Sandbanks earns most of its year between May and September, and anyone offering winter let management in Sandbanks should say so first. The question for an owner is what the house does in the other months. What a Sandbanks winter looks like

From November the lifeguards have gone, the kitesurf schools on the harbour side are quieter and the car parks are empty. In most years the chain ferry is also out for a fortnight in November for its refit. Christmas and New Year are the exception: whole-house bookings for family gatherings and celebrations, at prices that reflect the address.

January to March is the real test. Weekend breaks thin out, and a house that waits for them can sit empty for weeks. The better answer is a stay of a month or more.

Who takes a long winter stay here

  • Families between homes. Rebuilding and refurbishment are common on this stretch of coast, and a household whose own house is a building site needs somewhere nearby with the same space.
  • Relocations. People moving to Poole or Bournemouth for work, or testing the area before buying, want a furnished house with room for children and a car.
  • Remote workers. A harbour view, fast wifi and an empty beach in February appeal to people who can work anywhere for a month.
  • Insurance and displacement stays. Households out of their homes after a flood or fire, placed by an insurer.

None of these guests is looking for a hotel substitute. They want a home that works in January: underfloor or radiator heating that copes with a large glazed room, a kitchen they can cook in, drying space and parking.

Pricing the quiet months

We price Christmas and New Year as peaks and the rest of winter by the week and by the month. A long stay in a large house is priced on what comparable homes on the peninsula and in Canford Cliffs are taking, with energy covered, and reviewed daily until it is booked.

Protecting the summer

The summer is where a Sandbanks house earns, so it is never put at risk for winter income. Each winter stay ends on an agreed date before Easter, and summer weeks are on sale from the autumn. Getting a large house ready for January

Before the first long winter stay we walk the house with you. Does the heating keep a double-height living room warm in an easterly wind? Is there a drying room or a tumble dryer for wet beach coats and dog towels? Does the wifi reach the top floor? Are the outdoor showers and hot tub drained or kept running? Small answers to those questions decide whether a month-long guest leaves a five-star review.

Council tax, rates and agreements

Sandbanks homes fall under BCP Council, which doubles council tax on furnished second homes, and many sit in the top bands. If the house was offered for at least 140 nights in the last year and let on 70, it can be rated as a business instead. A winter made of long stays changes that arithmetic, because nights booked in stays of 28 nights or more may be treated differently, and a long stay by an individual can raise tenancy questions. The Sandbanks letting market

A narrow peninsula at the mouth of Poole Harbour with some of the highest property values in the UK. Stock is large waterfront houses and luxury apartments, let as whole properties to affluent families and groups. Demand is sharply seasonal: it peaks in the school summer holidays, with sunny weekends either side.

Winter on the Sandbanks peninsula is quiet, and an honest plan starts there. The beach empties, the watersports schools slow down, and the chain ferry to Studland usually goes away for a refit in November every other year. Nightly short-break demand in January and February is thin.

What remains is a smaller market that suits large, well-finished houses: families gathering for Christmas and New Year, households whose own home nearby is being rebuilt or repaired, people relocating to the area who want to try the coast before they buy, and remote workers who want a harbour view for a month. These guests book fewer nights in total but stay longer and pay for space, warmth and finish.

The aim in winter is not to chase every weekend. It is to land a small number of good long stays that cover the costs of the quiet months and leave the summer untouched.

What brings guests to Sandbanks

  • Sandbanks Beach. A sandy beach that has held a Blue Flag every year of the award (its 39th in 2026), with RNLI lifeguards in season, open sea on one side of the spit and shallow harbour water on the other. Families with young children book full weeks here in the school holidays.
  • Windsurfing and kitesurfing. Flat, shallow harbour water and a reliable breeze make the peninsula one of the south coast's established windsurfing and kitesurfing spots, with lessons and hire in season. It carries demand into the windier shoulder months.
  • Chain ferry to Studland. The Sandbanks Ferry crosses the harbour mouth to Shell Bay, putting Studland's National Trust beaches, Old Harry Rocks and Swanage a few minutes away. Guests treat a Sandbanks stay as a base for Purbeck as well as for the beach.
  • A nationally known address. Sandbanks is known across the country for waterfront homes with private moorings. Part of the demand is for the place itself: milestone birthdays, family gatherings and guests who want a harbour view.
  • Purbeck Breezer 50 bus. The open-top route from Bournemouth runs through Sandbanks and on to Swanage by the ferry. It helps car-free guests, and it matters in summer, when the peninsula's car parks fill by late morning.

Is it worth letting a Sandbanks house in winter at all?

Usually, if you accept that it is a different market. A big house can take Christmas and New Year at strong prices, then one or two long stays from January to March. It will not take a booking every weekend. Against that, a heated, occupied and inspected house fares better through a salt-air winter than one shut up for four months. Who rents a Sandbanks house for a month in winter?

Typically people with a reason to be on this stretch of coast for a while: families whose own Poole or Bournemouth home is being renovated or rebuilt, households relocating for work, people waiting to complete on a purchase nearby, and remote workers who want a quiet winter by the water. Insurance displacement stays also come up. They want a whole house with parking, good heating and fast wifi, and they book through Flexiestays as well as the large sites.

Can guests bring dogs to Sandbanks beach in winter?

Yes, and it is a selling point worth using. BCP Council closes Sandbanks main beach to dogs from 1 May to 30 September, so outside those dates dog owners can walk the main beach, and an area towards Haven Point is open to dogs all year. If you accept dogs, a winter listing can say so plainly. Accepting pets is your decision, and the cleaning company may charge more.

What happens to my winter guests when the chain ferry is off?

They take the long way round to Studland and Swanage, through Wareham. The Sandbanks Ferry is normally out of service for about a fortnight in November every other year for its refit. We put the dates in the arrival messages when they are announced, so a guest planning Purbeck walks is not caught out. It matters little to someone staying a month for work or family reasons.

Do long winter stays affect council tax on a Sandbanks house?

They can. BCP Council charges a 100% council tax premium on furnished second homes, and on a high band property that is a large bill. A property available to let for 140 nights and actually let for 70 in a year may be assessed for business rates instead. Stays of 28 nights or more can count differently towards that test, so confirm the position with the council and your accountant before relying on it.

Will a winter tenant still be there when summer bookings start?

No. Every winter stay has a fixed end date agreed before the booking is confirmed, and we set it well before Easter. The school summer holidays carry the Sandbanks year, so those weeks stay on sale from the autumn and are never traded for a longer winter stay. Where an individual would make the house their main home, we take care over the agreement.
