Most seaside flats lose their reason to be booked in November. A Westbourne flat keeps most of it, because guests come for the village as much as the beach and the village does not close. The Westbourne flat that suits winter
Villa conversions are handsome but can be cold, especially top floors under the roof and rooms with large sash windows. Before the winter we check the heating, the windows and any signs of damp, and arrange repairs through recommended local contractors that you pay directly. Long-stay guests then look for a desk or a dining table by a window, a washing machine and somewhere to dry clothes, good wifi and a parking space, which is scarce in many converted villas. Pricing a Westbourne winter
Because demand is steadier here, the gap between summer and winter rates is smaller than on the seafront, and we price for that rather than discounting heavily. November and the Christmas Saturdays carry nightly and weekly rates; Christmas week and New Year are a peak with a minimum stay; January to March is sold mainly by the month. Council tax, business rates and the 28-night line
BCP Council has charged a 100% council tax premium on furnished second homes since April 2025. A flat available to let for 140 nights and let for 70 can be rated as a business, but lets of more than 28 nights do not count towards the 70, so a winter made only of monthly stays does not help that test. We plan the year around it and use the right agreement for each stay. Leases come first: many BH4 blocks and villa conversions restrict letting, so check yours. The Westbourne letting market
An upmarket village quarter between Bournemouth and Poole. Victorian villas converted to flats and mansion-style apartment blocks let to couples, older guests and long-stay visitors who want shops and restaurants on foot. It is the least seasonal of the Bournemouth neighbourhoods: the high street trades in February much as it does in August.
Westbourne has the gentlest winter of any Bournemouth neighbourhood. The arcade, the delis and the restaurants on Poole Road and Seamoor Road are used by residents all year, so a guest arriving in January finds the village as it is in June, minus the beach crowd.
That makes it the natural choice for stays measured in weeks: people relocating to jobs in either Bournemouth or Poole, retired couples spending a month or two by the sea, families renovating in the large houses of BH4, and relatives visiting across the conurbation. In December the Christmas Saturdays on the high street add short stays.
What limits a Westbourne flat in winter is usually the building, not the demand: a cold top-floor flat in a Victorian villa, no parking space, or a front bedroom on Poole Road. Those decide the price more than the season does.
What brings guests to Westbourne
- Westbourne Arcade and the high street. A Grade II listed Victorian arcade of the 1880s, with independent shops, delis, restaurants and a small cinema around Poole Road and Seamoor Road. Guests choose Westbourne for the village itself, so bookings hold up through winter.
- Alum Chine and the western beaches. The wooded chine runs downhill from the village to a quieter, family-friendly beach, well under half an hour on foot. Summer families book here for calmer sand than the pier, with the shops a walk back up the hill.
- Between two towns. Westbourne is on the main bus corridor between Bournemouth and Poole, with Branksome station within walking distance to the west. The position suits guests working in either town and those visiting family across the conurbation.
- Built for long stays. A working high street with delis, pharmacies and launderettes, on quiet residential roads, makes the area a common choice for stays of a month or more: relocations, home renovations and winter lets.

Is Westbourne a good place for a winter let?
One of the best in Bournemouth. The village shops, cafés and restaurants trade through the winter, Branksome station and the Poole Road buses give access to both towns, and the streets are quiet. Guests on stays of a month or more value those things more than a sea view. A two-bedroom flat with heating that works, a parking space and a bedroom away from the main road is the property that does best.
Who books Westbourne flats in January and February?
People with a reason to be here for weeks. Staff relocating to jobs in Bournemouth or Poole, including at the hospitals, who want to be between the two while they choose where to buy; retired couples escaping a colder part of the country; owners renovating houses nearby; and families visiting relatives. They book further ahead than event guests and tend to stay a month or longer.
Does Christmas in Westbourne bring bookings?
It brings short stays on December weekends. The high street holds Christmas events on Saturdays through December and late-night shopping on Thursdays, organised by local traders, and families visiting relatives over Christmas like a flat in the village. We price Christmas week and New Year as a peak with a minimum stay and keep the rest of December flexible, so a relocating guest can still start a monthly stay in the middle of the month.
My Westbourne flat is on Poole Road. Will winter guests mind?
Some will, so we say so before they book. A front bedroom on the main route between Bournemouth and Poole hears traffic, which matters more to someone sleeping there for six weeks than for two nights. We describe which rooms face the road, make the quieter room the main bedroom where possible and price to match. Disclosed noise rarely costs a review; hidden noise usually does.

To qualify, it must be available to let for 140 nights and actually let for 70 in the year, and only lets of 28 nights or less count towards the 70.
