Springbourne lies on the north side of the railway between the Lansdowne and Boscombe, with Holdenhurst Road as its spine. Bournemouth station marks its southern edge, the town centre is a walk to the west and the beach roughly a mile to the south. This is a place where people live, not a resort, and a holiday let here draws a broader mix of guests than a seafront flat does. What lets well in Springbourne

Most of Springbourne is BH1, with its northern streets in BH8. The oldest homes are mid to late Victorian cottages around Northcote Road and Lytton Road; after them came avenues of Edwardian houses named after American presidents and statesmen, such as Garfield Avenue and Washington Avenue, and later still blocks of flats.

How the Springbourne year runs

Summer counts: when seafront prices peak, families look inland for value, and the sand is only about a mile off. Yet Springbourne earns more evenly through the year than the clifftop does. Home matches at the Vitality Stadium in Kings Park fill weekends from August to May, university events bring parents in September and at graduation, and rail visitors arrive in every month.

The Springbourne letting market

A residential district on the north side of the railway, between the Lansdowne and Boscombe, with Victorian cottages, Edwardian avenues and newer flats either side of Holdenhurst Road. It is not a beach area: it lets on its closeness to Bournemouth station, the Lansdowne and the town centre, to contractors, rail arrivals, students' families and longer stays.

Springbourne is not a seaside postcard, and a holiday let here should not pretend to be one. Its strength is position: Bournemouth station and the coach station on its southern edge, the Lansdowne and the town centre a walk west, and the beach about a mile south. Guests who arrive by train, visit students or come for a match at the Vitality Stadium find it practical and good value.

The housing is a mix of Victorian cottages, Edwardian avenues and newer flats, much of it already let to long-term tenants. Two and three-bedroom houses with parking and flats close to the station are the most useful stock for short stays.

Demand is less seasonal than at the seafront and more varied: summer families looking for value, weekend visitors, university parents and, in winter, contractors and people relocating to Bournemouth. A Springbourne holiday let usually works best with a mix of short breaks and longer stays across the year.

What brings guests to Springbourne

  • Bournemouth station on the doorstep. The railway forms Springbourne's southern edge, and Bournemouth station, with trains to London Waterloo and the coach station beside it, is under a kilometre from the centre of the district. Guests arriving by train can walk to the door.
  • The Lansdowne and the universities. The Lansdowne, with Bournemouth University's town campus, Bournemouth and Poole College and the town's main office district, is at the western end of Holdenhurst Road. It brings course visitors, staff on placements and parents of students.
  • Holdenhurst Road. Once the main road into Bournemouth and now bypassed by the Wessex Way, Holdenhurst Road is a shopping street and bus corridor with supermarkets, takeaways and everyday shops. Guests on longer stays have their daily needs within a walk.
  • Kings Park and the Vitality Stadium. Kings Park, home of AFC Bournemouth's Vitality Stadium, playgrounds and an athletics track, is a short walk east. Home fixtures bring one and two-night bookings from visiting supporters between August and May.
