Tuckton is where Bournemouth meets the River Stour. The bridge crosses into Christchurch, Tuckton Tea Gardens sit on the water, and the lanes run down to Wick and the edge of Hengistbury Head. For an owner, that makes a holiday home here a different product from a seafront flat: it sells the river, the walks and a quiet base, with the beach a walk away. What lets well by the river

Most of Tuckton is interwar and postwar housing: semi-detached and detached houses, bungalows and a scattering of flats, mostly in BH6, either side of Tuckton Road and up towards Southbourne. Guests pay for:

  • Space for a family week. Two or three bedrooms, a garden and a driveway are what families filter for.
  • The river. Homes within a short walk of Tuckton Bridge and the tea gardens get the first enquiries. From April to October a vintage ferry runs from the tea gardens to Wick Ferry, Christchurch Quay and Mudeford Sandbank, and there is self-drive boat hire, so guests can spend a day on the water without the car.
  • Two towns in one stay. Christchurch Priory, the Quay and the town's restaurants are over the bridge. Southbourne Grove's shops and cafes are up the hill.
  • Dogs. The stretch of beach east of Fisherman's Walk stays open to dogs all year, and the paths at Wick Fields and Hengistbury Head are a draw for dog owners. A pet-friendly house here widens the summer market.

How a Tuckton year runs

July and August are the peak, booked by families for full weeks. Easter, the May half term and the October half term add shorter peaks. Tuckton's advantage is the shoulder months: walkers and birdwatchers come for Hengistbury Head and Wick Fields in spring and autumn, and couples book short breaks for the river and Christchurch's restaurants.

Who books a Tuckton holiday home

The core guest is a family or a group of friends taking a week by the sea who want a quieter base than the pier. Grandparents booking with grandchildren like the flat walk to the river. Walkers, cyclists and birdwatchers book shorter stays outside the school holidays. Some guests are visiting family in Christchurch or Southbourne and want a house rather than a hotel.

Furnished second homes pay a 100% council tax premium, and a property that meets the self-catering test (available 140 nights, let 70) is assessed for business rates instead. The Tuckton letting market

The riverside corner of east Bournemouth, where the River Stour meets Tuckton Bridge and Christchurch lies on the far bank. Interwar and postwar houses and bungalows, with a few riverside homes towards Wick, let to families, walkers and couples who want the river, Hengistbury Head and Southbourne's beach within reach, but a quieter base than the seafront.

Tuckton lets as the quiet end of the bay. Guests choose it for the river, the walk to Hengistbury Head and a beach about a mile away, and they tend to book whole houses for a week. Two and three-bedroom houses and bungalows with a garden and a driveway carry most of the income; the few homes close to the water and to Wick are the ones guests ask for first.

The trade-off is distance from the town centre. Tuckton is a bus ride from Bournemouth's pier and bars, so it competes on calm and space rather than nightlife, and one-bedroom flats here do better with couples in spring and autumn than with summer families.

What brings guests to Tuckton

  • The River Stour and Tuckton Tea Gardens. Tuckton Tea Gardens sit on the river by the bridge, with self-drive boat hire and a riverside cafe. From April to October a vintage ferry runs from here to Wick Ferry, Christchurch Quay and Mudeford Sandbank, which gives guests a day out without the car.
  • Tuckton Bridge and Christchurch. The 1905 ferro-concrete bridge is the lowest crossing of the Stour and leads straight into Christchurch. Guests can walk or cycle to the Priory, the Quay and the town's restaurants, so a Tuckton stay gets two towns for one booking.
  • Wick and Hengistbury Head. Wick, with its thatched cottages and the Wick Ferry crossing, adjoins Wick Fields, part of the Hengistbury Head nature reserve. Walkers and birdwatchers book in spring and autumn, which stretches the season beyond the school holidays.

Does a holiday let in Tuckton need to be near the beach?

It helps, but it is not the reason most guests choose Tuckton. Southbourne Beach is about a mile south, down the zig-zag paths or the seasonal Fisherman's Walk cliff lift, and families are happy to walk it. What sets Tuckton apart is the River Stour, the ferry from Tuckton Tea Gardens and Hengistbury Head. A listing that leads with the river and describes the beach walk honestly earns better reviews than one that oversells the sea.

When is the busiest time for a Tuckton holiday home?

The school summer holiday, when families book full weeks and the river ferry and boat hire are running. Easter, the May half term and the October half term are shorter peaks. Spring and autumn are steadier here than in some inland areas because walkers and birdwatchers come for Hengistbury Head and Wick Fields. The slowest stretch is mid-January to the end of February, when we look for mid-term lets.

Can I still use my Tuckton house for family holidays?

Yes. You block your own dates in the owner portal and we let the rest. Many Tuckton owners keep a week in early summer or September for themselves. The clean after your stay is booked with the cleaning company like any other changeover. Every peak August week you keep has a cost in lost bookings, but the choice is always yours.

Is parking a problem for Tuckton holiday lets?

The postcode changes from BH6 to BH23 across the bridge, but guests see it as one stretch of river, and so does our pricing.
