Friars Cliff guests on Airbnb are mostly families after a week by the beach huts, and in quieter months walkers and dog owners heading for Steamer Point. Friars Cliff has no strong name of its own on the platforms, so the listing borrows from its neighbours: Avon Beach and Mudeford Quay to the west, Highcliffe Castle through the Steamer Point woods to the east, Christchurch a short drive inland. The local market

The Friars Cliff letting market

A small residential area between Mudeford and Highcliffe, laid out in the first half of the 20th century. Bungalows and detached family houses on quiet roads behind the beach let as whole homes to families and older couples. It is strongly seasonal, led by school holiday weeks, with walkers and dog owners in spring and autumn.

On Airbnb, Friars Cliff listings appear in searches for Mudeford, Highcliffe and Christchurch, and there are not many of them. Most are whole bungalows or family houses, which puts them in front of families searching for a week near a sandy beach. The place name carries little weight on its own, so a listing borrows its neighbours: Avon Beach, Mudeford Quay, Steamer Point and Highcliffe Castle.

Summer dates book early and can carry a seven-night minimum; from October to March the same listing needs short stays and sharper prices to be seen at all. Dog owners are a real share of shoulder-season searches here, because the coast path through Steamer Point is a dog walk, so whether pets are accepted is a pricing decision, not only a house rule.

Friars Cliff is in the BCP Council area. BCP charges a 100% council tax premium on furnished second homes, and at the time of writing has no licence or night cap for short lets, though councillors voted in May 2026 to look at tighter controls.

What brings guests to Friars Cliff

  • Friars Cliff Beach. A sand and shingle beach about a mile east of Mudeford Quay, with a promenade lined with beach huts, a beach cafe and views to the Isle of Wight. It is a family beach, and it fills calendars from Easter to September.
  • Steamer Point nature reserve. Clifftop woodland between the beach and Highcliffe Castle, with views to the Isle of Wight and Hengistbury Head. The coastal path through it links Mudeford Quay to Highcliffe, which brings walkers and dog owners off season.
  • Avon Beach and Mudeford Quay. Avon Beach adjoins Friars Cliff to the west, and the Quay, with its ferry to Mudeford Sandbank, is a walk along the shore. Guests reach three beaches without moving the car.
  • Highcliffe Castle. The Grade I listed castle is a walk east through Steamer Point and hosts weddings and events through the year. Guests attending them book nearby houses for one or two nights.
