Springbourne is the part of Bournemouth where a new arrival can walk from the train to the front door. The railway marks its southern edge, Holdenhurst Road runs through it to the Lansdowne, and the town centre is a short walk west. Mid-term let management in Springbourne means letting your flat or house for one to six months to people who have come to work or study nearby, often without a car, at one monthly price that includes the bills. Our mid-term let management page describes the service in full.

What a month-long guest wants near the station

Most of Springbourne is BH1, with the northern streets in BH8. Victorian cottages, Edwardian avenues and newer blocks of flats sit either side of Holdenhurst Road. For a long stay, the strongest homes are:

  • One-bed flats in the newer blocks or converted houses, for single secondees, lecturers and contractors.
  • Two-bed flats with a second room set up as a study, for couples relocating or anyone working from home part of the week.
  • Small houses with a garden, for a family between homes who want to be near the station and the schools.

The selling points are the walk to the platform, the walk to the Lansdowne, broadband that holds up on video calls, and a washing machine.

The people who arrive by train

  • New starters and secondees in the Lansdowne offices and the town centre, often booked by their employer for the first months.
  • Staff at Bournemouth University's town campus and at Bournemouth and Poole College.
  • Contractors who work in Bournemouth in the week and travel home at weekends.
  • Relocations and people between homes, who want time to choose a part of town before they buy or rent.
  • NHS staff who prefer the town to the hospital end, with buses to Castle Lane.

Kings Park, home to the Vitality Stadium, is a short walk east for anyone who wants green space or a run after work.

Long stays all year, short stays when they pay

Springbourne is not a beach market, so the long stay is the default here, not the winter fallback. We price each booking by the month, compare it with what short stays would earn on the same dates, and use the shorter gaps for match weekends, university visits and rail weekenders. Fewer changeovers keep cleaning costs down and save wear on shared hallways and stairs. Our pricing strategy guide explains how stay length changes the price.

The channel that matters most for these guests is Flexiestays, Bournemouth's number one platform for winter and long stays. It takes only 8% on the bookings it brings, about half of Airbnb's 15.5% host-only fee. Every Springbourne property we run is also on Booking.com, Airbnb, Vrbo and 20+ channels.

Rules for a Springbourne owner

Lettings of more than 28 nights do not count towards the 70 let nights a year that a self-catering property needs for business rates, so a calendar made only of long stays may stay on council tax, where BCP Council adds a 100% premium for furnished second homes. Where a guest makes the flat their only or main home, they may become an assured tenant, so we confirm the purpose of every stay and choose the agreement to match. Many flats here are leasehold: check the lease covers lettings of this kind and tell your lender and insurer. More in holiday let regulations in England.

Running the flat while someone lives in it

We list and price the property, answer every message through one inbox and support guests 24 hours a day. Each long stay starts with a check-in and inventory, and we inspect during and after it. Cleaning, linen and repairs go through local companies we recommend, paid by you directly, or through your own.

We take 16% of booking revenue and pay you the rest monthly, with no retainer; see our pricing and how it works. For short breaks, see holiday let management in Springbourne and Airbnb management in Springbourne. We run long stays next door in Charminster and across Bournemouth.

Our difference

Full in summer. Earning in winter too.

Most holiday lets in Springbourne go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.

  • Flexiestays charges only 8% on the bookings it brings
  • Winter stays of a week to several months
  • Long stays fill the gaps between summer seasons
The local market

The Springbourne letting market

A residential district on the north side of the railway, between the Lansdowne and Boscombe, with Victorian cottages, Edwardian avenues and newer flats either side of Holdenhurst Road. It is not a beach area: it lets on its closeness to Bournemouth station, the Lansdowne and the town centre, to contractors, rail arrivals, students' families and longer stays.

Springbourne's long-stay guest usually arrives with a suitcase and no car. Bournemouth station and the coach station sit on the district's southern edge, so someone starting a job in Bournemouth can step off a train from London Waterloo and walk to the door. The Lansdowne, with Bournemouth University's town campus, Bournemouth and Poole College and the town's main office district, is at the western end of Holdenhurst Road.

That makes it a natural first home for new starters and secondees, visiting lecturers and contractors who travel home at weekends. Holdenhurst Road supplies the supermarkets and everyday shops, so a guest can live here for months on foot.

The best long-stay stock is the one-bed and two-bed flat in the newer blocks and converted Edwardian houses, with broadband and a desk. Parking helps but matters less here than anywhere else in inland Bournemouth.

What brings guests to Springbourne

  • Bournemouth station on the doorstep. The railway forms Springbourne's southern edge, and Bournemouth station, with trains to London Waterloo and the coach station beside it, is under a kilometre from the centre of the district. Guests arriving by train can walk to the door.
  • The Lansdowne and the universities. The Lansdowne, with Bournemouth University's town campus, Bournemouth and Poole College and the town's main office district, is at the western end of Holdenhurst Road. It brings course visitors, staff on placements and parents of students.
  • Holdenhurst Road. Once the main road into Bournemouth and now bypassed by the Wessex Way, Holdenhurst Road is a shopping street and bus corridor with supermarkets, takeaways and everyday shops. Guests on longer stays have their daily needs within a walk.
  • Kings Park and the Vitality Stadium. Kings Park, home of AFC Bournemouth's Vitality Stadium, playgrounds and an athletics track, is a short walk east. Home fixtures bring one and two-night bookings from visiting supporters between August and May.

Questions owners ask

Mid-term and long stay management in Springbourne: questions

Who books a Springbourne flat for several months?

People whose work brings them to the Lansdowne or the town centre and who arrive by rail: new joiners and secondees at the offices, staff at Bournemouth University's town campus and Bournemouth and Poole College, and contractors who go home at weekends. Households between homes and relocating families use it too. They value being able to walk from Bournemouth station with their luggage, and to reach the shops without a car.

Does a Springbourne flat need parking for long stays?

Parking is useful here but far from essential. Many long-stay guests here come by train and walk or take the bus, which is not true of most inland Bournemouth. A flat without parking can let well by the month if the listing says so plainly and gives the walk to the station and the Lansdowne. Where there is a space, we make sure it is in the title, because drivers filter for it.

Can a weekly commuter take my flat Monday to Friday?

Some contractors and secondees want exactly that, going home at weekends. We prefer a continuous booking of a month or more, paid as one stay, to keep the agreement and the calendar simple. A guest who leaves at weekends usually still takes the flat for the whole period. We agree what happens to the weekends, including any owner access, before the stay begins.

How do you find long-stay guests for a Springbourne property?

Through the channels they use. Flexiestays, Bournemouth's number one platform for winter and long stays, is where many contractors, relocations and university staff look for a home by the month, and it charges only 8% on the bookings it brings. We also list on Booking.com, which business travellers use, and on Airbnb, Vrbo and 20+ channels, with one calendar across all of them.

Is a stay of four months a tenancy?

It depends on the guest. A secondee or contractor whose employer books the stay, and who keeps a main home elsewhere, is not usually a tenant. A guest who gives up their own home and makes your flat their only one may be, whatever the booking says, and since 1 May 2026 that would be an assured periodic tenancy with no fixed end. We check this before accepting and use the right agreement. Take legal advice on your own case.

What does mid-term let management in Springbourne cost?

For a Springbourne flat the fee is 16% of booking revenue, without a retainer or monthly charge. A one-off onboarding fee for the photographs, the listings and a set-up visit is deducted from the first month's income. Cleaning, linen and repairs are paid to recommended local companies, or your own, directly. Notice is 45 days, and bookings already accepted are honoured. If an employer pays for a secondee's stay, we can provide the booking details its finance team needs.

Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
