Poole Old Town and Quay is the waterfront heart of Poole: pubs and restaurants along a working quay, boats to Brownsea Island from the pontoons, the ferry port across the harbour, Poole Museum and the Grade I listed Town Cellars behind. On Airbnb it is one of the easiest parts of Poole to sell and one of the hardest to run well, because most listings are flats in blocks. The listing: the view, the walk and the title
Quayside listings rise or fall on their photographs. We shoot each property as part of onboarding and choose the order with care:
- the view from the window or balcony, if there is one, in good light;
- the living space and the bedrooms;
- the quay, the boats and the historic streets a short walk away.
The title names Poole Quay or the Old Town, and the description gives honest walking times to the Brownsea boats, Poole Museum, the restaurants, Poole station and the nearest car park. Most Old Town flats have no parking, so we say so up front and point guests to the Quay Visitors multi-storey or to the train. Amenity filters, from lift access to balcony to washing machine, are completed in full.

Rules and costs for an Old Town host
Check the lease first: many quay flats are leasehold, and leases can bar short lets or need consent. BCP Council has charged a 100% council tax premium on furnished second homes since 1 April 2025; a property available to let for 140 nights a year and actually let for 70 is assessed for business rates instead. The Poole Old Town and Quay letting market
The historic core of Poole behind a working quay: medieval and Georgian buildings, converted warehouses and modern quayside apartment blocks. Guests book flats here for the waterfront, the boats to Brownsea Island, the ferry port and Poole Museum. Most of the letting stock is leasehold, so the lease decides what an owner can do.
On Airbnb, Poole Old Town and the quay compete with every other waterfront listing on the south coast, and the photographs decide most bookings. What brings guests to Poole Old Town and Quay
- Poole Quay. Pubs, restaurants and listed buildings such as the 1814 Custom House line the quay, with harbour cruises from its pontoons. Summer evenings add the Tuesday bike nights, which in 2026 ran from April to the end of September.
- Boats to Brownsea Island. Ferries leave the quay for the National Trust's Brownsea Island, where Baden-Powell held the first Scout camp in 1907, along with harbour cruises and trips to Swanage. Families and day-trippers stay within a walk of the boats.
- Poole port and the Channel Islands. Ferries sail from Poole to Jersey (DFDS) and Guernsey (Brittany Ferries). Travellers book a night before an early sailing or after a late return. The Brittany Ferries route to Cherbourg is due to end in October 2026.
- Poole Museum and the historic streets. Poole Museum, the Grade I listed Town Cellars and Scaplen's Court, and the Georgian streets behind the quay draw heritage visitors in spring and autumn as well as summer.
- Poole station and the town centre. Poole station, the Dolphin Shopping Centre and the Lighthouse arts centre are a walk from the quay, so guests arriving by train and working visitors can stay without a car or a parking space.

What makes a Poole Quay Airbnb listing stand out?
The view, shown properly. If the flat looks over the harbour, the first photographs should show it from the sofa and the balcony, in good light. If it does not, lead with the interior and then the walk: the quay, the boats for Brownsea Island and Poole Museum minutes away. The title names Poole Quay, because that is what guests type and what they picture.
How do check-ins work in a quayside block?
With very clear instructions. Guests arriving at a block need the entrance, the door code or key safe, the lift, the flat number, parking if there is any, and where the bins go, in that order. We send them before arrival with photographs, and guest support is on hand 24 hours a day for late arrivals and lock-outs, which matters when ferries dock late.
Will my building allow an Airbnb?
Check the lease before anything else. Many quayside blocks are leasehold with leases that require private residential use, ban short lets or need the freeholder's consent, and some management companies have their own rules on key safes and visitors. Tell your insurer and lender too. We are happy to look at what the lease says with you, but legal advice is the safe route.
Are ferry passengers worth targeting on Airbnb?
For one or two nights, yes. DFDS sails from Poole to Jersey and Brittany Ferries to Guernsey, and passengers on early sailings or late returns want a bed near the port. Brittany Ferries' Poole to Cherbourg route is due to end in October 2026, so French traffic should not be counted on. We price one-night stays to cover the clean.
Can you co-host my existing Old Town listing?

Rules that respect the people who live in the block all year: quiet hours, no parties, a guest limit that matches the beds, no smoking on balconies, and clear instructions for bins and communal areas. The quay itself is lively on summer evenings and bike nights, so we also tell light sleepers which way the bedrooms face before they book.
