In Poole the question is rarely whether to let a property, but how. A Sandbanks house, a Quay apartment and a semi in Broadstone each have a different best answer, and the answer can change when the owner's plans do. Four kinds of Poole property
- The peninsula and the cliffs (BH13 and BH14). Sandbanks, Canford Cliffs, Lilliput and Branksome Park. High-value houses and large flats whose owners usually want their own summer weeks. Holiday bookings from Easter to September, then guests staying a month or longer through the winter.
- The Quay, the Old Town and the town centre (BH15). Apartments and townhouses near Poole station and the harbour. Short lets where the lease allows them; a long let where it does not.
- Parkstone and Hamworthy (BH12 to BH16). Victorian villas, flats and family houses close to the port, Poole Hospital and the A35. Mid-term lets to contractors and relocating staff work well here, and so do long lets.
- Broadstone, Oakdale and Canford Heath (BH17 and BH18). Family homes near schools and the industrial estates. A deep long-let market, with mid-term demand from relocations.

How we decide
Three things settle most cases: the property itself, what its paperwork permits (lease, mortgage, insurance) and what you want. Will August be yours? Is a sale likely within two years? Must the income be the same every month, or can it follow the season?
Usually the answers line up. A peninsula house kept for family summers stays with nightly and monthly guests; a Broadstone semi nobody in the family plans to use tends towards a settled tenant. You get our view and the reasons for it. Between holiday weeks and month-long stays we can move week by week. Taking on a tenant is another matter entirely.
What the Renters' Rights Act means for a Poole landlord
Since 1 May 2026, under the Renters' Rights Act 2025, a long let in England works differently:
- Fixed terms are gone. Each assured shorthold tenancy converted into an assured periodic one.
- Section 21 is gone. A landlord who wants to sell or move in must rely on a statutory possession ground, each carrying its own notice and timing conditions.
- Tenants give two months. They can go on that notice whenever they like.
- Rent rises once a year. Only by statutory notice.
Selling is common among Poole owners where values are high, and that makes this the deciding point: there is no longer a fixed end date to plan a sale around. Treat this as an outline; a solicitor should confirm your own case.
Genuine holiday stays and company lets are not tenancies under the Act. If an individual guest stays long enough to live there as their home, the arrangement can become one, so monthly bookings are structured carefully.
Compliance stays with the owner
In law you remain the landlord, even with us managing. A tenant must have a gas safety record renewed yearly if gas is fitted, inspected electrics, smoke and carbon monoxide alarms, an EPC, their deposit held in a government scheme and their right to rent checked. Holiday guests need a fire risk assessment in place as well as gas and electrical safety. BCP Council adds a 100% council tax premium to Poole's furnished second homes, unless the let qualifies for business rates by being available on 140 nights and let on 70 in the past year. Nightly and monthly lets cost 16% of booking revenue. Nothing is charged as a retainer or monthly fee, and the onboarding fee is taken out of the property's first month of income rather than paid up front. We publish the property on Airbnb, Booking.com, Vrbo, Flexiestays and over 20 other channels, adjust the rate every day, give guests 24/7 support and carry out regular inspections. For a long let, we quote for the property and confirm in writing, before anything is signed, the fee, the services, how the rent is passed to you and the notice period. Some owners can choose a fixed rent arrangement instead of commission.

The Poole letting market
A working harbour town with two markets in one: quayside and Old Town apartments that let to leisure guests, and suburban houses that suit families, contractors and relocations. Harbour and beach demand peaks in summer, while the port, the hospital and large employers keep bookings coming through the winter.
Poole's housing runs from some of the most expensive homes in the country on the Sandbanks peninsula to ordinary family streets in Oakdale, Canford Heath and Broadstone. The letting answer is different at each end.
On the peninsula and in Canford Cliffs, most owners want the property for themselves at some point in the year, and a long tenancy would take that away. Short lets in summer and mid-term lets in winter keep the home in use without giving it up. Inland, family houses near good schools and the town's employers have a deep long-let market, and a settled tenant can be the right answer, provided the owner understands what a tenancy now means.
Between the two sit the Quay and town centre flats, where the lease often decides the matter before the owner does, and Hamworthy and Parkstone, where contractors and relocations make mid-term letting a real option.
What brings guests to Poole
- Poole Quay and the Old Town. The Quay is the town's visitor front: boat trips, Brownsea Island ferries, pubs and seafood restaurants, with bike nights on Tuesdays from April to September and fireworks on Thursdays in August. Evening events lift midweek summer occupancy for anything within a walk.
- Poole Harbour. One of the largest natural harbours in the world, sheltered and shallow, used for sailing, paddleboarding and kayaking. It brings sailors and watersports families from spring to autumn, and many of them book whole weeks.
- Ferry port and Poole station. Ferries sail from Poole to the Channel Islands, and the station is on the main line to London Waterloo. One-night stays before or after a crossing are a steady niche, and rail access supports car-free short breaks.
- RNLI, Sunseeker and Poole Hospital. The RNLI's headquarters and college, Sunseeker's yacht building and Poole Hospital generate demand from trainees, contractors, visiting staff and patients' relatives. These guests book midweek and for longer stays, which is what fills January to March.
- Lighthouse and the beaches. Lighthouse, the arts centre that is the concert base of the Bournemouth Symphony Orchestra, draws audiences all year. Poole's beaches run from Sandbanks east to the Bournemouth boundary, so much of the town is within reach of the summer beach market.

Should I let my Sandbanks or Canford Cliffs home long or short?
Most owners on the peninsula keep it as a short let, because they want summer weeks for themselves or may sell, and a long tenancy rules out both. A house there takes holiday weeks from Easter to September and can take a mid-term let in winter. A long let is possible but uncommon at that value, and once a tenant is in you cannot reclaim the home at will. We will tell you which we would choose for your property.
I want to sell my Poole house within two years. Is a long let a risk?
It needs care. Since 1 May 2026 a long let in England has no fixed end and section 21 has gone. A landlord who wants to sell must use the statutory selling ground, which has its own notice period and conditions on timing. If a sale is likely, short and mid-term lets keep you in control of the dates. Take legal advice before you sign any tenancy.
My Poole Quay flat's lease bars short lets. What can I do?
Respect the lease. Many waterfront blocks require use as a private residence or need the freeholder's consent for short lets, and management companies do enforce them. That leaves a long let, if the lease allows subletting, or asking the freeholder for consent. A solicitor can tell you what the lease permits. Once that is clear, we can say how the flat would let.
What has the Renters' Rights Act changed for Poole landlords?
From 1 May 2026 assured shorthold tenancies in England became assured periodic tenancies, with no fixed term. Section 21 no-fault notices were abolished, tenants can leave on two months' notice, landlords need a legal ground to end a tenancy, and rent can rise only once a year through a statutory notice. Does my mortgage allow short lets in Poole?
Check before you list. A residential mortgage usually needs the lender's consent to any letting, and a buy-to-let mortgage may permit a tenancy but not holiday or short lets. Some lenders offer holiday let mortgages. Tell the lender how the property will be let, and tell your insurer too, because a landlord policy and a holiday let policy cover different risks.
What does long-let management in Poole cost?
It depends on the service you need, so we quote it for your property and set it out in writing before you sign, with what it includes, how rent is paid over and the notice period. Short and mid-term lets are a flat 16% of booking revenue with no retainer and no monthly fee. In some cases a fixed rent arrangement is available instead of commission.
Who carries the landlord's legal duties if you manage it?
You do. The duties sit with the owner whoever manages the property: gas safety where there is gas, electrical safety, smoke and carbon monoxide alarms, an energy performance certificate, deposit protection and right to rent checks on a long let, and a fire risk assessment on a short let.
