Which Mudeford homes work in winter

The cottages and low-rise houses around the Quay and behind Avon Beach are holiday stock first. In winter they compete on comfort.

  • Close to the Quay. Guests walk to the pub, the fish stall and the lifeboat station, and along the harbour shore. Good for weekends and for couples on a week's break, if the heating is up to it.
  • Behind Avon Beach. Bungalows and houses with gardens and drives. These suit a family staying a fortnight near a relative, or a contractor who needs to park a van.
  • Towards Stanpit. Homes nearer the marsh, which appeal to birdwatchers who are out at first light.

Wood burners, a boot room or a porch for wet coats, a proper desk and a fast connection are worth more in a Mudeford listing in December than the beach hut key is.

The village after October

Half term at the end of October is the last busy week. Through November the Quay is quiet and the ferry runs only on fair-weather weekends. Christmas and New Year bring family gatherings of a few nights. January and February are the emptiest weeks of the year for short breaks, and that is the stretch where a weekly or monthly booking does most for the owner. By March the walkers are back for spring weekends.

We fill the winter in layers: short stays at Christmas and New Year, weekends for walkers and birdwatchers, and longer stays in the gaps. Weekly and monthly rates are set below the nightly rate because the guest saves you changeovers.

The summer calendar is never the price of a winter booking. Each long stay ends on a date agreed before the guest arrives, usually ahead of Easter when the ferry season begins in earnest.

Rules that shape a Mudeford winter

Mudeford is in BCP Council. Furnished second homes there pay a 100% council tax premium unless the property qualifies for business rates by being available for 140 nights and let for 70 in the year, and stays of more than 28 nights do not count towards the 70. The local market

The Mudeford letting market

A harbour-mouth village east of Christchurch. Former fishermen's cottages by the Quay and low-rise houses and bungalows behind Avon Beach let to families, sailors and couples as whole homes. The market is strongly seasonal: weekly family lets in the school holidays, short breaks in spring and autumn, and a quiet winter.

Mudeford is a summer village. Once the Sandbank ferry drops to winter weekends, and only when the weather allows, the families who fill Avon Beach in August are gone, and a cottage by the Quay that was booked solid can face weeks with nothing in the diary.

What remains is a smaller, steadier set of guests. Walkers come for the harbour shore and Hengistbury Head across the water. Birdwatchers come for the wildfowl on Christchurch Harbour and Stanpit Marsh next door. Sons and daughters of the many older people living around Christchurch come to stay near a parent, and contractors working at Bournemouth Airport want a house with a drive for a few weeks.

Those guests pay less per night than a summer family, but they stay longer and leave less sand. The question for a Mudeford owner is how much of the winter to give to long stays and how much to keep for short breaks, which matters for the business rates test.

What brings guests to Mudeford

  • Mudeford Quay. A working fishing quay at the harbour entrance, with a pub, a fish stall, crabbing from the quay wall and an RNLI lifeboat station. It is the focus of family days out, and walking distance to the Quay is what guests ask for.
  • Ferry to Mudeford Sandbank. A small ferry crosses from the Quay to the sandbank at Hengistbury Head, a car-free beach known for some of the most expensive beach huts in Britain. Sailings depend on season and tide.
  • Avon Beach. A sandy beach running east from the Quay for about three-quarters of a mile, with parking, food and gently shelving water. It draws families with young children from Easter to September.
  • Christchurch Harbour. The sheltered harbour behind the Quay is used for dinghy sailing, paddleboarding and kayaking, and Stanpit Marsh nature reserve lines its northern shore. Watersports guests and birdwatchers carry bookings into the shoulder months.

Does anyone book a Mudeford holiday home in February?

Fewer people than in summer, but they do. February is a good month for wildfowl on the harbour, so birdwatchers and walkers take weekends, and the half term brings a few families. The steadier bookings are longer: contractors on airport projects and relatives staying near a parent in Christchurch. We open the calendar to weekly and monthly stays so the month is not left to chance.

Is the ferry to the Sandbank running in winter?

Only at weekends and in school holidays when the weather allows, according to the operator's published season, which runs fully from Easter to late October. Winter listings therefore sell the Quay itself, the harbour walk and the view to Hengistbury Head, not a day on the Sandbank. We recheck the ferry pattern each year so guests are told what to expect.

What does a winter guest need from a Mudeford cottage?

Heat that comes on quickly and holds, because many older cottages near the Quay lose warmth fast when the wind comes off the harbour. Then a reliable broadband connection for anyone working, a washing machine and a dryer for wet walking gear, and parking that does not depend on the Quay car park. We check these at the set-up visit and say plainly in the listing what the house has.

How do you price a month in Mudeford?

Below the summer weekly rate per night, because one changeover a month costs far less than four, but not so low that a strong half term or New Year is given away. We quote weekly and monthly rates for November to March, keep Christmas and New Year priced on their own, and review the price daily as enquiries come in. Ask us for a projection for your house.
