Most Bournemouth holiday homes go quiet after the October half term. A furnished house in Moordown usually does not, because the people who book it are not on holiday. Our winter let management service is built for exactly this kind of suburb: a place on the right side of town for the hospital, the universities and the airport, where November to March can be steady if the house is set up for guests who stay weeks rather than nights.
Why winter works in BH9
Moordown's position does most of the work. Castle Lane West starts at the top of the district and leads past the Castlepoint shopping park to the Royal Bournemouth Hospital on Castle Lane East. The hospital's BEACH building opened to patients in March 2025, bringing a larger emergency department, a maternity and neonatal unit and children's services onto one site. A hospital that size runs on rotating doctors, agency nurses and visiting specialists, and many of them need a furnished home for a placement that starts in winter.
The rest of the winter demand is local too:

Moordown's interwar semis, Mayfield Park houses and bungalows suit winter letting because they are ordinary homes. What a guest checks in January is not the view but the practical list: a warm house, a driveway, a washer and somewhere indoors to dry clothes, a proper kitchen and wifi good enough for video calls. A bungalow is worth a word of its own. Older relatives visiting a patient, or recovering after a stay in hospital, often need a step-free home, and there are few on the short-let market.
Weekly and monthly pricing
Winter guests compare totals, not nightly rates. We set a weekly price, a monthly price and a minimum stay for each part of the winter, and review them daily against what is booked around us. November and early December take a mix of week-long stays and short visits; the new year to the end of February is where a month-long booking earns its discount. For stays of a month or more the price usually includes heating and bills, so it is set with your real energy costs in mind.
Flexiestays, and the other channels

Council tax, business rates and the 28-night line
Moordown is in BCP Council's area, where a furnished home that is nobody's main residence pays a 100% council tax premium. A property available to let for 140 nights and actually let for 70 in the year is assessed for business rates instead, and a busy winter helps meet that. The Moordown letting market
A northern suburb along Wimborne Road, part of Bournemouth since 1901, with Victorian cottages, interwar semis and bungalows and parades of independent shops. It is a residential market: family visits, contractors, house moves and university-related stays, with little seasonality and few holidaymakers.
Moordown is one of the places where winter is not the weak season. The suburb sits on Wimborne Road with Castle Lane West at its northern end, and Castle Lane leads east to the Royal Bournemouth Hospital, now Dorset's major emergency hospital. The people who need a furnished house here in January need it for the same reasons they do in June: a job, a patient, a move.
What changes in winter is the length of stay. Fewer guests book three nights; more book three weeks or three months. A two or three-bedroom house with a driveway, gas central heating that copes with a cold snap and a table someone can work at will carry the winter on a handful of bookings.
The honest comparison is a long tenancy. Winter letting earns its keep here when the house is also wanted by summer families and visiting relatives at Easter and in August; if it is not, we will say a tenancy may serve you better.
What brings guests to Moordown
- Wimborne Road corridor. Moordown's shops line Wimborne Road, which runs south through Winton to the town centre and is a main bus route. Guests get a quiet residential base and reach the shops, the station and the beach without a car.

Who books a Moordown house in January and February?
Mostly people with a reason to be in north Bournemouth that has nothing to do with the beach. Agency nurses and doctors starting a placement at the Royal Bournemouth Hospital, relatives supporting a patient, families who have sold and are waiting to complete, and contractors on projects north of the town all book in the quietest months. Most stay a week or longer, so a short gap between bookings matters more than the nightly rate.
How far is a Moordown house from the Royal Bournemouth Hospital?
Castle Lane West begins at the top of Moordown and runs east past Castlepoint to Castle Lane East, where the hospital stands, so the drive avoids the town centre. Bus routes along Wimborne Road also serve the hospital. Since the BEACH building opened in March 2025 with a larger emergency department and a new maternity unit, hospital-related stays have become a steady part of winter demand here. Should I include bills in a monthly winter price?
For stays of a month or more we usually quote one price that includes heating, electricity, water and wifi, with a fair-use note in the booking terms. Guests compare a Moordown house with serviced apartments that include everything, and a separate bill in February puts them off. The trade-off is that a cold month costs you more, so we set the monthly figure with your actual energy costs in mind.
What makes a Moordown house easy to let in winter?
Warmth first: a boiler that has been serviced, radiators that work in every room and curtains that keep the heat in. Will a long winter booking stop me using the house at Christmas?
Only if you let it. Christmas is when relatives come home to Moordown, and some owners keep that fortnight for their own family.
