The West Cliff is the clifftop west of Bournemouth Pier: Victorian houses divided into flats, purpose-built apartment blocks and hotels, some now redeveloped as flats, above Durley Chine and the beach. At its eastern edge stands the Bournemouth International Centre. For an owner that means a holiday flat with two sources of guests, the beach and the BIC. What lets well on the West Cliff
The district lies mostly in BH2, running into BH4 towards Westbourne. Most holiday lets are flats:
- Purpose-built blocks with lifts and, on the upper floors, views across Poole Bay. These earn the most.
- Flats in converted Victorian villas, with character and larger rooms, often without lifts or parking.
- New flats on former hotel sites. The West Cliff Hotel, refurbished in 2019, was announced for demolition and replacement by flats in 2023, part of a wider change in the district's stock.
Guests pay for a short walk to the beach, the pier, the town centre and the BIC, and for a parking space. Durley Chine, below the cliff, has a pub, a cafe, beach huts and RNLI lifeguards in the summer season. The West Cliff Lift normally carries people between the clifftop by the BIC and the promenade, but it did not run in summer 2025 after cliff slips, so access is described as it stands, with the zig-zag paths as the way down.
How the West Cliff year runs
Summer is the beach season: school holidays, bank holidays and sunny weekends, with families taking full weeks.
The rest of the year follows the BIC. Conferences, exhibitions and party political conferences bring delegates midweek, and concerts and comedy fill weekend nights through the autumn and winter. Bournemouth University holds its graduation ceremonies at the BIC in November, and the Christmas market draws weekend visitors into town from mid-November. Arts by the Sea and the marathon weekend fall in late September and October.
Mid-January to February is the quiet stretch, and we fill it with short breaks and mid-term stays for contractors and relocating staff.
Who books a West Cliff holiday flat
Families who want to walk to the beach; couples on short breaks; event guests who want to walk to the BIC and back; and older visitors who come out of season for the gardens, the pier and the town. Owners who use the flat themselves usually keep spring or autumn weeks and let the peaks.
Rules and costs for an owner
Read the lease first: many West Cliff blocks restrict short lets or require consent. Tell your lender and the buildings insurer. Some central streets are residents' permit zones, so check the parking position before you advertise a space.
BCP Council charges a 100% premium on furnished second homes. A flat available to let for 140 nights and actually let for 70 in a year is assessed for business rates instead. You need a fire risk assessment, a gas safety certificate where there is gas, electrical checks and insurance for paying guests.

The West Cliff letting market
The clifftop west of the pier, above Durley Chine: hotels, Victorian houses split into flats and purpose-built apartment blocks, with the Bournemouth International Centre on Exeter Road at its eastern end. It lets to conference delegates and concert-goers midweek and to beach visitors at weekends and in the holidays.
The West Cliff has two markets in one postcode. Beach visitors fill the summer, the school holidays and sunny weekends, walking down to Durley Chine or the pier. The Bournemouth International Centre on Exeter Road, at the district's eastern edge, brings conference delegates, concert-goers and party conference visitors midweek and through the winter.
The stock is flats: Victorian houses divided into apartments, purpose-built blocks, and former hotels redeveloped as flats. A two-bed with a sea glimpse and parking a short walk from both the beach and the BIC is the most flexible kind of holiday let in Bournemouth.

What brings guests to West Cliff
- Bournemouth International Centre (BIC). The BIC on Exeter Road hosts conferences, party political conferences, exhibitions, concerts and comedy. Delegates and audiences need beds a walk away, which gives West Cliff flats midweek and winter bookings that beach areas do not get.
- Durley Chine beach. The beach below Durley Chine has a pub and cafe, beach huts, RNLI lifeguards in the summer season and a record of Blue Flag awards. Families book weeks here because it is a walk downhill from the flat.
- Close to the pier and town centre. Bournemouth Pier, the Square and the gardens are at the eastern end of West Cliff, so guests can stay without a car. Short breaks and weekend stays are steady through the year.
- West Cliff Lift and the zig-zags. The West Cliff Lift links the clifftop by the BIC to the promenade in season, but BCP Council kept it closed for summer 2025 after cliff slips. Zig-zag paths in West Cliff Gardens and Durley Chine are the other way down.

Does the Bournemouth International Centre really help a West Cliff holiday let?
It helps the calendar outside the school holidays. The BIC on Exeter Road hosts conferences, exhibitions, party political conferences, concerts and comedy through the year, and visitors want somewhere to stay within a walk. A West Cliff flat can take those midweek and winter bookings as well as summer beach weeks. We watch the BIC's programme when we set prices.
Is the West Cliff Lift running?
Check before you promise it. The lift links the clifftop near the BIC to the promenade and normally runs in the summer season, but BCP Council kept it closed for summer 2025 after cliff slips. The zig-zag paths in West Cliff Gardens and the slope at Durley Chine are the alternatives. We describe the current access in the listing so guests are not caught out.
What is Durley Chine beach like for holiday guests?
It is the beach most West Cliff guests use: sand and shingle west of the pier, with a pub and cafe, beach huts, toilets and showers, and RNLI lifeguards from late May to early September. It has held Blue Flag status, though awards are made each year. Families like being able to walk down for the day and back up for lunch.
Can I holiday let a flat in a West Cliff block?
Only if the lease allows it. Many West Cliff leases require use as a private residence or forbid short lets, and the Upper Tribunal held in 2016 that short lets can breach a private residence covenant. Some leases allow letting with the freeholder's consent. A solicitor should read the lease, and the lender and buildings insurer must be told, before you commit.
Can I still use my West Cliff flat for my own holidays?
Yes. Block your dates in the owner portal and we let the rest. Owners often keep a week in late spring or early autumn, when the beach is quieter and the town is still open, and leave the school summer holiday and big BIC events to earn.
Will I pay the BCP second homes premium?
If the flat is furnished and nobody's main home, BCP Council charges a 100% premium, which doubles the council tax. A flat available to let for 140 nights a year and actually let for 70 can be assessed for business rates instead. Confirm which applies with the council and your accountant.
