Moordown is a settled suburb on Wimborne Road in north Bournemouth: Victorian cottages, interwar semis and bungalows, the shops of Grand Parade, and Redhill Park on its western edge. It is not a seaside address, and a Moordown house earns differently from a holiday home on the cliff. What it has is space, parking and a position close to the Royal Bournemouth Hospital, the universities and the airport. This page explains how our holiday let management works for a house here, through the owner's year.
The Moordown houses that let, and why
The stock that earns is the family house: three bedrooms, a garden and off-road parking, much of it on the Mayfield Park estate laid out around 1911 and on streets built between the wars. Guests book these to keep a whole household under one roof, which a hotel in town cannot offer at the same price. A bungalow suits older relatives who need a step-free stay. A flat above the Wimborne Road shops suits one or two people working locally.
What guests pay for here is practical:
- a driveway, because most arrive by car;
- a kitchen equipped for daily cooking, a washing machine and somewhere to dry clothes;
- a table that seats everyone and a desk for remote work;
- bus stops on Wimborne Road, with frequent services to the town centre, routes to the Royal Bournemouth Hospital and a bus to Bournemouth Airport.
Redhill Park, with its summer paddling pool and cafe, and the heath of Redhill Common are worth naming for families staying a week or more.
How the Moordown year runs
Summer is a peak, but a lower one than on the coast. In July and August families who want a house with a garden for the price of a seafront flat stay here and drive to the beach. Easter, the half terms and the Christmas and New Year fortnight bring relatives home to visit, and they tend to book a week at a time.
From October to March the calendar is carried by longer stays: contractors on projects across north Bournemouth and Ferndown, people starting work at the hospitals or the universities before they find a home, and households between a sale and a purchase. We take those bookings by the week or the month and fill the gaps between them with short stays. Term starts in September and university graduations in November add short visits from parents.
Who books a Moordown house
- Visiting family. The largest group: grandparents for a fortnight, relatives in town for a wedding or a christening, a family home for Christmas.
- Hospital-related stays. The Royal Bournemouth Hospital on Castle Lane East is now the area's main emergency hospital, with a new maternity and children's unit. Relatives and visiting staff want somewhere close and quiet.
- Contractors and relocations. Teams who need beds, parking and a kitchen for weeks, and people starting a job before they buy.
- Summer families who want space more than a view.
Rules and costs for a Moordown owner
Moordown is in the BCP Council area. A furnished home that is nobody's main residence pays a 100% council tax premium, which doubles the bill, unless it is available to let for 140 nights a year and actually let for 70, when it is assessed for business rates instead. The furnished holiday lettings tax regime ended in April 2025, so the income is now taxed like other property income: see holiday let tax after FHL. Flats are usually leasehold, and the lease may bar short lets. You need a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance that covers paying guests. Our guide to holiday let regulations in England covers each.
How we run a Moordown let
We photograph the house, create the listings on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ channels, review prices daily, answer guests and support them 24 hours a day, manage check-ins and inventory checks, and inspect the house regularly. Cleaning, linen and repairs go to recommended local companies that you pay directly; we arrange and coordinate them, or you keep your own. Our office on Charminster Road is a short drive away.
Your own weeks stay yours. If you have family in Bournemouth, you can use the house when you visit: block the dates in the owner portal and we let the rest. Payouts are monthly, with income reported in the portal.
Commission is 16% of booking revenue, with no retainer and no monthly fee, and a one-off onboarding fee comes out of the first month's income. See pricing and how it works. We manage on the same terms in neighbouring Kinson, and across the town on our Bournemouth page.
Full in summer. Earning in winter too.
Most holiday lets in Moordown go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.
- Flexiestays charges only 8% on the bookings it brings
- Winter stays of a week to several months
- Long stays fill the gaps between summer seasons
The Moordown letting market
A northern suburb along Wimborne Road, part of Bournemouth since 1901, with Victorian cottages, interwar semis and bungalows and parades of independent shops. It is a residential market: family visits, contractors, house moves and university-related stays, with little seasonality and few holidaymakers.
Moordown is an inland suburb in BH9, a bus ride north of Bournemouth town centre, and it lets on practical grounds rather than sea views. Most guests have a reason to be in north Bournemouth: relatives who live nearby, a patient at the Royal Bournemouth Hospital along Castle Lane, a contract, a house move. Summer adds families who want a whole house with a driveway and are content to drive or take the bus to the beach.
The year is flatter than on the coast. The school holidays still lift prices, but the rest of the calendar is a mix of week-long visits and stays of a month or more, and those longer bookings carry the winter. Three-bedroom houses with parking and a garden earn most; a flat on Wimborne Road suits one or two people working locally.
The trade-off is volume. There are few short lets here, which means little competition and also little passing demand, so the house has to be the obvious choice when the right guest searches. Judge the result against a long tenancy, not against a Southbourne holiday home.
What brings guests to Moordown
- Wimborne Road corridor. Moordown's shops line Wimborne Road, which runs south through Winton to the town centre and is a main bus route. Guests get a quiet residential base and reach the shops, the station and the beach without a car.
- Bournemouth University and AUB. The Talbot Campus and Arts University Bournemouth at Wallisdown are a short drive or bus ride away. Parents, visiting lecturers and students between tenancies book across Winton and Moordown, mostly in term time.
- Castle Lane, Castlepoint and the hospital. Castle Lane West starts at the top of the district, passes the Castlepoint shopping park and leads east to the Royal Bournemouth Hospital, now the area's main emergency hospital with a new maternity and children's unit. That brings relocations and hospital-related stays.
- Bournemouth Airport. The airport at Hurn is a short drive north-east, and a bus runs to it along Wimborne Road. It adds pre-flight nights and stays by people working around the airport.

Full pricing and what is extraHoliday let management in Moordown: questions
Does a holiday let work in Moordown?
Not as a beach holiday let. Moordown is inland in north Bournemouth, and guests do not choose it for the sea. It can work as a flexible let for family visits, relocations, hospital stays and contractors, on bookings from a week to several months, with summer families adding a modest peak. We look at the house, its parking and its condition, and compare the likely income with a long-term tenancy before recommending either. If the tenancy wins, we say so.
How do guests reach the hospital, Castlepoint and the airport from Moordown?
Castle Lane meets Wimborne Road at the northern edge of Moordown. Castlepoint shopping park is on Castle Lane West and the Royal Bournemouth Hospital further east on Castle Lane East, so guests can drive to both without crossing the town centre, and buses along Wimborne Road serve the hospital too. Bournemouth Airport at Hurn is a short drive north-east, and a bus runs to it from Moordown. Our listings give journey times rather than straight-line distances.
What kind of Moordown house lets best?
A three-bedroom house with off-road parking, a garden and a kitchen equipped for daily cooking. Families visiting relatives and work teams both need space and practicality more than style. A bungalow suits older guests who need a step-free stay. A house within walking distance of the Wimborne Road shops and bus stops, or of Redhill Park, gives guests something to do on foot, which matters on a stay of two weeks or more.
Will my Moordown house sit empty between longer stays?
There will be gaps; the aim is to keep them short. We list on Airbnb, Booking.com, Vrbo, Flexiestays and 20+ channels, review prices daily and take short bookings to fill the weeks between longer ones. Weekly and monthly prices are set so a long booking is attractive without giving away the school holidays. You pay commission only on booking revenue, so an empty week costs you the income but no management fee.
Can I stay in my Moordown house when I visit family?
Yes, and for many owners in north Bournemouth that is the point of keeping the house furnished rather than letting it on a tenancy. You block your dates in the owner portal and we let the rest. The clean after your stay is paid to the cleaning company like any other. Christmas and the summer holidays are when visiting relatives book most, so keeping those weeks has a cost, but the choice is yours.
Will I pay the BCP second homes council tax premium on a Moordown holiday let?
BCP Council charges a 100% premium on furnished homes that are nobody's main residence, which doubles the bill. A property available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead of council tax. A Moordown house on a mix of short and mid-term lets can usually meet the test, but it depends on your letting record, so confirm the position with the council and your accountant.
Are winter lets of a month or more affected by the Renters' Rights Act?
Holiday lets sit outside the assured tenancy rules, and so do lets to a company, such as a contractor's employer. A stay in which an individual makes the house their main home is different: since 1 May 2026 that would be an assured periodic tenancy with no fixed end date. In Moordown, where winter demand leans towards longer stays, this matters. Ask us how a booking of a month or more would be set up, and take legal advice.
Guests on the properties we run
Excellent service from the team at sea breeze. The apartment is very well maintained and the team is available to assist whenever you need them.
Great apartment at a perfect location. Jack and the team were so easy to deal with. This is our second time at this apartment block and will definitely be returning in the not to distant future.
Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
