Queens Park is a district of large detached Edwardian and interwar houses around one of Bournemouth's biggest parks and its public golf course, between Charminster and Castle Lane. Few parts of the town offer four bedrooms, a garden and a drive within a short drive of the Royal Bournemouth Hospital. Mid-term let management in Queens Park puts that kind of house in front of families who need a home for one to six months, and keeps the summer free when it earns more. The service is described on our mid-term let management page.

A house for a family in transition

Most of Queens Park is BH8, with the eastern side towards Holdenhurst Road in BH7. The long-stay guest here is rarely a single contractor. It is a household: two adults, children at school, sometimes a dog, usually a car or two. What they look for:

  • Bedrooms for everyone and a second living space or study for working from home.
  • A garden and a drive, which flats cannot offer.
  • Practical shopping: Castlepoint, with its large supermarkets, is about a mile north on Castle Lane West.
  • A quick road out: the Wessex Way passes the park, for the town centre one way and the A31 the other.

Queen's Park itself, a Green Flag park with woodland, a play area and a cafe, is the garden beyond the garden.

Relocations, insurance placements and senior staff

  • Relocating families who have moved for a post with University Hospitals Dorset, at the J.P. Morgan campus at Chaseside or at one of the universities, and want a term to find schools and a permanent home.
  • Insurance and displacement placements: families whose own house is uninhabitable after a leak, flood or fire, booked through the insurer for the length of the repair.
  • Senior clinicians and managers on fixed contracts who bring their family with them.
  • People between homes, whose sale has completed before their purchase.

These stays often begin at short notice and can be extended. We agree the terms for an extension at the start.

Winter for families, summer for holidays

A Queens Park house can earn well in August from family holidays, because big houses near the beach are scarce. So the usual pattern is a long stay from autumn to spring and short family stays from Easter to September. That gives the house a resident through the cold months, fewer changeovers and less wear, and keeps the summer for the guests who pay most for it. We price each long stay against what short bookings would bring on the same dates; the pricing strategy guide shows how.

Long-stay families and insurers mostly search Flexiestays, Bournemouth's number one platform for winter and long stays, which charges only 8% on what it books. The house is also listed on Vrbo, Airbnb, Booking.com and 20+ channels.

Agreements, rates and council tax

A family staying several months raises the tenancy question more sharply than a single contractor. If the family keep their own home and are here while it is repaired, they are not usually tenants. If they have sold up and live in your house as their only home, they may be, and since 1 May 2026 that would mean an assured periodic tenancy. We establish which before accepting and use the agreement that fits.

Long stays also leave the business rates count short: only lettings of 28 nights or less count towards the 70 let nights a year, so a house let mainly by the month may stay on council tax, with BCP Council's 100% premium for furnished second homes. Our holiday let regulations guide covers both points.

Running a family house for months

We photograph the house, list and price it, answer guests through one inbox and support them around the clock. We check the family in against an inventory and inspect during and after the stay. Cleaning, linen, the garden and repairs go to local companies we recommend, which you pay directly, or to your own.

Sea Breeze earns a 16% commission on the bookings and pays the remainder to you once a month; our pricing and how it works have the rest. For summer, see holiday let management in Queens Park and Airbnb management in Queens Park. Nearby, we run long stays in Charminster and Talbot Woods.

Our difference

Full in summer. Earning in winter too.

Most holiday lets in Queens Park go quiet from November. Ours do not have to. Alongside Airbnb, Booking.com and Vrbo, every property we manage goes out on Flexiestays, Bournemouth's number one platform for winter and long stays, where contractors, relocations, visiting families and remote workers book for weeks and months at a time.

  • Flexiestays charges only 8% on the bookings it brings
  • Winter stays of a week to several months
  • Long stays fill the gaps between summer seasons
The local market

The Queens Park letting market

A leafy residential area inland from the town centre, built around Queen's Park and its public golf course. Large detached Edwardian and interwar family houses line tree-lined avenues between Charminster and Castle Lane. It lets as whole homes to families, golfers and visitors to the Royal Bournemouth Hospital, with the beach a drive or bus ride away.

Queens Park offers something most of Bournemouth's long-stay stock does not: a whole family house with a garden and a drive, on a quiet avenue, a short drive from the Royal Bournemouth Hospital and the J.P. Morgan campus at Chaseside. That suits the guest who arrives with children, a dog and a car, and needs a home rather than a flat.

Two groups stand out. Families relocating for a job, who want a few months to find schools and a permanent house, and households whose own home is out of use after a flood or fire, placed by their insurer for as long as the repair takes. Both tend to stay for months and treat the house carefully.

The trade-off is summer. A large house here can earn well from family holidays in August, so a long stay is usually best placed from autumn to spring, with the summer weeks kept clear.

What brings guests to Queens Park

  • Queen's Park and the golf course. One of Bournemouth's largest parks, a Green Flag park with woodland, a play area, a cafe and free parking, wrapped around an 18-hole public golf course opened in 1905. Golfing groups and families who want green space book here.
  • Royal Bournemouth Hospital. The hospital is on Castle Lane East, a short drive from Queens Park. It brings stays from visiting clinicians and agency staff, and from relatives who need a base close by for several days or weeks.
  • Castle Lane and Castlepoint. Castle Lane West runs along the north side of the area, with Castlepoint shopping park and its large supermarkets about a mile from the golf course. Families on long stays and households relocating to the area find everything they need nearby.
  • The Wessex Way. The A338 Wessex Way passes the park, linking it to the town centre in one direction and to the A31, Ringwood and the M27 in the other. Guests arriving by car reach the area quickly, and family houses here usually come with driveways.

Questions owners ask

Mid-term and long stay management in Queens Park: questions

Who rents a large Queens Park house for three or four months?

Mainly families. A household relocating to Bournemouth for a job at the hospital, the bank at Chaseside or one of the universities may want a furnished house for a term while they look for schools and a home. Insurers also place families here when their own house needs months of repair. Both need bedrooms for everyone, a garden, parking and a kitchen for daily cooking, which few flats offer.

How do insurance and displacement stays work?

A household whose home is damaged by water, fire or subsidence is usually entitled to alternative accommodation under their policy. The insurer or a placement agent looks for a furnished home of a similar size near the family's schools and work, books it for an estimated period and often extends it as the repair runs on. We agree a rate, an end date and the terms for any extension before they move in.

Will a long stay clash with summer holidays in my Queens Park house?

Only if it is allowed to. Large houses with gardens are scarce near the sea, so families pay well for them in July and August. We look for long stays from October to Easter and agree the end date first. If an insurer needs to extend a placement into summer, we discuss it with you before saying yes, because the income from those weeks is yours to weigh.

Does a family staying for months wear a house more than holiday guests?

Usually less. One family living in the house for a term replaces many short arrivals, each with luggage, a changeover clean and a fresh set of linen. Furniture, carpets and door frames take less punishment. We inspect during the stay and at the end against the inventory taken at check-in, and a mid-stay clean can be booked through the recommended company if the guest or you want one.

Which channel brings long-stay families to Queens Park?

Flexiestays, Bournemouth's number one platform for winter and long stays, is where relocations and insurance placements most often start, and it charges only 8% on the bookings it brings. Vrbo and Airbnb add families on longer breaks, and Booking.com adds corporate bookers. We list on all of them and 20+ more, with one calendar so nothing double-books. The listing leads with bedrooms, the garden and the drive, because those are the filters a relocating family uses.

What does mid-term let management in Queens Park cost?

We charge a flat 16% of booking revenue for a Queens Park house, and there is no retainer or monthly fee. A one-off onboarding fee covers the photography, the listings and a set-up visit, deducted from the first month's income. Cleaning, linen, garden care and repairs are paid directly to trusted local companies we recommend, or to your own. If an insurer pays for the stay, the money comes through to you in the same monthly payout.

Lovely apartment in very close proximity to Bournemouth town centre and beach. The apartment was modern, very clean and well equipped. Onsite parking was a big bonus and once parked we didn't really need the car. We would definitely return.
