a family staying near an older parent.
  • Detached houses towards Walkford and Hinton. Room for a contractor team or a family of four, and closer to Hinton Admiral station.
  • Clifftop apartments. Views across to the Needles that sell themselves on a clear winter morning, but only where the lease permits letting to all ages.

The Highcliffe winter, month by month

November is quiet once half term ends, apart from the occasional castle event. December picks up with the Christmas tree festival at Highcliffe Castle and with families gathering for Christmas and New Year. January and February bring almost no holiday trade, which is when weekly and monthly lets take over. March sees walkers on the cliff path again and the first enquiries for spring weddings.

Protecting the summer is part of the plan. Long stays are agreed with a fixed end date, normally before the Easter holidays, and the weeks you keep for your own family stay blocked in the owner portal. Castle wedding parties often book spring and early summer weekends months ahead, so before any winter stay is extended into April we check those dates first.

Rules and costs for a Highcliffe owner in winter

Council tax comes from BCP Council, with a 100% premium on furnished second homes. A self-catering property that meets the 140 available and 70 let nights test pays business rates instead, but lets longer than 28 nights do not count. The local market

The Highcliffe letting market

A clifftop village at the eastern edge of the BCP area, on the Hampshire border. Bungalows, detached houses and clifftop apartments let to couples, older guests, families and wedding parties. Summer leads, but castle weddings and events, the New Forest and a main line station give it weekend demand across the year.

Highcliffe has a winter calendar of its own. Highcliffe Castle holds a Christmas tree festival through most of December, with evening openings at weekends, and its weddings and private events carry on outside the summer. The clifftop path from Chewton Bunny to Steamer Point is walked all year.

The bigger winter market, though, is people. Highcliffe has many older residents, and their families come to stay when a parent is unwell, moving house or simply getting older. Contractors on projects around Bournemouth Airport, and remote workers who can reach London from Hinton Admiral, book for weeks at a time.

Bungalows and detached houses with driveways suit nearly all of them. Clifftop apartments can work too, but check the lease first: many Highcliffe blocks are retirement developments whose leases restrict who may occupy them.

What brings guests to Highcliffe

  • Highcliffe Castle. The Grade I listed castle holds weddings and private events throughout the year, alongside public openings. Wedding guests book one or two nights nearby, often several properties at once, and not only in summer.
  • Highcliffe Beach and the coast path. A beach below wooded cliffs with views to the Isle of Wight and the Needles. The clifftop path links Chewton Bunny, the castle, Steamer Point and Mudeford Quay, which brings walkers in spring and autumn.
  • Hinton Admiral station. The station that serves Highcliffe is on the main line between London Waterloo and Weymouth, with South Western Railway trains to Southampton, Bournemouth and Poole. It makes car-free weekends possible.
  • Highcliffe Food and Arts Festival. A free-entry weekend festival held each June since 2014 along the high street and recreation ground, with chef demonstrations, stalls and live music. It is an early-summer weekend worth pricing for.
  • New Forest. The National Park is a short drive north of the village. Guests combine forest and beach, so demand includes walkers, cyclists and dog owners outside the peak.

Winter let management in Highcliffe: questions

Does the Christmas tree festival at Highcliffe Castle bring bookings?

It adds December weekends. In 2025 the festival ran from 5 to 23 December, with evening openings on the Friday and Saturday of three weekends, and visitors coming from further away want a night or two nearby. We price those weekends a little above the surrounding weeks and keep them open to short stays rather than tying them into a month-long booking.

Can I let my Highcliffe retirement flat over the winter?

Usually not to the guests who book in winter. Retirement leases normally limit occupation to people over a set age, and some forbid letting entirely, so a contractor or a younger family staying a month would breach them. Check the lease and any block rules before taking a booking, with a solicitor's help where the wording is unclear. A freehold bungalow or house avoids the question.

Who stays in Highcliffe for a month in winter?

Most often a son or daughter staying near a parent: after a hospital stay, while care is arranged or during a move. The Royal Bournemouth Hospital is a drive west along the A35. Contractors at the Aviation Business Park and remote workers who want a quiet month near the sea make up much of the rest. All of them want a warm house, parking and a washing machine.

Will winter guests reach Highcliffe without a car?

Some will. Hinton Admiral station, just north of the village, has South Western Railway trains towards Southampton, London Waterloo, Bournemouth and Weymouth. A remote worker on an occasional trip to London can manage without driving if the house is within reach of the station and the high street. We say how far the walk or taxi is in the listing.

How do I stop a winter let clashing with my summer?

Give us the weeks you want kept, in the owner portal, before winter opens. Every long stay is agreed with an end date, normally before Easter, and extensions are only offered when the summer calendar allows. Castle weddings in spring are often booked months ahead, so we watch for those as well before agreeing a long stay that runs into April.

Does the BCP premium apply to a Highcliffe winter let?

Highcliffe is in BCP Council, which has charged a 100% premium on furnished second homes since April 2025. A property available to let for 140 nights a year and let for 70 moves to business rates, but stays of more than 28 nights do not count towards the 70. We balance long winter stays with shorter ones so the property does not fall short without you knowing.

What does winter let management in Highcliffe cost?
