Rules for a Southbourne owner

Southbourne is in BCP Council's area. Furnished second homes pay a 100% council tax premium unless the property qualifies for business rates by being available for 140 nights and let for 70; stays of more than 28 nights do not count towards the 70. A long stay can also become a tenancy if the guest makes the home their main residence, so we use the right agreement for each stay, and you should take legal advice. The Southbourne letting market

A clifftop suburb with a working high street, where Edwardian and interwar houses, converted flats and overcliff apartment blocks let to families, dog owners and longer-stay guests. Summer is the peak, but quiet streets and everyday shops make it one of Bournemouth's stronger areas for stays of a week or more at any time of year.

Southbourne is one of the easiest parts of Bournemouth to live in for a few months without a car. Southbourne Grove has bakers, a greengrocer's worth of independent shops, pharmacies and cafes; Pokesdown station is a short walk from the western end; buses run to the town centre and Christchurch. A guest staying for a season can shop, commute and walk the dog on foot.

The work that brings mid-term guests is close by rather than in the suburb itself. The Royal Bournemouth Hospital on Castle Lane East is a short drive north, J.P. Morgan's large campus at Chaseside is beside it, and the town centre and Bournemouth University's Lansdowne buildings are a train or bus ride away.

Family houses with gardens carry the summer here on weekly holiday bookings. From October those same houses, and the Overcliff flats, suit a guest who wants to stay until spring.

What brings guests to Southbourne

  • Southbourne Beach. A long sandy beach below low cliffs, quieter than the sand near the piers, reached by zig-zag paths or the seasonal Fisherman's Walk cliff lift. It draws families who want space, and they tend to book full weeks in the school holidays.
  • Dogs on the beach all year. The stretch east of Fisherman's Walk into Southbourne stays open to dogs when Bournemouth's main beaches exclude them from 1 May to 30 September. Pet-friendly listings here can take summer bookings that central properties cannot.
  • Southbourne Grove. An independent high street of bakers, delis, cafes and everyday shops. It is why guests staying a week or a month choose the area: daily needs are met on foot, in winter as well as summer.
  • Hengistbury Head. The headland and nature reserve closes the eastern end of the bay and is reached on foot along the beach or the overcliff. It brings walkers and birdwatchers in spring and autumn, which lengthens the letting season.
  • Pokesdown station and coast road buses. Pokesdown station, on the Boscombe side, is about four minutes by train from Bournemouth, and buses run through Southbourne to the town centre and Christchurch. Guests can stay here without a car.

Who rents a furnished Southbourne house for several months?

People who need a proper home for a defined period. Nurses and doctors on placement at the Royal Bournemouth Hospital, staff seconded to employers around Castle Lane, couples who have sold and are waiting for a purchase, and families whose own home is being repaired after an insurance claim are the usual mix. Remote workers who want the sea on their doorstep for a winter join them. Most want two bedrooms, so one can be an office.

Can I take a long-stay guest with a dog in Southbourne?

You can, and it widens the market. The beach east of Fisherman's Walk stays open to dogs all year, and Hengistbury Head is a walk along the sand, so long-stay guests with dogs choose Southbourne deliberately. We agree the pet terms and any extra cleaning before arrival, note the condition of floors and furnishings in the inventory, and inspect during the stay. An enclosed garden makes the house far easier to let this way.

Will a winter let interfere with my summer family weeks?

It should not. Southbourne's summer income comes from families booking full weeks in the school holidays, and those dates are protected when we accept a long stay. A guest from October to the end of March leaves well before Easter bookings begin to matter. We confirm the end date and any option to extend before the guest arrives, never during the stay.

How do you price a Southbourne month?

Against what the house would realistically earn from winter short breaks, which in a seaside suburb are few, and against furnished homes for rent nearby. A single guest for several months removes the empty nights and repeated changeover cleaning, so a monthly figure below the sum of nightly rates usually earns more over the winter. The price includes heating, power, broadband and council tax, and we revisit it as the season fills.

What contract does a long-stay guest in Southbourne sign?

That depends on why they are here. A guest on a work placement or an insurance stay usually keeps a main home elsewhere, and a company or insurer may be the party booking; those stays are set up accordingly. Someone who gives up their old home and lives in yours as their only residence may become a tenant, and since 1 May 2026 assured tenancies have no fixed end.
