Penn Hill lies between Parkstone and Canford Cliffs: a residential ward of family houses on wide roads, with a small village of cafes, restaurants and shops at its centre and the beaches of Branksome Chine, Canford Cliffs and Sandbanks below it. For an owner it is the place to let a large house near the sea without a beach-front price. What lets well in Penn Hill

Penn Hill is in the BH14 postcode district and BCP's Penn Hill ward, bordering Parkstone, Lilliput, Canford Cliffs, Branksome Park and Sandbanks. Most of the housing is detached family homes, character and modern, with gardens and off-road parking.

Is Penn Hill close enough to the beach for a family holiday let?

Yes. From the lower end of Penn Hill Avenue, Branksome Chine's wooded walk reaches the beach in about half a mile, and Canford Cliffs and Sandbanks are a short drive. Families get a large house with a garden and parking, with the sand within reach, which is a combination the beach-front streets rarely offer at a similar price. We describe the walk honestly, including the hill on the way back.

What size of Penn Hill house lets best?

Houses that sleep a group comfortably: four or more bedrooms, enough bathrooms, a table that seats everyone, a garden and parking for two or more cars. Those are the bookings that other stock in Poole cannot take. Smaller houses still let well in the school holidays, but they compete with many more properties. We assess yours before suggesting a price.

Should a large Penn Hill house take short breaks or only full weeks?

Mostly full weeks in the school summer holiday, with a Friday or Saturday changeover, because a large house is costly to clean and families plan a week. Outside the peak, three and four night breaks for gatherings and celebrations can fill gaps, with a minimum stay set to cover the clean. How do you stop a large house being booked for parties?

By clear rules and careful screening. The listing states the guest limit, bans parties and events, sets quiet hours and asks for the purpose of the stay. Guests are screened through each platform's own tools, and large group enquiries are checked before they are accepted. Can my family still use our Penn Hill house?
